The all-new 149 Avenue B emerges

149 Avenue B — sandwiched between the Christodora House and the Charlie Parker Residence — has been under renovation in recent years... and the new-look residential building emerged from behind the construction netting and plywood late last week...

First, what the five-story building was: The longtime home of the New York Gospel Mission. The property hit the market for $5.5 million in October 2012.

According to its website, New York Gospel Mission was founded in 1895 by Dr. Bernard Angel. He died in 1929, and his daughter Ruth became the director. In 1944 the mission purchased No. 149 and named it Angel Memorial House after the founders.

As for what's next ... as you can see, the building has been transformed, including a "rear horizontal enlargement," into a 4-unit residence, including a top-floor duplex. Jeffrey Cole Architect is the architect of record. The developer is Florida-based Tompkins Square Holdings LLC, who bought No. 149 for $4.65 million in December 2012, according to public records.

No word just yet on pricing or luxury amenities at the moment.

  1. "Florida-based Tompkins Square Holdings LLC" - and that right there is why NYC real estate is such a shell game for every conman and huckster out there. Too bad we can't go back to the days when human beings bought property under their own names.

  2. Nasty, what happened?

  3. Is there some kind of "How to Make Ugly Buildings" handbook that developers are following these days?

  4. It looks like a prison. Historic landmark buildings on either side -- Charlie Parker House to the north and Christodora House to the south and no attempt to make it look half-way decent with those buildings. Don't mind that it's modern, but mind that it's so so so ugly.

  5. are there any architects or designers involved in all of these new buildings?!? looks like random construction crews just erect walls and cut in windows and the rest just cheaply installed dry wall and some ikea kitchen and bath fixtures and BOOM! ...a 3million one bedroom

  6. God, that’s ugly. I wouldn’t live there if they paid me. I’ll stick with my 1875 brownstone with the 12-foot silver tin ceilings, the marble fireplace and the blessed, heavenly rent control. Sure, it’s small and the landlord is a pill, but life’s a tradeoff.
