Buy this skinny East 13th Street building alone — or with 3 other NYC properties

The building at 216 E. 13th St. between Second Avenue and Third Avenue is now on the market. The 9-studio walk-up is asking $4 million.

Or! The four-floor building can be paired with three other properties from other neighborhoods. In total, the portfolio has 53 apartments (plus two retail spaces) with an asking price of $23.5 million. (All cash.)

A PDF with the property descriptions is here.

  1. 4 million is not so bad.

Anyone want to count the money under the mattress with me?

  3. 9 studios?? I would have put it at 8 max (front and back), wonder where the 9th is shoehorned in? Good price for the neighborhood though.

  4. I lived at 220 E 13th St. The owner of 218 E 13th is a horrible neighbor. He is a wannabe playboy who occupies three floors, throws enormous parties, and is generally a selfish, callous person who could care less how his actions affect others. Life at 216 E 13th St is bound to be miserable. Buyer beware.

  5. I used to live at 218 E. 13th. The "wannabe playboy" was my landlord. That guy was the worst: didn't heat the place, never fixed anything, people coming and going at all hours, loud parties with 40-50 people at a time. Total nightmare, with an extra helping of douchebag on the side.
