The $29.5 million triplex penthouse on Cooper Square

62 Cooper Square was home, starting in 1926, to sheet-music company Carl Fischer. The 12-story building was converted to condos (26 in total) in 2001.

The building's crown jewel, the three-level penthouse, hit the market back in the late spring. And, as I learned in a post at Luxury Listings (h/t The Real Deal) yesterday, the home remains on the market. Perhaps because the asking price is $29.5 million?

I'm not going to lie and say I don't love beautiful real estate (although I am certainly more of a brownstone/converted church type), and who among us would not like much more space or a terrace or even an extra bathroom or two. But EIGHT bedrooms? And eight FULL baths, plus three half baths?? That is just stupid. The only people who need this many beds and baths are those reality TV Baptist wackjobs with 19 kids, and thank jeebus we don't have that sort of thing in our mercifully godless city. This is an apartment for like, the world's richest ska band.

    1. Dead on. The $40k a month in carrying cost is definitely impeding the sale as well. Chopping this into two units would help. Even better give the third level terraces and a lounge back to the residents as common space.

  2. From looking at the pictures on the Stribling web site the layout seems to way too much of a mish-mash for the price. Looks like the previous owenr merged two old apartments on the two lower floors but could not be bothered to reconfigure them. Also, the master bedrooms and bathrooms look way to small for that price. Check out the oversized bathroom counter smack up against the toilet and shower for 26mill. WTF??? I guess any new owner can afford a gut renovation to suit their own preferences. Or a high end developer will buy it, do a gut reno with a better layout and remarket it for a much higher price.

    8 bedrooms and 8 bathrooms would be perfect for all their rookies, second-year players, callups, trade acquisitions, "Scranton Shuttle" pitchers i.e. callups who go between the Yankees and their AAA team in Scranton, PA like Nick Goody, Johnny Barbato etc. Have an assistant and unofficial chaperone who makes sure they don't drink anywhere save McSorley's or club live there.

    Gary Sanchez, Aaron Judge, and the assistant could be the permanent residents. The other five bedrooms could be for everyone else. A utility infielder is acquired via trade in June? Have him stay there.
