Community meeting tonight to address construction noise at Extell's East 14th Street development sites



The seemingly endless demolition followed by the pile-driving and excavation work on East 14th Street between Avenue A and Avenue B isn't making many neighbors happy…

Some residents are getting together this evening to discuss the situation… flyers have been posted around the site …

Not sure who will be in attendance this evening at 6:30 at the Dias y Flores Garden on East 13th Street between Avenue A and Avenue B. The flyers say that local elected officials and DOB reps have been invited.

To recap, Extell Development is putting up two 7-floor retail-residential buildings along East 14th Street … 500 E. 14th St. at Avenue A will have 106 residential units … while, further to the east, 524 E. 14th St. will house 44 residential units.

According to the DOB signage on the plywood, January 2017 is the anticipation completion date…

Action in the pits and new renderings along East 14th Street

There is lots of drilling and digging going on at the dual construction sites of 524 E. 14th St. and 500 E. 14th St., where the incoming residential-retail developments will feature 150 apartments and more than 56,000-square-feet of retail between Avenue A and Avenue B.

The renderings are pretty close to the images that have been associated with Extell's development since October 2013

According to signage at the scene, Janauary 2017 is the anticipated completion date.

About the 56,610 square feet of new retail coming to East 14th Street

We've been talking about the activity underway in the lot at 500 E. 14th St, where Extell Development is putting in a 7-story retail-residential complex.

And as you probably know, there's another retail-residential building going in a building away at No. 524 between Avenue A and Avenue B.

In total, we're talking about a total of 56,610 square feet of retail between the two new buildings. (No. 500 will have 24,473 square feet on the ground floor and 17,806 square feet in the lower level while No. 524 will offer 9,771 square feet on the ground floor and 4,560 square feet in the lower level.)

Yesterday, Real Estate Weekly had a few more details on the developments here.

Per RKF Managing Director Brandon Eisenman:

“Spaces of this size are rarely available in this market, and it’s a great opportunity for a supermarket, a big-box concept, quick-service restaurant, specialty retailer or other service provider to establish a presence on the bustling East 14th corridor, which is widely known for its variety of shopping, restaurants, services and nightlife. We expect to see a lot of interest for these opportunities …"

Apparently at least one major grocer has explored a store here. Last July, a reader left this comment on a post about East 14th Street:

I live directly behind demolition on 13th street. The other day I was approached by a pollster for fairway market asking me a bevy of questions about my thoughts on a new fairway on the corner of 14th and Ave A.

We heard about the Fairway pollsters from one other reader. We never did hear back from anyone in Fairway's media office last summer.

The retail space is expected to be delivered in the fourth quarter of 2016., according to Real Estate Weekly.

Extell Lake



Permits for the two, 7-floor retail-residential buildings from Extell Development along East 14th Street are still pending.

According to DOB records, the city disapproved the plans for the building at 500 E. 14th St. (at Avenue A) back on Nov. 18. (The city disapproved the plans for 524 E. 14th St. on Sept. 18.)

Meanwhile, a nearby resident points out that the empty lot at No. 500 filled up with water (again) after last Tuesday's rain … (the reader wondered if there is something going on with the area's water table … )

Also, on Friday, new rat baiting signs went up along the plywood…



Maybe workers plan on drowning the rats?
