Demolition of 118 E. 1st St. begins to make way for 9-story residential building



Work is underway here between Avenue A and First Avenue, where the existing 3-floor building will be demolished … and a 9-floor residential building will rise…



As NY Yimby first pointed out last November, a developer operating under the name of Acacia 118, LLC is behind the project.

As with many new projects in neighborhoods that once only supported rentals, 118 East 1st will likely be condos, with its seven units divided over 12,500 square feet of residential space. The average size is a quite hefty 1,800 square feet, with duplexes on the top and bottom and full-floor units in between…

The city has yet to approve the plans for the new building.

This development can't sit well with the owner of Punjabi Grocery & Deli next door. Owner Jashon Singh has reported declining sales these past five years with the ongoing East Houston Reconstruction Project outside his front doors.

The work on East Houston, reportedly three years behind schedule, is expected to wrap up in August. Just in time for the new construction at No. 118.



The new building will also include a 250-square foot retail space on the ground level.

  1. We are losing so much of these older 3-5 floors Federal-style buildings. And the buildings that are going up are hideous. Maybe now is the time for creating a larger historic district, though much has already been lost.

  4. Such a shame. Yet another nice, small, humanely-scaled, pretty building lost to overarching greed and stupidity,and to yet another mysteriously-named LLC that wouldn't have come near this neighborhood 25 years ago.

  6. 1800 square foot condos - so figure $3M a piece. Just regular folks moving to the 'hood.

  7. I walked by the other day and foolishly thought "oh good someone is renovating that beautiful townhouse". Houston will be one big glass and steel avenue in short time, boooooooo

  8. As bad as this for everyone in the vicinity, it could be a boon for Punjabi. Construction workers need to eat as do cabbies.

  9. Maybe at the very least, the developers trying to build and market these possible condos to millionaires could urge management at 114 E. Houston to take care of their bed bug problem... I imagine it would put a huge dent in their plan if millionaires are worried about the infestation spreading to the new building, with all that wood and garbage all over the place and construction workers going in and out constantly. This might actually be a very realistic concern.
