I'm obsessed with the Zips coverage. Walk past it constantly. Can't decide if I'd like a diner there...???

Thanks for the comment...I'm obsessed myself (as you can likely tell!)... I'm not sure what I'd want in this space...I know what I don't want...(hookah bar, anyplace that attracts more idiots to the neighborhood, etc.)
