Permits filed to demolish former 2nd Avenue BP station



The orders were put in yesterday to take down the station here on Second Avenue at East First Street. (So enjoy the graffiti while you can! And be mindful as workers remove the asbestos!)

What's next? The Deal Deal reported last month that a new development with 50,000 square feet of condominiums and 7,000 square feet of retail is on the way.

However, permits for a new building are not on file yet with the Department of Buildings.

BP, the neighborhood's second-to-last gas station, closed in early July.

Report: 50,000 square feet of condos coming to the former 2nd Avenue BP station



The BP station on Second Avenue and East First Street closed in early July.

And now The Deal Deal hears what's next: 50,000 square feet of condominiums and 7,000 square feet of retail.

AORE Capital, which purchased the site for $32 million, will take charge of the site’s development. There are no details yet on how tall the building will stand, how many residential units it will include or the prices of those units.

As a comparison of what is in store here ... the newish Jupiter 21 across the Avenue at the site of the former Mars Bar is 57,658 square feet.

Former 2nd Avenue BP station making for a fine tapestry



The BP station on Second Avenue and East First Street closed in early July.

So until whatever new development comes along here (the rumor is boutique hotel), the property is providing a fine canvas for, well, all this...









Anyway, nothing yet on file with the DOB for the address.

Report: The BP property on 2nd Avenue sold for $32 million



As we first noted last week, the BP station on Second Avenue at East First Street closed for good after July 6.

Now comes word via The Real Deal that this chunk of space exchanged hands for $32 million.

To The Real Deal:

The seller of the lot is listed in public records as 24 Second Ave. Corp., whose phone number was disconnected. The buyer took out a $39.5 million mortgage on the property, according to records, and is listed under an LLC. Yan Ouaknine, who appears to be the co-founder of development firm AORE Holdings LLC, is listed as the borrower in the mortgage.

What's next here is anyone's guess. Nothing is on file with the DOB just yet. Workers at the stations were heard talking about some kind of boutique hotel coming here.

The 2nd Avenue BP station has closed



The station here at East First Street closed after business on Sunday. (They managed to stay open a few more days longer than originally announced.)

We went by hoping to snag the iconic bagels sign ... left from the days when Gulf ran things here...


...or at least the ice machine. But alas. All gone. Along with the pumps.



As for what's next on this prime piece of EV real estate, the rumor is a boutique hotel.

And the Mobil station on Avenue C and Houston is the lone gas station now in the East Village — until it closes to make way for a new development next year.

Updated: The 2nd Avenue BP station closes tomorrow



As we previously reported, the BP station on Second Avenue at East First Street is closing … tomorrow is the last day.



MRM Auto Repair, which leased space here, moved to West 38th Street last month.

As for what's next for the BP property here, a tipster tells us that a boutique hotel will eventually rise here. For now, though, this is still in the rumor stages — there aren't any building plans on file with the city at this time.

Meanwhile, the BP station on East Houston and Lafayette will eventually be replaced by luxury something.

The station will now close after the business day on July 6.

BP station on 2nd Avenue closes this month



Late last month we heard a rumor that the BP station and MRM Auto Repair at 24 Second Ave. at East First Street would close in the coming weeks.

This has been confirmed. On Saturday, workers were hauling away equipment for MRM …



… which is relocating to West 38th Street …





A BP employee told us that the gas station and snack shop will close by the end of the month.

As we've pointed out, the East Village will no longer have any gas stations within a year or so. In March, Hakimian Property filed plans to erect a 9-story mixed-use building on the site of the Mobil station on East Houston and Avenue C. (The station was expected to be open until next year.) And nearby, the BP station on East Houston and Lafayette will be home to a new luxury development one day.

As for what's next for the BP property on Second Avenue, the word is a boutique hotel. There aren't any building plans on file with the city at this time.

RUMOR: Gas station going, boutique hotel coming on Second Avenue?



IF the rumors are accurate, then the BP station and MRM Auto Repair at 24 Second Ave. at East First Street will close this summer to eventually make way for something the area doesn't seem to need — a boutique hotel.



Again, this is only a rumor… traced to workers at the station. There's nothing on file yet with the DOB for this address.

Of course, news of BP's closing wouldn't be so shocking, after all.

On Tuesday, WYNC featured a story titled "Say Goodbye to Manhattan's Gas Stations."

Per the article:

In 2004, the borough had more than 60 places to fill up, but now there are just 39. Fuel prices and consolidation are driving the nationwide trend, but in Manhattan, it's all about real estate.

"It's kind of like the gas station has a red flag on it that says: 'Call me. I'm the next site,'" said Adelaide Polsinelli, a broker with the real estate investment firm Eastern Consolidated.

Thanks to skyrocketing real estate prices, Manhattan gas stations are worth much more than the money the owner can make selling gas. Last year, a Getty near the High Line sold for $23.5 million. A few months later, another station in the borough went for $25 million.

And IF this is true, this means the East Village will no longer have any gas stations in another year or so. In March, Hakimian Property filed plans to erect a 9-story mixed-use building on the site of the Mobil station on East Houston and Avenue C. (The station was expected to be open until next year.) Meanwhile, the BP station on East Houston and Lafayette will be home to this one day.

Said Eastern Consolidated's Polsinelli to WNYC: "You see everything that was once industrial — auto body shops, garages, gas stations — and now they're all holes in the ground with cranes in them."

Line for the BP station down to two blocks


Shortest that I've seen it here on Second Avenue and East First Street since the power returned...

No gas at BP this morning

As of around 10 a.m., the BP station on Second Avenue at East First Street was out of gas... and waiting for a delivery...


The line of cars waiting for gas stretched back to East Sixth Street.


While the line has been fairly orderly, there were tense moments here Saturday afternoon.

The scene at BP yesterday afternoon

A reader shares these photos from yesterday afternoon at the BP station on Second Avenue at East First Street... there were blocks-long lines all day...

According to the reader:

Passing the gas station ... I heard a policeman screaming 'shut your door' to a woman driver one car away from tanking up. I guess she didn't cause the next thing I heard was her screaming. When I doubled back to see what the commotion was, she was on the ground getting cuffed! I was shocked to see such a display of force upon a mother in front of her two kids.



The reader didn't see everything that transpired here. So perhaps there was more to the NYPD's actions. Did anyone else witness this?

The oil zone

Around 6 this evening, protesters took to the BP gas station on Lafayette and Houston ... (which was conveniently closed in advance) to condemn BP's involvement in the Gulf of Mexico oil disaster (read more about the protest here via Gothamist) .... here are a few photos from the protest ...
