The building is ripe for conversion as current ownership already has LPC approval for a redesigned façade and mixed-use conversion of the existing SF. Alternatively, a purchaser could seek to maximize the buildable envelope by seeking a residential variance for a condo development as seen at nearby projects such as 40 Bond Street and 41 Bond Street.

  3. I spent the summer of '89 in the basement of this building, subletting from choreographer Lee Nagrin. The front facade was covered in funky tags like "Penis Boy" and "Mug Yuppies," and Lee-- the sweetest, warmest woman-- told be to watch out for skinheads on Sunday mornings at CBGBs. How times change.

  4. Anonymous 9:22, Wow, now there's a blast from the past! Lee Nagrin! Friends of mine and I rented studio time from her about the same time you were living there. Once a rat ran across the space and I screamed. I hate rats.
