About the 56,610 square feet of new retail coming to East 14th Street

We've been talking about the activity underway in the lot at 500 E. 14th St, where Extell Development is putting in a 7-story retail-residential complex.

And as you probably know, there's another retail-residential building going in a building away at No. 524 between Avenue A and Avenue B.

In total, we're talking about a total of 56,610 square feet of retail between the two new buildings. (No. 500 will have 24,473 square feet on the ground floor and 17,806 square feet in the lower level while No. 524 will offer 9,771 square feet on the ground floor and 4,560 square feet in the lower level.)

Yesterday, Real Estate Weekly had a few more details on the developments here.

Per RKF Managing Director Brandon Eisenman:

“Spaces of this size are rarely available in this market, and it’s a great opportunity for a supermarket, a big-box concept, quick-service restaurant, specialty retailer or other service provider to establish a presence on the bustling East 14th corridor, which is widely known for its variety of shopping, restaurants, services and nightlife. We expect to see a lot of interest for these opportunities …"

Apparently at least one major grocer has explored a store here. Last July, a reader left this comment on a post about East 14th Street:

I live directly behind demolition on 13th street. The other day I was approached by a pollster for fairway market asking me a bevy of questions about my thoughts on a new fairway on the corner of 14th and Ave A.

We heard about the Fairway pollsters from one other reader. We never did hear back from anyone in Fairway's media office last summer.

The retail space is expected to be delivered in the fourth quarter of 2016., according to Real Estate Weekly.

  1. If any business is going to go there, a grocery store would be the best. We could use another one in the area. Associated is packed at peak times, and it isn't set up to handle the amount of customers it now serves.

    Wrong end of 14th Street. This end has an unstable Con Ed plant, one housing projects in ruins and another riddled with gun fire.

  3. Hey Extel want to make good with your new neighbors? Set aside a few smaller commercial spaces make them affordable for mom and pop businesses, you know the kind of places which provide services and products that regular working people (not tourists or rich NYU kids love) can use. A tailor/dry cleaner, an exterminator, a non-chain cafe, etc...

    We don't want/need another starbucks, DD, Duane Reade, bank branch, or Whole Foods. I know this is just a pipe dream but I had to say it.

  5. Fairway is a good idea, as far as big box, I thought they were not welcome in alphabet city? Gross, like the fake pizza further up the avenue . More suburban garbage.

  6. A decent grocery store would be great and so would a subway entrance at Avenue A. I've lived on East 14th for 20 years and wow is it ever crowded with foot traffic all the way down to 14th and C every single day/evening. Since about last year the foot traffic has gone way, way up.

  7. @11:13 AM Probably from all the college kids / roommates situations in Stuy Dorm which means we can expect fro-yo, a Duane Reade, and 14 banks.

  8. Faireway would make sense
    as they have methodically moved down manhattan
    the last stores they opened were East 28th street and 2nd Avenue and 6th Avenue and 27th street
    so it makes sense that East 14th Street MIGHT be on their radar.

    I am sure
    Whole Foods
    Trader Joes
    Fairway
    Welgmans
    would all love to move into a big spot in an underserve part of downtown manhattan

I'm thinking Zabar's EV or a Garden of Eden, or even better a giant Kalyustan's Indian Grocery, but that would only happen in the kind of fantasyland that the new residents of the EV seem to live in every day. Fairway has gotten overpriced (especially the produce) and some of their stores are supposedly underperforming, and Trader Joe's has better prices, but a Wegmans or newer outlet would be preferable to some of the usual suspects.

  12. If it's a supermarket, I bet it will be something overpriced like a Gristedes.

    I'm always on the lookout for affordable groceries, splitting my shopping between street carts, Chinatown, bodegas, KeyFood, and Trader Joe's. I would welcome a well-priced supermarket at this location, but I don't have my hopes up.

    Maybe another Equinox, since the one they just opened is a full 14 blocks south, or a NYSC, because that's 12 blocks away.

  14. Will there nbe an RFK Jittney?!?!? There's only one already jam packed L train stop in the area and nothing else except for some Blue Demons in front of Stuy Done as far as transportation goes.

  17. An exterminator? Lol yeah because there's something "regular working people" can enjoy--a trip to the exterminator. Landlords pay for exterminators and most business is remotely booked. Even if the rent was affordable, I doubt an exterminator would open up shop.

  21. The establishment of the Murray Hill Fairway changed my grocery shoppin life. If an EV Fairway opened up I might pass out from gratification.

  22. Fairway is from NY, and a far easier choice than WF or TJ's. But Wegmans, not a local store, is the best. In Business weekly every year for best employer and retention of workers. As for the other spaces, it is a dream to think Extell would consider the vibe of the neighborhood.

  23. There's an exterminator 2 blocks away on 12th. And there used to be a supermarket right there, Red Apple. And the post office/former Duane Reade was a Gristedes. With the demise of supermarkets it seems unlikely another will open and if it does bye bye Associated which is more expensive than whole foods. These kids don't cook, they order.
