Schools, Hospital capacity, traffic, and public safety. Parking, and air quality for all demographics that will be impacted. NYC might have to understand why Land Use and Zoning is extremely important. Small business has to be protected too. Moving as a turtle, is better than running like a rabbit sometimes. This is simple supply & demand. Anti-developer sentiment makes for an easy scapegoat, but actually impedes the growth in housing supply. By contrast, upzoning in SoHo and NoHo––two of the wealthiest neighborhoods in the country––would put that process into reverse, helping to put downward pressure on rents and displacement in the East Village, Chinatown, and Lower East Side more broadly.
