Condos at former East 6th Street synagogue will start at just under $3 million

There's now a teaser website for the three condos that are being built at the former Congregation Mezritch Synagogue at 415 E. Sixth St.
Unfortunately, there's not much info there… except for the slogan: "History reimagined … For modern living" and some contact info.
And there's a rendering of sorts… which also shows the new top floor…
At the time when the condo plans were first made available several years back, some neighbors and preservationists were concerned about the size and scope of the new level.
As for pricing, the sign that arrived outside the under-renovation building notes that the condos start at $2.95 million…
As previously cut-n-pasted: The landmarked building between Avenue A and First Avenue was reportedly in disrepair and the congregation's population had dwindled. Synagogue leaders signed a 99-year lease with East River Partners worth some $1.2 million. The synagogue will retain some space on the ground floor for their use.

I would take out those stained glass windows facing south, why would the drawing include them?

Meaning this is a land-lease property, so in 99 years the actual property owners can technically refuse to re-sign (you loose your apt.) or demand whatever increase - this is what happened to co-op owners at Trump Plaza... the co-op board decided it would be better to buy the lease so people where hit with a million dollar fee ...
basically these apts. drop in value as time passes...I just don;t get it... ( I guess the thought is to sell at some nice profit in a few years ...)

LAND LEASE - no one in their right mind would pay premium $$ to buy in a building with a land lease; it's buying into a long-term issue. Even if your POV is "hey, I won't be here in 99 years" - well, future possible buyers (and their mortgage issuers) will care VERY VERY much, and you'll likely sell at a loss.
If it gives this synagogue a new, nice decent place of worship, which might actually increase membership,then I am supportive of that part of the deal. I've been in this synagogue a few times over the years. It IS a death trap! It's ad they couldn't afford to keep it up, but that thing was going to collapse very soon.
Now they can keep their space. And wake up the bros above at all hours on Saturday with a singing minyan!
My guess is that the synagogue and the next 3 or 4 round of tenants won't be around for the expiration of that lease. We are talking 100 hundred years folks.
Too bad its not three million Costa Rican Colones... I could swing that!
I sure hope they don't get to keep their No Paking zone! There are a couple of good spots there. The old funeral home on 7th St between 2nd and 1st Avenues has been residential for years, but still no parking....
There is almost no one left from the congregation; the people who had prayed there left for other congregations after their building was closed once the condo deal was made. In theory (that is according to posted signs), Mezritch was supposed to open as a synagogue again in 2012. Whatever is or isn't happening, isn't happening fast. In other words, don't hold your breath.
