Party progress at Icon Realty's 205 Avenue A



Icon Realty's 205 Avenue A has a bit of a reputation for its rooftop ragers, which in the past attracted the attention of the neighbors, the police and the media. (Brokers did once dub this an "East Village frat house" in a listing.)

Haven't heard too much from the address this past summer ... until an EVG reader who lives nearby noted that there was a sizable party with maybe 100 guests between the rooftop and backyard area on Friday evening.

Per the reader:

Most interestingly was what was going on in the backyard. There was a DJ, and lots of lights, but the noise was minimal. It took me a minute to piece it together, but all of the lights were coming from headphones that everyone was wearing — they literally set up a silent disco in their backyard.

I don't really want to pan these guys cause it's definitely progress from last year and I guess I appreciate them coming up with a creative way to keep the noise down (even if the thought process almost certainly was more about not having the cops called than thinking about their neighbors).

Sexyflow ready to let loose on Avenue A



An EVG reader tells us that the Sexyflow sign went up this past weekend in the retail space at Icon Realty's 205 Avenue A. From the looks of it, the reader believes that the hair salon will be opening soon here between East 12th Street and East 13th Street.

Icon Realty bringing Sexyflow to Avenue A



The coming soon banner arrived for Sexyflow Hair Salon in the window at 205 Avenue A on Saturday … the person who shared this photo wondered if this is real … or some kind of gag or goofball invite for another art show in the space.

The sign appears legit. Plus the retail listing is no longer on landlord Icon Realty's website for the building here between East 12th Street and East 13th Street.

Perhaps Sexyflow might be a good first stop before hitting a rooftop party here.

In its short time as a renovated residence at 205 Avenue A, the 6-bedroom unit with a private roof deck has attracted the attention of the neighbors, the police and the media.

And now this special home — once dubbed an "East Village frat house" in a listing — is back on the market, a slightly alarmed neighbor tells us.

First, we'll head to the listing of this home courtesy of Icon Realty between East 12th Street and East 13th Street:

After a particularly raging rooftop rager last August, Mitch Kossoff, a lawyer for Icon Realty, told the Post:

[T]here are guidelines in place for rooftop access, which only the top-floor tenants have access to. Parties past 10 p.m., loud music, consumption of alcohol, barbecuing and smoking are prohibited. Kossoff said he wasn’t aware of any complaints from last weekend’s bash but he’s ready to take necessary action, including eviction proceedings.

Not even a double-secret probation.

205 A Gallery now open at 205 Avenue A



The retail space at Icon Realty's recently gut-renovated 205 Avenue A — home of rooftop ragers — is now also home for now to an art gallery.

The first group photography exhibit is titled "you can count on me."



One EVG reader who went for the opening last Thursday said there were a lot of "selfies and Polaroids of girls in underwear."



The rent for the retail space had an asking price of $10k monthly.

Friday night's rooftop party at Icon Realty's 205 Avenue A



Back in June, we heard from some unhappy neighbors living near the newly renovated (and now taller) 205 Avenue A — a property billed as an "East Village frat house" in ads.

For several months, neighbors said that they've had to endure various DJ-fueled rooftop parties between East 12th Street and East 13th Street.

When landlord Icon Realty didn't respond to noise complaints, nearby neighbors took up the issue with the offices of Councilmember Rosie Mendez and State Sen. Brad Hoylman. The address was also a topic during June's Ninth Precinct Community Council meeting.

Any progress to note?

Yes, apparently the parties are as loud as ever, as this video that a neighbor who lives several building away shared.



Said the neighbor, "The DJ was up there with sound equipment. It wasn't a charge-at-the-door DJ party. One of the tenants is a DJ and brings his equipment up there sometimes."

The music kicked in around midnight. The neighbor shot the video at 2:05 a.m.

"Many people called 311 and the police showed up around 2:30," the neighbor said. "Not coincidentally the music ceased."

We heard that Lt. Hernandez from the 9th Precinct Community Affairs office has been in contact with Icon Reality about reworking rooftop and backyard use guidelines.

As the resident noted about Lt. Hernandez: "He's been very helpful, but as you can hear, it's still a work in progress."

Icon Realty's new Avenue A 'frat house' is attracting attention



Back in January, an apparently brotastic 6-bedroom apartment at the newly renovated 205 Avenue A was billed as an "East Village frat house" in ads.

Apparently the building with roof deck and backyard is living up to its billing.

Residents who live near the party palace between East 12th Street and East 13th Street say they have been enduring various daytime/nighttime parties since April.

Says one neighbor: "Rooftop parties have included a DJ with sound system and the backyard patio has a large outdoor screen for movies and sports. The backyard is part of a typical configuration whereby many buildings overlook their shared backyard areas which creates a kind of echoey canyon where even the smallest noises are amplified."

To date, residents say building owner Icon Realty has been unresponsive to emails and phone calls regarding the noise complaints.

So, the residents say they were left with little choice but to seek other alternatives to the problem. That means the 9th Precinct, Community Board 3 and the offices of Councilmember Rosie Mendez and State Sen. Brad Hoylman … all are said to be aware of the ongoing noise problems coming from the building's residents (and their guests).

205 Avenue A is expected to be among the topics of discussion during tonight's Ninth Precinct Community Council meeting. (The meeting is at 7 p.m. at the 9th Precinct, 321 E. Fifth St. between First Avenue and Second Avenue.)

And this is not the first time residents have had noise complaints about Icon Realty's newly created dorms.

Rentals at recently renovated 205 Avenue A upwards of $9,000



The rentals at the now two-floors-taller 205 Avenue A hit the market yesterday… here's how Icon Realty is describing the dorm rooms units:

All apartments are newly renovated featuring: bleached-plank hardwood floors, recessed lighting, granite countertops, stainless steel appliances, cherry wood cabinets, crown and baseboard moldings, with marble bathrooms.

The prices range from $5,695 a month for three bedrooms to (gulp!) $9,200 for a five (convertible six!) bedroom unit. This particular apartment includes an 800-square-foot "private patio."

So far, the only photos accompanying the apartment listings are of the mini washer and dryer.



205 is the work of developer Terrence Lowenberg's Icon Realty and architect Ramy Issac … this project seems quite similar to another recent joint venture — 326-328 E. Fourth St., where there was a six-bedroom apartment listed for $8,000.

The retail space here is on the market for $10,000.

Retail space for renovated 205 Avenue A seeks $10k monthly

As we've been noting, 205 Avenue A between East 12th Street and East 13th Street received a two-floor extension courtesy of developer Terrence Lowenberg and architect Ramy Issac. The construction wrap came off in July ...



... and now, the retail portion of the building is on the market...

Here's the new-look 205 Avenue A with 2 additional floors

We've been noting that 205 Avenue A between East 12th Street and East 13th Street was getting a two-floor extension courtesy of developer Terrence Lowenberg and architect Ramy Issac.

And yesterday, workers removed the construction netting and scaffolding to reveal... a very Lowenberg-Issac-like building...



It's quite similar to the look of another recent joint venture — 326-328 E. Fourth St.

There aren't any listings yet for 205... so it's not clear yet whether they will be dormy side, like the apartments at 326-328 E. Fourth St. where there was a six-bedroom apartment listed for $8,000.

Is the under-renovation 205 Avenue A already too tall?


205 Avenue A is now all snug behind scaffolding and construction netting ... and work continues on adding a two-floor extension to the existing four-floor building via developer Terrence Lowenberg and architect Ramy Issac, aka "the controversial penthouse king of the East Village."


With all the construction gear, it is difficult to tell what is happening from out front on Avenue A. However, there's a clearer view from behind No. 205, where EVG regular Greg Masters notes that the back building is already at seven stories (the street-level story is hidden in the photo below).



And there's a palette of cinder blocks in the backyard, which portends the addition of another story. Still, as it stands now, the building is seven stories — one more than the DOB permitted. Certainly not the first time a renovated building has suddenly become taller without the OK from the city...

205 Avenue A primed for 2 new floors

Back in August, we reported that a resident-free 205 Avenue A between East 12th Street and East 13th Street was getting a two-floor extension courtesy of developer Terrence Lowenberg and architect Ramy Issac.

Workers have been gut-renovating away these last few months... and now on the roof, the first sign of the new floors to come...



Meanwhile, here's an angle from the rear ... where it appears that workers gave been extending the back of the building as well...

2 additional floors coming to 205 Avenue A; another Lowenberg-Issac production


205 Avenue A between East 12th Street and East 13th Street is resident-free as workers have gutted the building this past week... According to the DOB, two additional floors are on the way via developer Terrence Lowenberg and architect Ramy Issac.


Perhaps we can expect to see more dorm-like conditions upon 205's unveiling, much like the previous Lowenberg-Issac production at 326-328 E. Fourth St., where there is a six-bedroom unit available for $8,000. (The two also teamed up for the in-progress additions at 154 Second Ave.)

Meanwhile, there are two complaints dated Wednesday on file with the DOB... from next door at No. 203:

CONSTRUCTION AT THE ADDRESS LSITED IS NOT TAKING PROPER SAFETY PRECAUTIONS AND AS A RESULT NAILS, SCREWS AND OTHER DEBRIS IS FALLING ONTO ADJACENT PROPERTY
