Instructive if you have problems unifying your 1,800 square foot, four bedroom home



There's a Home & Garden piece in the Times titled "An East Village Apartment, Sleek and Childproof."

The piece begins...

AFTER hiring and firing two architects in three years, David and Blanche Uyttendaele had a home with a split personality.

The back of their 1,800-square foot co-op in the East Village was traditional — like a prewar apartment on the Upper West Side — with a long, narrow hallway that led to the three bedrooms and master bathroom. The front felt more like a loft, with one open living and dining space.

They needed to unify the space somehow, but that wasn’t their only challenge.

The Uyttendaeles (pronounced YOU-ten-dales), both 40, have two rambunctious boys ... who treat the apartment like a playground, racing around barefoot after school and leapfrogging from the coffee table to the sofa like small superheroes. So the space needed to be childproof as well.

Om-M-G! Yoga instructor buys $1.2 million pad in the Christodora



Back in October, Curbed featured a recently renovated one-bedroom home in the Christodora House on Avenue B... $1.348 million was the asking price at the time. This unit at 4C was "gut renovated by Manifold Architecture Studio and published in 2008 as part of James Grayson Trulove's 25 book series," as Curbed noted. The price was reduced by 4 percent to $1,295 million on Oct. 31. It went into contract for the $1,295 million on Jan. 7.

Yesterday, BlockShopper featured the buyer:

Nisha Kewalramani, a yoga teacher with the Universal Force Healing Center in New York City. She earned her bachelor's in psychology from NYU and her yoga certification form The Ayurvedic Institute in Albuquerque, N.M.


And from the looks of this home, it should be enough to help achieve supreme awareness and enlightenment...

Another million dollar A Building home back on the market

At the A Building, 425 E. 13th St., between Avenue A and First Avenue, another unit has hit the resale market. Yesterday, Corcoran listed unit 4C for $1.385 million.

According to the listing:

There are fives residences here, and the Times featured the penthouse dwellers last April in an article titled "Once Sacred, Now Their Showcase."

Update: Good point made in the comments... this address has been residential since the 1980s... Didn't mean to give the impression that this space was only recently converted to housing.... I did make this clear in my previous post on the building.

According to Trulia.com, this beauty on 124 E. 10th St. was reduced in price by 17.5 percent last Friday, from $4,599 million to $3,795 million. Here's the listing at Corcoran:

Historically known as the "Renwick Triangle" This Anglo-Italianate row house is attributed to James Renwick, Jr., who is best known now as the architect of the Smithsonian Institute's "castle" on the Mall in Washington D.C. These row of houses were some of the last single-family homes built in this neighborhood, and "they have always been among the most sought-after properties in the East Village". Hugh gotta be kidding? Thespians battle for Bowery-Bond bachelor pad


According to the Post's Jennifer Gould Keil today:

Hugh Grant and Gerard Butler might be duking it out for the $15.45 million penthouse triplex at 54 Bond St. in NoHo. Both actors have checked out this grand, three-bedroom, 4,862-square-foot bachelor pad on a charming cobblestoned block. Developer Adam Gordon says the entire building is also for sale at $32 million — and can be turned into an 11,000-square-foot, single-family mansion (plus retail space), with the basement used for storage or transformed into a lap pool. Gordon bought the cast-iron, landmarked structure, which dates back to 1874 and is also known as the Bouwerie Lane Theatre building, for $15 million in 2007.

The penthouse has swirling mahogany staircases where a craftsman molded each piece of wood by hand. There are two full gourmet, dine-in kitchens — one with an adjacent wine-tasting room. The penthouse also includes 1,277 square feet of outdoor space, including a roof deck and a terrace.


If one of these fellows should happen to land here... they would join this group of notables who have lived at this address... (per the 54 Bond Web site)

Price cutting atop Kiehl's

In early December, we wrote about 203 E. 13th St. #PH4B, the rooftop pad on Third Avenue above Kiehl's...it's a fine looking home that was going for $1.265 million.




Well, thank God that you didn't buy it then.

Why?

Last Thursday, the owners slashed the price by $200,000 (16 percent) to $1,065,000. With that money you just saved, you can buy some shampoo at Kiehl's.
