For the most part, this is effectively a brand new building, so maintenance is minimal - maybe $10k-$20k. A good chunk of property taxes is probably covered by the commercial tenant, so that's probably a little north of $100-$120k. Throw in insurance ($20k), common utilities ($10k), water & sewer ($20) and management fees ($85k) - round up and I'd estimate it comes out to about $300k a year to run.<br /><br />Yes, this is a lot of cash to tie up, but you have to put it somewhere. As much as anyone wants to talk about a real estate bubble, etc, the writing is on the wall - there's a lot of money to be made in the East Village. If buyer paid all cash, he's tied up a LOT of $$, so there's an opportunity cost.<br /><br />If buyer took mortgage, then he has mortgage payments to make on top of all other expenses.
