Former Avenue A laundromat 'is perfect for anyone with an exciting hip concept for a bar or restaurant'

[EVG file photo]

Kim's Laundromat & Cleaners on the southeast corner of Avenue A and East 13th Street got rent hiked out of business at the end of July.

To the surprise of absolutely no one, brokers are peddling the space for a bar/restaurant.

Here's the pitch via Loop Net:

Former laundromat in the east village. Great corner space on 13th and Avenue A with 50 feet of frontage. Easily vented for a restaurant or bar. total build-out needed. Rent concession will be given for build-out, and will vary on a tenant to tenant basis. 1300 sf

Great corner in the East Village. Surrounded by college students, young professionals, and bar-hoppers, this space is perfect for anyone with an exciting hip concept for a bar or restaurant.

The space is going for $135 per square foot.

Good luck to the potential tenant securing a liquor license in a saturated zone with a business that has never previously had a liquor license…

Yup, pretty accurate description of my living circumstances in the last few years.

  3. Greedy landlord piece of garbage - now it will sit vacant, and anyone ignorant enough to think they'll greet a liquor license here needs to fuck off. And don't touch that mural!

  5. That rent is reflective of the market five years from now. I doubt they will get anyone for a space that is not built out. The development is here and the perception of the area has changed. Developers are in this for the long haul and willing to take short term losses in anticipation of what the EV will be in ten years.

  6. Until fairly recently, it would be more or less legal in the Netherlands to squat such a place if vacant for a year. Of course NYC isn't Amsterdam, but still, just saying...

Time to focus group some hip concepts.

  8. Sucks that Kim's is gone and a crappy restaurant will probably move in, but not gonna lie they did a shitty job of doing laundry.. My laundry always felt and smelled like it was dipped in a chemical bath after bringing it there...

  9. 1300 square. Sounds perfect for a bar/restaurant. We'll name it "Les Closet".
