After a particularly raging rooftop rager last August, Mitch Kossoff, a lawyer for Icon Realty, told the Post:

[T]here are guidelines in place for rooftop access, which only the top-floor tenants have access to. Parties past 10 p.m., loud music, consumption of alcohol, barbecuing and smoking are prohibited. Kossoff said he wasn’t aware of any complaints from last weekend’s bash but he’s ready to take necessary action, including eviction proceedings.

Not even a double-secret probation.

  2. I'll tell you why it's six bedrooms: They know they can rent it to wealthy students. At least one kid will have wealthy parents who can get the lease for him or her, then the primary tenant will rent out rooms to friends at school. This will never be a long term situation, which is ideal for the owner of the property who can continually raise the rent as tenants move on at the end of each school year. This is a money making bonanza.

If anybody reading this post lives in a neighboring building of 205 Ave A and has had problems with either their rooftop or backyard parties and noise please contact the North Avenue A block association at: northavea@gmail;.com. Or anyone else affected by buildings with rooftop or backyard noise issues.

    We are working with the 9th Precinct, Rosie Mendez's office and CB3 on these and other problems caused by Icon Reality's lack of responsiveness to complaints and the behavior of their partying tenants. This a huge problem throughout the East Village about to made worse by new developments which all include roof and backyard decks.

  5. For this apartment to be legally occupied by 6 unrelated people, then all six have to be named on the lease. NYC housing law restricts roommates to only one unrelated individual unnamed on a lease, and that is if only one person is named. If two people are named, then no more roommates are allowed by NYC law, no matter what the landlord allows. If three people signed a lease and two move out, then the remaining tenant can get two new roommates, but by NYC law they have to notify the landlord the names of the new roommates (and follow any other restrictions in their lease).

  7. We've got two frat-type apartments in my building—one a duplex on the ground floor/basement level, and one next door to me.

    True: there are loud parties and high turnover. The kids know that any party where the cops visit is a raging success.

    I'm looking forward to those pool parties, Walter.

    Same MO for Stuyvesant Town and Peter Cooper Village. Max two/three tenants on the lease (CompassRock plays the NYC law game), while there can be up to five roommates (pressure walls subdivide the rooms) in the apartment at any given time. New studio (how will they subdivide them?) apartments on Ave C have terraces (roof of the former management office). Boy, that East River at low tide, such a nice smell. Kegger/Rave time. Woo!

    2. I'm sorry to have to correct myself, but 9:38 is right. There is a law that make 3 unrelated people in an apartment illegal. It just is rarely enforced.

    Because this is a dorm passing as an apartment without any supervision. The developer knows that his target tenant will be NYU male students who can afford this ridiculous rent and would prefer to live in barracks instead of a small apartment with maybe one roommate. These students are immature and socially awkward so what help those with this condition, booze. What does the EV have more than any other part of town? Bars and bars passing as restaurants. The EV for some reason still has the reputation of an "anything goes" neighborhood which was pretty much the motto of the alternative lifestyle bunch such as squatters and now middle aged punks.
