Last June, we noted that this lovely single-family townhouse at 215 E. 12th St. between Second Avenue and Third Avenue was on the market for $16 million.

The place is owned by a co-founder of the Kate Spade brand (and dubbed the "Kate Spade House" by The Real Deal) ... by October, the ask had been reduced to $12 million.

And now! As Curbed noted Wednesday, there's a new broker and price — $9.95 million. Time to pounce?

  3. I wonder if the incoming nearby hotel is also depressing the price for an upscale home of this sort...even with a luxurious inside, do you want to be bumping into more tourists every time you walk outside??

  6. You'd have to be certifiably nuts to pay that much for this place. Needs some serious exterior repair work that will cost $$$ - just look at the condition of the windows on the front facade in that photo!

    I believe there are zoning height restrictions on the block, thus not clear how anyone could "double" the size of the house legally. Another 5,000 sq. feet? I don't believe it.

  7. My fear is that any new owner will be an even bigger jerk than the current one has proven to be: she's known for insanely loud parties that go well beyond midnight, and for not having the slightest consideration for anyone else on the block.
