City OKs 15-story mixed-use retail-residential building on 14th and C

The city last week signed off on the necessary permits for the Rabsky Group to build a 15-story mixed-use retail-residential complex on the southwest corner of East 14th Street and Avenue C. (New York Yimby first reported on the approval last Friday.)

The demo permits to take down the former R&S Strauss auto parts store, which closed in April 2009, were filed last June.

What can you expect here some day?

A Karl Fischer-designed building, which will total 61,789 square feet. DOB permits show 8,578 square feet of commercial space on the ground floor. The remainder of the first five stories will host a community facility, which will span 18,937 square feet, and 50 apartments will sit above.

Any way to find out what the "community facility" will be? (its not in the links). I had heard a year ago they were shopping it as dorms but not getting the required long-term contracts, but perhaps that changed.

Anyone who lives in the area knows the L train, which only goes as far East as 1st Avenue, is a nightmare in the morning. Do these real estate developers take into account there's no viable mode of transportation over there? Not even CitiBikes!!! ;)

Real estate developers take nothing into account except the fact that there's money to be made; they won't be the ones squeezing into already overburdened subways and overcrowded buses. Many a morning I wait at 14th and A to catch a bus, and more often than not a couple of Avenue D buses go by without stopping because they are so full they can't take another fare. When this monstrosity opens, along with all the other shit coming in on Avenue A and on 14th between A and B, the word 'nightmare' won't even begin to describe it.

The MTA is looking for funding for expanding access to the L train. An entrance for Ave A and the widening of the entrances and turnstile points on 1st ave would happen is funding is acquired. Expanding L train access at 1st Avenue doesn't change the fact that the trains are too packed in the morning coming from Brooklyn that you can't even get on! And the bus situation is horrible. The M14 buses need to be transitioned to select bus service to keep them moving during the morning rush. But even that would just be a band aid.

Will the Con Ed plant explode for the grand opening of this new building or will the residents have to wait for one of the scheduled meltdowns/fires/explosions?
