Here's what Ben Shaoul's 98-100 Avenue A will likely look like now

Now that we know Ben Shaoul's new condo building will be two floors taller at 98-100 Avenue A... what will the final product look like here between East Sixth Street and East Seventh Street?

The current rendering on the plywood looks like...



But here's the actual rendering (H/T NY Yimby!) via Issac & Stern Architects...





According to Isaac & Stern, the mixed-use building is approximately 30,000 square feet with and 44 residences. In announcing sales of the condos last month, The Real Deal noted that there would be 33 residences. Per broker Ryan Serhant, prices will range from the high $1,000s per square foot to north of $2,000 per square foot.

As previously reported, Blink Fitness will be the commercial tenant.

Trying to figure out what is going on at 98-100 Avenue A



Ben Shaoul's new building going up at 98-100 Avenue A between East Sixth Street and East Seventh Street continues to intrigue and confuse local zoning enthusiasts.

We've gone through the various DOB permits and have come away generally confused.

EVG reader something structural shares our curiosity and confusion... so we took another step-by-step look here to see if we can figure out what is going on, mainly how many stories will this thing end up?

1. A new building permit was filed for and issued for a total floor area of 27,693 sf and a total FAR of 3.41. The description is "APPLICATION BEING FILED TO CONSTRUCT A NEW 6 STORY BUILDING." That suggests a pretty standard filing in R7A. Maximum FAR of 3.45 inclusive of commercial. OK!

2. A complaint was filed "NB UNDER CONSTRUCTION EXCEDS THE BULK AND HEIGHT OF THE PROPOSED 6 STY BLDG" on 9/28/15. A cursory look at the accepted ZD-1 confirms it looks nothing like what's out there. With us so far, right?

3. DOB (BEST Squad High Rise unit) stopped by 9/30/15 and issued a partial Stop Work Order. There's no indication if this was for zoning, or one of the other 8-10 violations they received for safety, protection of adjacent properties, etc.

4. Two weeks later, on 10/14/15 their Architect of Record filed a new PAA. The documents haven't been scanned yet, but:
- The PW1 now says "APPLICATION BEING FILED TO CONSTRUCT A NEW 8-STORY BUILDING."
- The residential floor area went to 30,399 sf with an additional 6,775 sf for commercial. Total FAR is 6.60, up from 3.41.
- The comments on the filing? "FILING PAA HEREWITH TO AMEND PW1: FLOOR RANGE, JOB DESCRIPTION, ZONING CHARACT ERISTICS, BUILDING CHARACTERISTICS, SCHEDULE A AND REVISE PLANS." AKA: filing for a different building. And the city approved this amended plan exam just yesterday, per DOB records.

Meanwhile, the structure was topped out before they even filed the amendment. So there you go. Plenty for zoning enthusiasts to mull over.

The new building's Schedule A shows 38 units ... and retail stores on the ground floor. Last month, it was announced that the building will house 33 condos, ranging in price from $1.3 million to $2.3 million. In addition, as previously noted, the retail space will house a 12,000-square foot Blink Fitness center.

Blink, and there will soon be a gym at 98-100 Avenue A

The gym rumor for 98-100 Avenue A is true: Blink Fitness is opening a 12,000-square-foot facility here between East Sixth Street and East Seventh Street later next year, DNAinfo first reported last week.

Here's part of Blink's news release (H/T BoweryBoogie) about what will be their 11th Manhattan location:

Blink saw an opportunity to provide the area with an affordable, premium-quality fitness option for local residents. At 12,000 sq. ft., guests can expect to find top-of-the-line cardio and strength equipment and full service locker rooms, along with a crew of knowledgeable and friendly staff and personal trainers.

The club’s primary goal is to create a unique member experience through its Feel Good Experience™. This includes respectful and friendly staff, a bright and open gym using colors that are scientifically proven to enhance mood, an everybody cleans philosophy that ensures a spotless facility, and music to motivate members! Memberships in NYC are only $25 per month.

Blink, the no-frills sibling in the Equinox family, opened its first location around here in 2012 on the second floor of the former Tower Records. (The Blink entrance is on East Fourth Street between Broadway and Lafayette.)

Equinox already reportedly inked a deal to lease two floors of 98-100 landlord Ben Shaoul's incoming development on East Houston and Orchard.

As for 98-100 Avenue A, the crew seems to be working double time of late. The condo residences (33 in total) are up to the seventh floor. There are DOB permits showing a 6-floor and 8-floor building while the rendering shows seven floors.



So maybe it will end up at 9 floors.

Condos at Ben Shaoul's 98-100 Avenue A will start at $1.3 million; high-end gym eyed for retail space

Turns out that Ben Shaoul's incoming residential building on Avenue A will house condos and not rentals as previously thought.

According to The Real Deal, one-bedroom units will start at just under $1.3 million while penthouses will go for $2.3 million. Per broker Ryan Serhant, prices will range from the high $1,000s per square foot to north of $2,000 per square foot.

Amenities for the 33-unit (we originally heard 29 units) building will include a — ding! ding! — roof deck as well as some private outdoor spaces for several of the residences here between East Seventh Street and East Sixth Street.

Meanwhile, The Real Deal also hears that the ground-floor retail space will house a high-end gym. Equinox already reportedly inked a deal to lease two floors of Shaoul's incoming development on East Houston and Orchard. So maybe look for a high-end gym other than Equinox for the space that last housed East Village Farms. (And this might just finally dash those hopes for a Trader Joe's.)

The residences here are expected to be ready by the late spring or early summer of 2074 2016.

Life next to 98-100 Avenue A



After our post yesterday about the progress at Ben Shaoul's new building at 98-100 Avenue A, a reader who lives overlooking the site between East Sixth Street and East Seventh Street shared some photos from this angle...



The reader, who often works from home, says that the years-long demolition and subsequent construction "has been hell."

Cracks in my walls, ceiling, etc., and the lovely noise from 7 a.m. - 6 p.m. Monday - Saturday. I only have one window to see out of for the air conditioner as I put 3-inch foam in the others.

Ben Shaoul's 98-100 Avenue A emerging from the dewatering hole



By late afternoon yesterday, Ben Shaoul's incoming retail-residential building between East Seventh Street and East Sixth Street made its first appearance above the plywood, as these photos by EVG contributor Steven show…





Last time we checked in on the address here on Avenue A, a report of smoke from the construction pit prompted a visit by the FDNY. Earlier in the summer a sign appeared on the plywood noting that — "We are currently performing dewatering on this construction site. This is condensation (water vapor) coming up through the pipes."

Not sure where workers are with the dewatering. We didn't notice any smoke water vapor when we walked by yesterday.

Anyway, you know the rest… the building will one day look something like this…

Continued dewatering at Ben Shaoul's 98-100 Avenue A prompts visit by the FDNY



The ongoing dewatering process at Ben Shaoul's incoming retail-residential complex between East Sixth Street and East Seventh Street continues to make people believe there is a fire in the construction pit.

A neighbor of the property at 98-100 Avenue A noted that the FDNY arrived en masse around 7 after a report of smoke at the site.

There was a hand-drawn sign on the plywood (like seen here earlier in the month) …



...but it has been painted over.

There's also a smaller sign that reads:

"We are currently performing dewatering on this construction site. This is condensation (water vapor) coming up through the pipes. There is no fire, no smoke, and no reason for alarm."

Avenue A is for [construction] Action



Work commenced last Wednesday at the former Mary Help of Christians property along Avenue A between East 11th Street and East 12th Street.

As you've likely noticed, Avenue A between East Sixth Street and East 14th Street is becoming an now an active construction zone. Let's tally it up...

98-100 Avenue A between East Sixth Street and East Seventh Street



Work continues on Ben Shaoul's 8-story retail-residential complex ... a project already two years in the making...



438 E. 12th St. (aka 181 Avenue A)



The new plywood and renewed construction activity arrived last week where the Mary Help of Christians church, school and rectory once stood ... where there will be a 6-floor mixed-use building with ground-floor retail and 82 market-rate condos via developer Douglas Steiner.



The rendering on the plywood notes that the project will be completed in August 2017...



500 E. 14th St. at Avenue A



We're two months into the digging and pile-driving here ... the site will yield a 7-floor retail-residential building via Extell Development.

Bonus construction!



Whatever these guys have been doing at East 13th Street in recent months.

Ditto for the wall renovation at the East Side Community School on East 12th Street.

Upcoming!



Avenue A and surrounding side streets should get even more construction at the former Peter Stuyvesant Post Office on East 14th Street. Plans are calling for an 8-story residential building with ground-floor retail here just west of Avenue A. In addition, there are two 6-story condos coming to East 13th Street between Avenue A and First Avenue.

Dewatering 98-100 Avenue A



On Saturday we wrote about the generator and steam (not smoke or fire) coming from behind the plywood along 98-100 Avenue A, Ben Shaoul's retail-residential complex coming between East Sixth Street and East Street.

According to a new sign on the plywood:

"We are currently performing dewatering on this construction site. This is condensation (water vapor) coming up through the pipes. There is no fire, no smoke, and no reason for alarm."

So what's going on behind that plywood? EVG reader John Cline shared these photos of the dewatering process...

After a seemingly long time, the demolition of the former theater-turned-grocery ended last November. No word on when the new building will be finished.

Rest assured, there isn't a fire in the hole at 98-100 Avenue A



Just to put your mind at ease this holiday. Over at 98-100 Avenue A, workers continue [and continue] to put in the foundation for Ben Shaoul's new 6-8-story retail-residential complex between East Sixth Street and East Seventh Street.

Readers have noted a generator running 24/7 since early May, at least. And lately there has been some smoke billowing up over the plywood.

An explanation for this arrived this past week.



Per the sign: "We are currently performing dewatering on this construction site. This is condensation (water vapor) coming up through the pipes. There is no fire, no smoke, and no reason for alarm."

So remain calm, all is well.

And for people who don't like reading the fine print…

Pipe dreams at 98-100 Avenue A



An EVG reader shares the current view into the hole at 98-100 Avenue A where East Village Farms (and a theater) once stood.

All this is for developer Ben Shaoul's 6-floor residential building with 29 apartments and ground-floor retail here between East Sixth Street and East Seventh Street.

One small reward after months and months of agonizing demolition: "I have a lovely view and sunset for a few months at least," the reader said. But. "I'm dreading the day the construction amps up."

New building construction eats up Avenue A sidewalk



Last Tuesday, workers added more plywood/fencing to 98-100 Avenue A … extending the wood to the curb… and putting pedestrians in a makeshift walkway here between East Sixth Street and East Seventh Street…





There are approved permits on file with the city for developer Ben Shaoul's incoming 6-story retail-residential building.

Demolition finally over at 98-100 Avenue A



Meant to note this earlier in the week… after seemingly 20 years, the demolition of the former theater-turned-grocery has ended on Avenue A between East Seventh Street and East Sixth Street … No more pesky building to see!



The smooth lot will some day make way for developer Ben Shaoul's 6-floor residential building with 29 apartments and ground-floor retail here.



… also, someone is keeping score on the side of the building that houses Sidewalk…
