Your East Village demolition progress report!

First, 51 Astor Place... where we will soon be able to enjoy a Fumihiko Maki-designed 430,000-square-foot Death Star office building...

And then over at 9-17 Second Ave. ... doesn't appear as if the full-on demolition has started... workers seem to still be focusing on 9 Second Avenue (aka 7 1/2 Second Ave.) ... soon all to vanish to make way for a 12-story apartment building...

Developers secure $200 million loan to help make Astor Place look like an industrial park in, say, Dallas this


According to the Observer yesterday: "The full-block office tower set to rise at 51 Astor Place has closed on a construction loan valued at between $165 and $200 million with Bank of America."

And per Crain's, construction on the only commercial office building going up in New York City without a tenant should be completed by the spring of 2013.

We'll now have the carcass of 51 Astor Place to enjoy a little longer


Developer Edward Minskoff told Real Estate Weekly that crews will demolish 51 Astor Place "by the end of the year." As we reported back on June 8, Minskoff's reps told residents that the actual demolition would start in mid-August. Should give them time to chop down any remaining trees.

Meanwhile, plans still call for the Fumihiko Maki-designed 430,000-square-foot Death Star here.

51 Astor Place now with fewer trees

As we noted yesterday afternoon, workers removed six or so trees from 51 Astor Place in preparation for the building's demolition....

Anyway, the ugly building is pretty well prepped now for the end... The demolition truck staging will take place on Third Avenue at Astor... where that arrow is pointing...



As reps for the developers told residents back in June, there will be roughly 40 days of abatement, to rid the place of fun things like vermin and asbestos. (That started on July 1.)

Then. A round of inspections before workers will commence with a 50-day-long "surgical demolition." So the actual demolition portion should commence sometime soon. As we reported, workers will encase the site, and use small machines to methodically remove floor by floor...

You have another 10 months left to discuss the Flaming Cactus at Astor Place

Speaking of art, the zip-tie installation — Flaming Cactus — that went up over the weekend prompted more comments here than I expected. (Read the post here.)

Meanwhile, someone connected with the projected left this comment:

Hello all. I was part of the installation. I just wanted to chime in to assure readers that WE, the group that installed them, are responsible for the removal of the zip ties once the installation has run its course. ANIMUS was commissioned by the DOT to install Flaming Cactus at Astor Place after seeing it on Governors Island during FIGMENT. Flaming Cactus doesn't aim to be highbrow; the underlying goal is just to demonstrate that everyday objects can be transformed into something interesting just by combining them in unusual ways. It's art on a shoestring budget. Those of you that like the piece - enjoy. Those of you that don't — suck it up, we'll be back to take it down in June 2012.

51 Astor Place now home to a long and winding sidewalk shed

Workers continue to prep 51 Astor Place for demolition. Late last week, you may have noticed that crews erected the rather lengthy sidewalk shed surrounding the building...





...and the space is prepped for the asbestos removal...

The cornerstone to 51 Astor Place won't be part of the demolition

So you know that workers will start the demolition process at 51 Astor Place soon enough...

Meanwhile, EV Grieve reader Mark noted this. Several weeks ago, he spotted workers futzing with the building's cornerstone...


...and, a few weeks later, he noticed that the workers had actually removed the cornerstone... and then bricked up the corner space where it had been...


So where is the cornerstone now? Perhaps in the Architectural Salvage Warehouse?

The Film Academy Cafe leaves us with a mystery

The Film Academy Cafe closed last week ... ahead of the demolition of 51 Astor Place.

But the closing leaves us without, uh, closure... At the time of the Cafe's departure, they were waiting for their letter grade from the DOH...

Developer says 51 Astor Place will be 'very, very cool looking'


Speaking of 51 Astor Place ... I missed this report on NY1 from last Friday. Jill Urban spoke to developer Edward J. Minskoff about the plans for the new office building.

To the quotes!

"All four sides are different,” says Minskoff. "Each side has its own character. Each side has its own aesthetic quality and is different. It's very, very cool looking."

And!

"This building technologically will be the most advanced building built in New York City since the Bank of America Headquarters on 42nd street," says Minskoff. "It has all of the bells and whistles that big companies need: communication, electrical load requirements, transportation, floor-to-ceiling heights. It has all of that built into the building — does not have to be added after the fact."

51 Astor Place demolition begins July 1; 17 months to build new black-glass tower


By now, you likely know what's coming very soon to Astor Place — a Fumihiko Maki-designed 430,000-square-foot tower at the site of the former Cooper Union engineering building (You can refresh your memory here.)


Last night, representatives from the developer, Edward Minskoff, and the construction company, Sciame, shared demolition plans with 50-some community members at the soon-to-be demolished 51 Astor Place.

There were several presentations... the thing will be "black glass with black granite and silver fins." A construction rep talked about how safe the site will be... as well as signage, drainage, curb cuts, Zzzzzzz....

Now to what you want to know about:

Demolition begins on July 1. The reps said the entire duration of the project is 17 months.

Actually, you won't see any wrecking balls lined up starting on July 1. First. There will be roughly 40 days of abatement, to rid the place of fun things like vermin and asbestos. The construction rep assured the audience that all this will be done to the letter of the law with the utmost safety features in place. He described it as a "controlled process."

After that! A round of inspections. Then workers will commence with a 50-day-long "surgical demolition." So the actual demolition portion should commence sometime in mid-August. Workers will encase the site, and use small machines to methodically remove floor by floor... The demolition truck staging will take place on Third Avenue at Astor...

Early on, a discussion on the hours of the demolition site nearly turned the meeting into a melee. The construction hours are the city-established 7 a.m. to 3:30 p.m. There will be an occasional need to work on weekends, and the crew will have special DOB-issued permits for that.

"A lot of people live around here, and we're not going to be able to sleep for two years," said one resident in the back of the auditorium.

Reps tried to soldier on with the presentation, but a few persistent residents weren't having it.

"We don't care about the project."

"Answer our questions."

"This is propaganda."

"We don't care what it looks like."


Another resident mentioned a lawsuit to stop the project.

The presentation continued. Two of the more-vocal attendees eventually wandered out early.

A few other factoids:

• The plaza area roughly where the Film Academy Cafe is now calls for an Alexander Calder sculpture, most likely one titled "Giant Critter." (CB3 will review the plaza plans in July. More on that meeting when the date is available.)

• The building is 183 feet tall.

• The building will include space for retail and educational use on the lower levels; office space on the upper floors.

• There are no retail tenants yet. The retail space will reflect the needs of the office tenants.

• The developers have had talks with NYU and Cooper Union about leasing the educational space.

The demolition of 51 Astor Place means the end of the New York Film Academy Café here

So with the news that the demolition of 51 Astor Place begins on July 1... I guess it's safe to assume that the New York Film Academy Café will be closing up (possibly moving to a new location?) at the end of the month...


The Café replaced the (east) Astor Place Starbucks early last year... During a meeting last night about 51 Astor Place, representatives for the developer said that the staging for the demolition would be taking place in the area where the Café currently sits...

On Monday night, you can hear about the demolition plans for 51 Astor Place — the former Cooper Union for the Advancement of Science and Art building.

I haven't heard anyone upset by the demolition of what looks like some auxiliary college campus building circa 1973.
