Questions about a partial vacate order on 3rd Street



The city has posted partial vacate orders at 61 E. Third St., a 6-floor residential building between First Avenue and Second Avenue (thanks to Marjorie Ingall for the photos!) ...



According to the complaint on file in the DOB's ALL-CAP STYLE: "TWO STORAGE ROOMS AT CELLAR ARE ILLEGALLY ARRANGED AND OCCUPIED AS SLEEPING QUARTERS... NO SECONDARY MEANS OF EGRESS OR NATURAL LIGHT/VENTILATION PROVIDED."

The vacate order has also temporarily closed the ground-floor retail tenant — Pinky's Village Spa. Not sure why they need to close for an issue with residential occupancy in the building's basement.

Public records list Icon Realty as the building's landlord.

Standard operating procedure for Icon. No surprise at all. Hope the Attorney General's office is on this one since Icon had to pay that $k fine to them and have a monitor that tenants can go to.

ICON is the worst. I'm a tenant in a building they purchased a few years back and it's been nothing but nonstop, purposely slow renovations (6 months-plus to renovate a studio??). All "market rate" tenants have been forced out and this is a form of harassment on the stabilized people.

I am also an Icon tenant and can tell you NOTHING has changed since they signed that agreement with the AG. The harassment is just more covert.

"No secondary means of egress or natural light" sounds like a good home for Icons owners after the Hell they have put rent regulated tenant through.
