Community meeting tonight to address construction noise at Extell's East 14th Street development sites



The seemingly endless demolition followed by the pile-driving and excavation work on East 14th Street between Avenue A and Avenue B isn't making many neighbors happy…

Some residents are getting together this evening to discuss the situation… flyers have been posted around the site …

Not sure who will be in attendance this evening at 6:30 at the Dias y Flores Garden on East 13th Street between Avenue A and Avenue B. The flyers say that local elected officials and DOB reps have been invited.

To recap, Extell Development is putting up two 7-floor retail-residential buildings along East 14th Street … 500 E. 14th St. at Avenue A will have 106 residential units … while, further to the east, 524 E. 14th St. will house 44 residential units.

According to the DOB signage on the plywood, January 2017 is the anticipation completion date…

Action in the pits and new renderings along East 14th Street

There is lots of drilling and digging going on at the dual construction sites of 524 E. 14th St. and 500 E. 14th St., where the incoming residential-retail developments will feature 150 apartments and more than 56,000-square-feet of retail between Avenue A and Avenue B.

The renderings are pretty close to the images that have been associated with Extell's development since October 2013

According to signage at the scene, Janauary 2017 is the anticipated completion date.

1st activity at 500 E. 14th St. since the demolition phase, and when the standing water froze



There's finally some activity to note at the southeast corner of 14th Street and Avenue A, home one day to a 7-floor retail-residential building from Extell Development.

Last week, workers erected some fencing and plywood …





Workers have put a temporary sidewalk in place on East 14th Street for pedestrian use once the construction begins...



Perhaps this is a sign that approved permits are on the way? The city has yet to OK the new building (the DOB disapproved the last round of plans back in November, according to city records). Meanwhile, the only thing happening here in previous months is the standing water on the lot freezing and thawing.

As a reminder of what the new development will look like… here's the conceptual rendering… 500 E. 14th St. will have 106 residential units.



And further to the east, 524 E. 14th St. will house 44 residential units…



The demolition of the one-level row of buildings along East 14th Street between Avenue A and Avenue B wrapped up last August.

Extell Lake



Permits for the two, 7-floor retail-residential buildings from Extell Development along East 14th Street are still pending.

According to DOB records, the city disapproved the plans for the building at 500 E. 14th St. (at Avenue A) back on Nov. 18. (The city disapproved the plans for 524 E. 14th St. on Sept. 18.)

Meanwhile, a nearby resident points out that the empty lot at No. 500 filled up with water (again) after last Tuesday's rain … (the reader wondered if there is something going on with the area's water table … )

Maybe workers plan on drowning the rats?

Taking another look at the all-new East 14th Street



On Friday afternoon, we got the first look at what a good chunk of East 14th Street between Avenue A and Avenue B might look like a few years from now ... via this conceptual rendering from an RKF retail listing ...



To date, eight parcels consisting of 222 Avenue A and 504 - 530 E. 14th St. (excluding No. 520) were leased for a 99-year period. Per the retail listing, this will be a seven-story residential and retail development.

The post drew 57 comments... ranging from better than what's there now (several commenters noted the corner space is currently housing a handful of people) ...




... to could have been worse... to ugly, boring, suburban ...

So we're trying to get an idea of how large this "residential and retail development" will be... The red lines (where are the arrows?!) outline the parcels that were sold...

And one thing that we didn't mention Friday: The listing says that there will be a "loading dock located on the East 13th Street side of building."




So what will go on East 13th Street to make this loading dock a reality? (And is this quiet stretch of East 13th Street really loading-dock friendly?) Our best guess... whatever this thing is on the block...

Wow. Here we go.

As we first reported last December, eight parcels consisting of 222 Avenue A and 504 - 530 E. 14th St. (excluding No. 520) were leased for a 99-year period by the respective owner of East Village 14 LLC. City property records showed that Gary Barnett of Extell Development signed a 99-year lease worth $35.14 million to rent eight Sol Goldman-owned properties.

And the businesses have disappeared, including The Blarney Cove and Bargain Express.

Rite Aid on E. 14th St. closes at the end of October



Employees at the Rite Aid on East 14th Street between Avenue A and Avenue B received word last week that the store will close at the end of October. A manager confirmed the closure.

This is the latest business to exit ahead of some new, unspecified development via Extell ... Rite Aid joins Rainbow ... The Blarney Cove... Bargain Express ... Petland ... and the ABC Animal Hospital as former block mates. (The laundromat moved toward Avenue B. ABC Animal Hospital is now at 200 Avenue A.)



As we first reported last December, eight parcels consisting of 222 Avenue A and 504 - 530 E. 14th St. (excluding No. 520) were leased for a 99-year period by the respective owner of East Village 14 LLC. As The Real Deal reported, city property records show that Gary Barnett of Extell Development signed a 99-year lease worth $35.14 million to rent eight Sol Goldman-owned properties.

Workers had been test drilling ahead of the construction in recent weeks... we saw workers pack up the Davey drill last Thursday...

To date, reps for the developer have yet to file any demolition permits or building plans.

East 14th Street corridor now nearly business-free ahead of new development

The storefronts continue to disappear on East 14th Street between Avenue A and Avenue B. Yesterday, Rainbow finally shut its doors. The junior retailer joins now-former block neighbors The Blarney Cove... Bargain Express ... Petland ... the ABC Animal Hospital ...

One business is actually staying on the block: the laundromat, which is moving east ...



... to the space Ray's East Side 99-cent store had before moving to the Copper Building.

After the laundromat moves, just Rite Aid will remain between Avenue A and 520 East 14th St. (not part of the land grab).

A still-unspecified new development will eat up much of the block. As we first reported last December, eight parcels consisting of 222 Avenue A and 504 - 530 E. 14th St. (excluding No. 520) were leased for a 99-year period by the respective owner of East Village 14 LLC.

Turns out the identity of "East Village 14 LLC" was right under our noses this whole time.

Back in April, The Real Deal examined the late real-estate mogul Sol Goldman's $6 billion portfolio. As part of their reporting:

And in November, city property records show, Gary Barnett of Extell Development signed a 99-year lease worth $35.14 million to rent eight Goldman-owned properties across the street from Stuyvesant Town, including 516 East 14th Street, 530 East 14th Street and 222 Avenue A.

Extell has been busy with such high-profile luxury properties around the city like One57 ... an "ultra-luxe condo tower" at 217 West 57th Street ... and One Hudson Yards.

So. You can likely count on something really tall and luxurious here one day.
