What it’s like living among 2 fraternities in 1 East Village building

We're fortunate to receive a steady stream of compelling photos and videos from tipsters around the neighborhood.

This one — from a resident on Fourth Street between Avenue C and Avenue D — stood out. 

The resident says they've been kept awake by ongoing late-night activity, including rooftop parties and what they describe as frat-style hazing rituals in the backyard, and wanted to document what they've been experiencing. 

Thanks for sending the images (and video) along! What are we looking at in these photos? 

These were photos from various nights. The main one appeared to be a hazing ritual with the fraternity in the basement.
You said there is more than one fraternity in your building. Can you tell me when they moved in, which fraternities they are members of, and which schools they attend?

The frats all seemed to move in over the summer last year. The ones in the basement appear to be NYU (from their gear and what they yell), and according to their beer pong table, they're Kappa Sigma. The ones upstairs also seem to be from NYU, according to what partygoers have yelled in the hallways. 

What has it been like living there?

As I'm typing this, the frat upstairs is running through the halls, yelling, and banging on walls and doors.

There will be normal times here and there, where maybe they're out of town, but even now, during spring break, there's a lot of activity. The frat upstairs hosts frequent parties where their guests leave trash all over the halls and outside — mainly the ubiquitous red Solo cups and beer bottles/cans. 

The frat in the basement seems to be more respectful; they generally move inside by 10 p.m. and haven't been as destructive overall. 

Other neighbors in the building and the neighborhood at large have complained about them having hazing-type rituals out on Fourth Street, where they are yelling until all hours. 

On more than one night, I've received late-night texts from neighbors asking if I can do anything about the rooftop parties. This is just as likely to happen during the week as on weekends, which has really caused problems for those of us who have weekday jobs. 

The noise and banging are so significant that all of the pictures on my wall move from the vibrations. The cops and 311 have been called repeatedly; supposedly, they've found nothing. 

The guys upstairs haven't been friendly about keeping noise down or being good neighbors, but the ones in the basement are at least open to discussion and have made obvious efforts to keep the noise down overnight.
How are the two frats different from each other? 

The ones in the basement are both more respectful and more outrageous. That's probably just because we can all see what they're doing, whereas the other frats have their activities in their apartments or on the roof. The tied-up, half-naked nights in the garden are at least entertaining! 

Do you have any interaction with them? How are they as neighbors? What do other tenants in the building say? 

I've spoken to all of them. The basement one seems to try to be a good neighbor, at least more than the others. I've seen them cleaning the hall trash, holding open doors, and being polite, and where there's a complaint, they seem to try to tone it down. 

The upstairs groups, in contrast, are entitled, rude, and seem to have zero interest in anyone's well-being but their own. I think the takeaway is that it's upsettingly stereotypical that people coming into the neighborhood seem to have very little concern for being part of it or for the people around them. 

The majority of them don't appear to work or pay for anything themselves (overheard hallway yelling about "daddy paying"), and I can't help but think that they see themselves as having zero accountability since they have zero skin in the game.

The building was previously a mix of families and working people; we all basically kept to ourselves, but were a friendly group. Since the building was sold a few years ago, the rents have increased dramatically, and the quality of life has dropped to rock bottom. 

You mentioned having some issues with noise and parties. What steps, if any, has your landlord or management taken to address them? 

The landlord sent out one group email about the noise. Other than the one letter, I'm unaware of anything being done, and they generally ignore complaints. 

What is their musical taste like? 

Basic.

What about beverage choices? 

Equally basic. The light beers, red Solo cups and White Claws are on full display. 

Can you speak a bit about the hazing rituals you have witnessed? Assuming that is what we see in some of these photos. 

The ones that I have seen seem to be rooted around, I guess, good-natured humiliation? They're usually centered on some sort of nakedness, regardless of the weather, and on subservience. 

Since it seems consensual and not dangerous, I personally don't have an issue with that part, outside the noise.

No mention of the exact address of this frat house ... but I've got their disciplinary files right here.

[EVG Flashback] Avenue A transformed into fraternity-sorority party for Diablo Royale Este's 'Boats 'N Hoes' bash

We first posted this on Sept. 8, 2010 ... Diablo Royale later apologized to neighbors...

On Sunday night, Diablo Royale Este — home of the Hopsicle! — at 169 Avenue A was host to a party that attracted what one resident described as "swarms" of young adults.



By Monday morning, the EV Grieve inbox was filled with e-mails about the bash. Such as this one from a reader:

You may be hearing from other people about this already, but there are swarms of what appear to be college students trolling East 12th Street between A and B. From what I can hear, it sounds like they are all trying to find some party. They're ranging in age from late teens to early 20s, and they are loud and obnoxious. ... it is so depressing. Just heard a big, "WHOOOOO!" I never thought the East Village would become one big frat/sorority party. I moved here to get away from those people!


And!

Am I the only one in town and experiencing over 500 18-20 year olds who have literally taken over the sidewalks and three-block radius, as I write?? I came home at 11 and Diablo Royal is having some event that has packed the sidewalks and streets with young people screaming and breaking bottles. There is one cop car parked outside and no cops to be seen. It's INSANE HERE.



I called 911 to complain and the operator said "It's Labor Day." Then I went and found one cop who said "it's nearly over," but I have no idea what it is. Jason Bieber??? I've NEVER seen this many people in one place since attending Obama's inauguration in DC.


Several Royalegoers told a resident that Diablo Royale was hosting a Boats 'N Hoes party.

And you can see what the readers were talking about in the photos in this post....the line for Diablo Royale stretched south on Avenue A and wrapped around the corner on East 10th Street...







One tipster said that officers from the Ninth Precinct eventually broke up the party. Lt. Patrick Ferguson at the Ninth Precinct told me that "summonses were issued to the club — they over promoted an event."



Meanwhile, some neighbors who were were already upset with Diablo Royale Este since their Cinco de Mayo opening, are now fuming. Said one longtime resident:

"Our worst fears are being realized as Diablo is catering to and becoming a destination for young party folk."

Today's sign of the apocalypse: Sigma Burger Pie


Lauren Shockey at Fork in the Road caught this signage on West Third Street at the former home of the Fuelray Bar & Lounge ... Sigma Burger Pie promises "a fraternal order of food."

At least it's safely tucked away between LaGuardia and Thompson... Anyway, we feel for you.

Delta Phi offers an apology; but are they sincere? "If not, the wrath of 12th Street will be a good college lesson for any young man"


Jill has an update on the story she has been covering at Blah Blog Blah. She spoke with members of the Delta Phi fraternity on 12th Street. According to her post just now:

[T]he fraternity has said that they've made attempts to reach out to as many of their neighbors as they could to apologize for the disturbance their party caused.

In response to an email that I sent to both them and NYU, they have assured me that they will take great pains in the future to ensure that their parties will not attract as many people by limiting the number of invites distributed. They said that the turnout was unprecedented and unexpected, unlike any of the previous parties they had on Avenue C and that they do not have big parties every week, and plan only one more next semester, but they say it will definitely not be as big a party, and they will post notices around the block so that we will have advance warning.

Currently four people are living full time in the frathouse apartment. I recommended that they volunteer their services in the garden across the street from their house, which might go a long way toward a mutual understanding and respect for the community, the block and the East Village. I also think they will learn a thing or two about drinking.

Some other blogs have picked up this story and it is making the rounds around NYU also, so either they are on notice to be on their best possible behavior, or the news will make them more popular than ever and cater to that pent up frathouse demand that NYU's been missing all these years. Only time will tell if they are sincere about making amends. I for one certainly hope they are and keep to their word, as I will be holding them to it personally and I have their phone number. If not, the wrath of 12th Street will be a good college lesson for any young man.
