Report: Boutique office building on East Houston and Lafayette at BP site a go



Despite not having any tenants, Related Cos. will start construction of a swanky new boutique office building on East Houston and Lafayette in the next few months, Crain's reports.

The development has been in the discussion phase for several years now.

Per Crain's:

Developers typically need to find an anchor tenant in order to establish a source of income that will help to finance the construction of the development. But like other boutique-office developers, Related discovered that it would have to take a risk and construct the building without a tenant in hand because small-sized office tenants do not make decisions on their office space years in advance. Instead they sign leases closer to when they are ready to make a move.

The 7-story terra-cotta and limestone building — designed by Cookfox Architects — will have 30,000 square feet of retail and 53,000 square feet of office space. As Crain's noted, "300 Lafayette will have abundant outdoor space, with a roof deck and expansive terraces on each floor."

The building is expected to be finished in 2018.

Meantime, this means the BP station on the lot will be closing soonish. So the BP on East 23rd Street at Avenue C/the FDR will be the closest place around here if you need gas. (Gas for your vehicle. Because someone will make a joke.)

Filling up: the status of 2 former East Village gas stations



You probably noticed those support poles arrive late last week on Second Avenue and East First Street...







... for the new construction fence to surround the parcel of land that was, until July 2014, a BP station.

As for what's coming next... as previously reported, there are approved plans to erect a 10-story building with 31 residences and ground-floor retail.

Here is the rendering that we saw for the new building... via the website for mortgage lender Ladder Capital, who provided a bridge loan for the project...



While this project steams ahead, another parcel of land that housed a gas station earmarked for development is seemingly stalled ... as the 9-story building in the works at 11 Avenue C/251 E. Second St. at the site of the former Mobil remains on hold. As we pointed out this past summer, nothing seems to be happening with that new building application, which the DOB rejected in April 2014 for incomplete drawings, per city records.

Right now the former Mobil station, which closed in September 2014, is making for a nice parking lot...

Newsflash: It doesn't take long to demolish a gas station



The workers made pretty quick, uh, work today of the former BP (and Gulf!) station at 24 Second Ave. at East First Street…



We're going back later to nab some of those cinder blocks to build a kiln … and maybe rummage around for any leftover bagels (I recall them having a toaster…)

A look inside the last East Village gas station



The Mobil station at Avenue C and East Houston closed last September. (Recent media reports said that the BP station on Second Avenue at East First Street was the last EV gas station. They shut down at the end of June 2014.)



As for the all-new 11 Avenue C… last we heard, Lloyd Goldman's BLDG Management had designs on a 10-story building with a retail component on the oddly shaped lot, according to the Commercial Observer.

Previous plans called for a 9-story building. Either way, nothing seems to be happening with that application, which the DOB rejected in April 2014 for incomplete drawings, per city records.



Meanwhile, back at the station… we never noticed this before… but someone punctured holes in the garage doors… offering a glimpse inside...





Also, as previously noted, the building adjacent to the station at 249 E. Second St., arrived on the market in the spring — air rights included — for $6.95 million.

Workers are now demolishing the last 2 East Village gas stations



Demolition work has started at the former BP station on Second Avenue at East First Street.





The Deal Deal reported back in the fall that a new development with 50,000 square feet of condominiums and 7,000 square feet of retail is on the way. However, permits for a new building are not on file yet with the Department of Buildings.

BP closed in early July.

And there's no word on what became of the little tree in the original Exxon-branded planter.

Meanwhile, over at East Houston and Avenue C, EVG reader Magic Brian notes that demolition crews arrived late last week at the site of the former Mobil, which was the neighborhood's last gas station.







There are plans in the works for a 10-floor building (featuring 0 affordable units) with ground floor retail here.

Mobil lot partially boarded up on Avenue C



The Mobil station on Avenue C and East Houston abruptly closed at the beginning of the month.

And now workers have put up plywood ... around just part of the property...





... that will one day yield to a 9-story mixed-use building. Plans call for 45 residential units and 4,550 square feet of commercial space.

Until then, this former station will likely make for another fine canvas.

Former 2nd Avenue BP station making for a fine tapestry



The BP station on Second Avenue and East First Street closed in early July.

So until whatever new development comes along here (the rumor is boutique hotel), the property is providing a fine canvas for, well, all this...









Anyway, nothing yet on file with the DOB for the address.

The last gas station in the East Village has closed

The Mobil station on Avenue C and East Houston disappeared yesterday. This is a bit of a surprise because it had been previously reported that the station had a lease until some time next year ... when the property would yield to a new building.

Back in March, Hakimian Property filed plans (still waiting for approval) to erect a 9-story mixed-use building on the site. Plans call for 45 residential units and 4,550 square feet of commercial space.

The Times reported in October 2013 that construction would begin when Mobil's lease expires in two years — roughly toward the end of 2015.

The State briefly closed the station in June for nonpayment of taxes.

Report: The BP property on 2nd Avenue sold for $32 million



As we first noted last week, the BP station on Second Avenue at East First Street closed for good after July 6.

Now comes word via The Real Deal that this chunk of space exchanged hands for $32 million.

To The Real Deal:

The seller of the lot is listed in public records as 24 Second Ave. Corp., whose phone number was disconnected. The buyer took out a $39.5 million mortgage on the property, according to records, and is listed under an LLC. Yan Ouaknine, who appears to be the co-founder of development firm AORE Holdings LLC, is listed as the borrower in the mortgage.

What's next here is anyone's guess. Nothing is on file with the DOB just yet. Workers at the stations were heard talking about some kind of boutique hotel coming here.

The 2nd Avenue BP station has closed



The station here at East First Street closed after business on Sunday. (They managed to stay open a few more days longer than originally announced.)

We went by hoping to snag the iconic bagels sign ... left from the days when Gulf ran things here...


...or at least the ice machine. But alas. All gone. Along with the pumps.



As for what's next on this prime piece of EV real estate, the rumor is a boutique hotel.

And the Mobil station on Avenue C and Houston is the lone gas station now in the East Village — until it closes to make way for a new development next year.

Updated: The 2nd Avenue BP station closes tomorrow



As we previously reported, the BP station on Second Avenue at East First Street is closing … tomorrow is the last day.



MRM Auto Repair, which leased space here, moved to West 38th Street last month.

As for what's next for the BP property here, a tipster tells us that a boutique hotel will eventually rise here. For now, though, this is still in the rumor stages — there aren't any building plans on file with the city at this time.

Meanwhile, the BP station on East Houston and Lafayette will eventually be replaced by luxury something.

The station will now close after the business day on July 6.

The station was back in business Saturday morning after a 9-day closure … the State of New York seized the property on June 19 for nonpayment of taxes.

While the station was closed, at least one local person/blogger stood around the lot taking photos.

State seizes Mobil station on Avenue C and Houston for nonpayment of taxes



Passersby and motorists alike were surprised to find the Mobil station on East Houston and Avenue C closed yesterday.

The orange stickers affixed to the pumps tell the story...



Nonpayment of taxes. Perhaps this is just a matter of writing a check, taking care of some paperwork, etc.

Or maybe this is it for the station.
