Bet the rent is sky high. The previous tenant of many years, Alex Shoe Repair, was forced out by Icon Realty when they bought the building. (Tell them to get rid of the extreme stadium lighting. It is so glaringly bright in there it is painful. No atmosphere too, you could be in a mall in Peoria for all the charm of the place.
