A recent transaction to note: 61 E. Seventh St. changed hands for $8.3 million, according to public records dated from late October.
The Sabet Group is the new owner of the 20-unit walk-up between First Avenue and Second Avenue. The seller was listed as the Zimmerman Family Trust.
Streeteasy lists 20 units for the building, where the average rental was $2,400.
In the summer of 2016 the Sabet Group bought 92-94 Second Ave. between Fifth Street and Sixth Street. (Gut-renovated units there are now asking upwards of $7,000 a month, per Streeteasy.)
The Sabet Group has been accused of tenant harassment in the past.

Tenants in two buildings on 25th Street even took their complaints, which included unmitigated construction, severed telecoms, bug infestations and gas leaks, all the way to the New York State Supreme Court last year. More recently, the company was criticized for dramatically raising the rents on several newly acquired tenants in the West Village, including the prestigious Joffrey ballet school.
As Curbed noted in June 2016, "Sabet Group's inflexible rents also forced famed drag lounge Boots & Saddle to relocate after more than four decades in the building."
The City is to blame here for their total lack of oversight on companies/landlords/developers. Of course we all know that our Mayor doesn't give a damn about tenants in our neighborhood or any other neighborhood that he has any type of connection to through various relationships which have cultivated through the years.

I've been watching the renovation of 92-94 2nd Ave. It looks like they're just chopping up the apartments, making tiny rooms. I have to wonder if it's legal.
ReplyDeleteEach room must have a window. Most of the conversions are illegal. I called it in for my building. It has illegally converted two bedroom apartments into four bedroom apartments with one room not having a window. They came and did in fact charge the landlord with illegal conversions on every converted apartment. Have they done anything about it. No. It's on DOB but it never did get resolved. I suppose I could call it in again but have decided to keep the violations up in the air bc the building has an illegal backyard which restaurants keep trying to use. The landlord will have to clear up all of the apartment violations to make the yard legal, and they aren't going to do that. If you don't have a commercial tenant and yard issue you can keep calling it in but for now monitor the activity.
ReplyDeleteIf your a stablized tenant don't let them pull the crap on you that they won't renew you lease .They do this knowing many don't know their rights and they get people to leave their building. Go get a lawyer see if legal aid will help . There is tenant help line thru 311 you can call they can give you other resources. More likely than not Sabet is BS you.
