This 12th Street penthouse includes a home gym, screening room and 1,600sf guest apartment

The two-story penthouse unit at 130 E. 12th St. between Third Avenue and Fourth Avenue has arrived on the market.

Here's the listing via Compass:

East Village penthouse spanning 6400sf interior and an additional 725sf of terraces combines the building top floor (7AB) with its two terraces and 24ft ceiling/skylight with the 1500sf guest loft on 6A.

The living areas on 7AB are dramatic with custom paneling, chef kitchen, separate dining and breakfast areas with the master suite and terraces on a higher mezzanine level. The main level on 7 includes a screening room. The penthouse provides guests with privacy on the sixth floor, and a large gym on the main floor. A staff suite opens into the living room. 6A covers nearly 1600sf and 7AB nearly 4700sf.

Asking price: $12.5 million. (But think of all the money you'll save on gym fees!)

And a look around ...

For someone looking for something more modest, the 1,500 square-foot "guest apartment" below the penthouse is being offered as a stand-alone home for $2.65 million.

  1. You could probably grow some grapes in that outdoor space - so right there -
    that is something.
Lots of stairs, definitely needs an elevator or escalator.

  5. Non-starter. Anyone who'd shell out that much for the place needs a mental-health evaluation, IMO.

  6. Ooh, "only" $12.5 million PLUS over $11,000 in monthlies! Just look under the sofa cushions!

And how entitled is the buyer of this place going to be, in terms of having loud parties & not giving a shit if the neighbors are bothered?

PS: I especially like the part that says "pets allowed"! For that kind of money, I'd keep my pet giraffe in the living room if I wanted to.

  8. Ah, broker-babble: The listing for Apt. 6A shows a living room, dining room, kitchen, den AND "office"... NONE of those has ANY windows. Thus, not legally "habitable" rooms according to NYC regs.

I can't imagine living in a place where the only windows are in the bedrooms & bathroom. I guess it would keep your guests to a minimum.

  9. @3:44 only windows in the bedrooms are required for legally habitable status. The windows have to be a certain size in relation to the room sq footage. Just look at all the Cromin and Icon building renovations with windowless living rooms, the best example is the new Icon building on 2nd between 9th and 10th..,not a single apt has a window in the living room! Sad but true.
