A look at the all-new 101 E. 10th St.

A new for-lease sign went up yesterday at 101 E. 10th St., the now-taller residential building on the northeast corner of Third Avenue.

The newish building has been undergoing a four-story addition exterior renovation in recent years... it was only recently unveiled from behind the sidewalk bridge and construction netting...



The helpful arrows highlight the new portion of the building...



The new units are on the market for starting at $4,500 (one bedroom) to $10,000 for the two-bedroom penthouse with private terrace, per the listings.

A little recent history of the corner... the building was converted into luxury rentals in 2015 ...

SVA used the sixth-floor building as a dorm until the spring of 2014.

Prior to construction of the dorm, the address housed Bendiner & Schlesinger blood labs, which was demolished in 2005.

Former dorm being pitched as Luxury Renting 101



The conversion of the former SVA dorm — including a few new floors — on Third Avenue and East 10th Street continues.

Meanwhile, the rental process is now underway. The broker bunting is up on the plywood announcing this as Luxury Renting 101 (as in 101 E. 10th St.).

Hmmmm.

SVA discontinued dorm use here after the spring 2014 term. From the look of things, the building is being replaced by more upscale dorm rooms — with 6-month leases to boot.

1st sign of 2 new floors to come on 3rd Avenue and 10th Street



The conversion from SVA dorm to upscale rentals continues at the northeast corner of Third Avenue and 10th Street.

The beams have arrived for the two new floors in the works.



Cutting and pasting from The Real Deal last November ... "Slate – a Midtown-based development firm – and RWN Real Estate Partners want to reposition the building as a high-end rental property. The group was apparently able to obtain the 8,000 square feet in unused air rights to add the new floors above the existing structure."

The building will house 41 units with an "outdoor tenant recreation area" on the second floor, per DOB documents.

SVA students moved out after the spring 2014 term .. with the students now using a newish residence on East 24th Street at First Avenue.

Conversion of former dorm to rentals with 2 new floors underway on 3rd Avenue



Workers arrived yesterday to begin erecting the scaffolding and sidewalk bridge around the former SVA dorm on the northeast corner of Third Avenue and 10th Street.

There are now partially approved plans on file with city to convert the building to rentals (luxury) and add two floors.

As The Real Deal reported last November, Slate – a Midtown-based development firm – and RWN Real Estate Partners want to reposition the building as a high-end rental property. The group was apparently able to obtain the 8,000 square feet in unused air rights to add the new floors above the existing structure.

From the looks of the various permits on file, the building will house 41 units with an "outdoor tenant recreation area" on the second floor.

SVA students moved out after the spring 2014 term .. with the students now using a newish residence on East 24th Street at First Avenue.

High-end rentals and additional floors coming to the former SVA dorm on 3rd Avenue

The former SVA dorm on East 10th Street at Third Avenue will be converted into – who woulda thought? — luxury rentals.

The Real Deal has more on the developments here:

Slate – a Midtown-based development firm headed by Martin Nussbaum and David Schwartz – and RWN Real Estate Partners want to reposition the building as a high-end rental property. They plan to take advantage of more than 8,000 square feet in unused air rights to add additional floors above the existing structure.

Aufgang Architects was hired to handle design, a representative for Slate told TRD. The new owners intend to determine the number of additional floors – and units – after the design is finalized, the rep said.

Third Avenue between East 10th Street and East 12th Street is shaping up to be a high-end rental row alongside the NYU dorms. The Nathaniel on the southwest corner of 12th Street has rentals going as high as $11,500. And at Eleventh and Third, rentals reach $10,000.

East Village now down a dorm



Renovations continue at 101 E. 10th St., the former SVA dorm at the corner of Third Avenue.

The 5-story building that houses a TD bank hit the market back in the spring. However, it appears that real-estate investment firm Atkins & Breskin still retains the property.

Regardless, the job site has a partial approval from the DOB, which notes a "gut rehabilitation of existing apartment building and change in the number of dwelling units. Obtain amended [Certificate of Occupancy]." So we're looking at a conversion to residential.

The Real Deal originally reported in March that "an additional 7,802 square feet of as-of-right air rights" existed for the building. There's nothing yet on file with the DOB to note any extra floors.

SVA students reportedly left the dorm after the spring term. A school official told The Villager that the school would use a new residence on East 24th Street at First Avenue.
