Cooper 35 Asian Pub putting up a fight before being torn down



As I first reported two weeks ago, the building that houses the Cooper 35 Asian Pub is part of the recently signed development deal at Sixth Street and Cooper Square.

An employee at Cooper 35 confirms to Washington Square News that the bar will closed and be torn down in the coming months. The Bowery Alliance of Neighbors and Asian Pub are circulating petitions to landmark the building.

Cooper 35 Asian Pub part of development deal on Cooper Square



After seeing yesterday's news on the sale of the empty lot on Cooper Square at Sixth Street for $8.5 million ... I wondered if this meant the end of 35 Cooper Square too — currently the home of Cooper 35 Asian Pub. (Read the history of 35 Cooper here.) The parcel of land in question is 35-39 Cooper Square. I asked Massey Knakal if the sale included the space that houses the bar, which is adjacent to the Cooper Square Hotel. A Massey Knakal spokesperson confirmed that it does.

Here are a few details from the news release on the sale (PDF):

We generated over 30 offers in under 45 days,” said First Vice President of Sales, Joe Sitt who exclusively handled this transaction with the assistance of Massey Knakal’s Special Asset Strategy Group. “The buyer is a known and respected developer who performed as expected on a two week T.O.E. close. It just goes to show there is always strong demand when locations are prime,” added Sitt.

More on 35 Cooper Square

Just a quick follow-up on our post yesterday about the sale of 35-39 Cooper Square...

First, Goggla passed along this photo from 1909 of Copper Square between Seventh Street and Sixth Street from the New York Public Library database .... on the right, you can make out just a little bit of the building that was on the now-vacant corner...



Also, in July 2008, Jeremiah presented a thorough history of 35 Cooper Square... Here's just a portion of the building's history:

"In the 20th century, it became a home for artists. Painter and photographer J. Forrest Vey lived there after WWII. He rented the upstairs dormer rooms for $5 apiece to people like Joel Grey, star of Cabaret, and Claude Brown, author of Manchild in the Promised Land.

Mr. Vey once broke into the attic, which had been sealed ever since a man hanged himself there. He found Civil War newspapers, a stove-pipe hat, a sign that said '5-cent Hot Whiskey,' and a noose."


Appreciate 35 Cooper Square while you can... soon, it will be swallowed up by more glass and steel.

Something 28,998 square feet or so coming to Cooper Square (and goodbye Cooper 35 Asian Pub?)

Well, the lot that we've been keeping an eye on at Sixth Street and Cooper Square...



...has been sold. Curbed has the details about the all-cash deal for $8.5 million. "What's to come? We don't know! But here's a hint: 'The combined lot size is approximately 4,833 square feet, in a C6-1 zone, with a total buildable of approximately 28,998 square feet.'"

Anyway, all the best to the new owners. As Chris Flash pointed out in the comments: "That corner lot is a sink hole. The building standing there had to be taken down before it collapsed and every time they pave this lot with new cement, it sinks further. Go take a look -- it's very strange...."

The lot's address is 35-39 Cooper Square. ... The address for the Cooper 35 Asian Pub is, uh, 35 Cooper Square... hard to imagine this parcel staying put between the Cooper Square Hotel and the new development...

No sign of development sign on empty Cooper Square lot

Back in August, the development sign went up on the empty lot at Sixth Street and Cooper Square.... Never did see a listing for it at the Massey Knakal site.



Anyway, as of this week, the sign is gone...



Perhaps the lot has already been sold (doubtful) ... or maybe a new, bigger sign is going up? Regardless, we're curious about this sign development....

Doom and doomer: More of Cooper Square primed for development




As you can see, a brand-new "For Sale" sign has been hoisted up on the empty lot at Sixth Street and Cooper Square.... the sign just went up, and there's no listing for it just yet at the Massey Knakal site. Add this to the "doomed corners" list.

Cooper Square Hotel finishes building fence that looks just as out of place as the hotel

As I noted yesterday, workers were fencing in the garden spot along East Fifth Street outside the Cooper Square Hotel... How many Popsicle sticks were used to make this?




However, as you can see, the Coopsters left a slot in the Popsicle sticks for any fancy car parties they may have this summer...

A little bit of country on East Fifth Street

Man, I can almost hear the rooster crow reading the newish listing for this one bedroom home on East Fifth Street just east of Cooper Square. As the listing says:

Over on Cooper Square and Fourth Street, the new banner on the east side of 2 Cooper Square says that Spring Rentals are here! (A different sign went up on the south side in early April.) And there's a Web site!



But! When you get to the site... you actually learn that it's summer rentals...



...and you can register to receive information...

Cooper Union picture perfect to help sell 18 wheelers

On Sunday morning, we came across this tractor-trailer rig-a-ma-jig parked in the middle of Cooper Square at Seventh Street. A police car sat behind it. We were thinking it was some kind of bust. (Though if this was the case, there would have been about 500 police cars, helicopters...)



Then we spotted three-four men with cameras up on the west side of Cooper Square... A police office was standing with them as the group took photos of the parked truck....The newish Cooper Square was serving as a backdrop for the truck....




We asked the officer on duty if this was a photo shoot for a truck ad. He said something rather sarcastic like "yeah, how did you ever guess?"

After more photos (trucks are so hard to work with! The demands!) The truck and the police car moved on...



First a Cadillac TV spot and now an 18-wheeler print ad ... And who says the Coop isn't a model building?

On Cooper Square today... oh, how I missed the naked mannequins and charbroiled sizzlin' chicken...






And Cooper Square Hotel guests get this street fair as an added bonus for staying here this weekend...

2 Cooper Square looking for some "masculine, attractive, intelligent" Clive Owens types with kids — but, lordy, not kids who actually live with them!

Well, if you've been following along, then you seen our little 2 Cooper Square grow up right before eyes on Cooper Square at Fourth Street.... The 15-story rental-retail combo is coming along nicely....



Now! The difficult part. Getting people to move in. So we'd better get some sexy dude types to make us swoon... The casting call has gone out for the "2 Cooper Building Brochure and Web footage" project. An EV Grieve Reader and actor sent along the notice....



And the lead: Male / 40 to 50 / Caucasian




"Masculine, attractive, intelligent, a Javier Bardem or Clive Owen type occupation is not easily guessed, possibly has teenage kids who don't live with them"


They're also requesting submissions for extras from "New Jersey, New York, Puerto Rico."
