Rent the former Le Souk space for $25,000 a month

Back in late May, we noted that part of the former Le Souk space on Avenue B was on the market. Or maybe it was the whole space. We couldn't tell!

In any event, there is a listing for the the space.

Here's the description:

Warehouse? Hardware store? Excuse us for a moment. (Haha!)

However holds the lease must promise to continue holding mysterious late-night parties and after-prom bashes...

  3. How much would you need to take in to keep a restaurant going with a $25,000/month rent bill? $3m/year?

  6. doesn't every warehouse or hardware store need a space that's "Loaded With Egresses And Bathrooms."?
and I assume a "One-Of-Kind Interior Designs And Layout. Tons Of Day & Night Foot Traffic. Huge Skylight Exposed Wood Ceilings And Large Wide Open Areas."
I always look for these amenities when I'm shopping for a hardware store or warehouse. don't you?

  7. yes:

--a spa that will serve vodkatinis and pimm's cup for every $50 worth of facial and $75 worth of massage

--a hardware that is also a lounge mash-up -- complimentary screwdriver for a purchase of $60 screwdriver; rusty nail for purchase of $45 worth of nails...

an average bar breaks-even in about 18 months, with an average of 160 customers/night, assuming $8,300 a month rent and $5 per average drink and 1.5 drinks per person). so, you're right grieve, the bar will have to charge about $18 coronas and amstels, to keep afloat, for the $25,000/month rent
