Construction watch: 22 Bond St./25 Great Jones

Construction continues at a glacial pace at 22 Bond St./25 Great Jones.

From Lafayette, you can see that workers are adding on to the Great Jones-facing exterior of the building ...

Right here.

As previously noted, the building will now house a 6-unit condo. (The building is officially 22 Bond Street, though it's also known as 25 Great Jones since the property extends through the block.)

BKSK Architects designed the exterior.

Here's what they have to say about it at the BKSK website:

What was a long-dormant 14-story superstructure originally intended to be a hotel is being remade into a more contextually sensitive and art-inspired residential loft building.

Plans for the through-block site include reducing the height of the existing tower, which faces Great Jones Street, by two floors and re-establishing the building’s street presence with new façades positioned on either lot line. Taking advantage of the site’s expansive exposure on Lafayette Street, the building will become a literal canvas for art with a giant, site-specific mural. Additionally, the deep site is bracketed by two facades of weathered steel on the north and south ends, framing an “art garden” within, visible to passersby through a large vitrine near the entrance on Bond Street.

Within the garden, landscape, an expansive mural, sculpture, and elevated trees are framed by architecture, transforming the building into a vessel for art. This building-as-art concept continues the neighborhood’s legacy as an incubator for art, where beginning in the 1970s, some the city’s most prominent contemporary artists emerged. This tradition has inspired a new generation of art installations – along Bond Street in particular – that work in concert with the architecture.

According to The Real Deal, the units range in price from $9.26 million to $19.88 million. Pricing starts at $3,200 — a foot.

At one point with different developers and architects involved, the property was going to be a hotel several years back.

25 Great Jones St. returns to the land of undead developments

Construction watch: 22 Bond St.

Just pointing out some activity at 25 Great Jones/22 Bond St., a long-dormant site that saw a handful of concepts (hotel!) and ownership partners through the years.

Now, though, the project has new life as a 6-unit condo, as The Commercial Observer reported back in the spring. (The building is officially 22 Bond Street, though it's also known as 25 Great Jones since the property extends through the block.)

Here are details via the Observer to refresh your memory:

BKSK Architects designed the exterior and TKA Studio is designing the interiors. The façade will be made of glass and Corten steel, or weathering steel, the same material that was used for the exterior of Barclays Center. The Lafayette-facing side will be painted with a huge abstract mural by artist José Parlá.

The rendering on the plywood points to a September 2015 completion.

Thanks to a reader who passed along a link to a post on The Real Deal that reveals the pricing:

All told, the building at 22 Bond Street/25 Great Jones Street in NoHo will have six duplex units ranging in price from $9.26 million to $19.88 million ...

Pricing starts at $3,200 — a foot.

25 Great Jones St. returns to the land of undead developments

Expect some activity soon on that concrete and cinderblock tower on Great Jones and Lafayette. Once conceived as a hotel back in the heady years of 2007-2009, the building has sat dormant for years … while changing ownership and what not.

Back in April, The Commercial Observer got the first look at the new rendering for 22 Bond Street aka 25 Great Jones Street. The developers are transitioning the unfinished building into six condo units.

And yesterday, Goggla noticed that the official rendering is now up on the plywood outside the hulking slab of broken dreams the unfinished building...

As for the look of the building, the Observer noted that BKSK Architects designed the exterior and TKA Studio is designing the interiors. "The façade will be made of glass and Corten steel, or weathering steel, the same material that was used for the exterior of Barclays Center."

Developers Second Development Services (SDS) and the Richport Group had some messy DOB paperwork to manage (stop work orders from previous owners). A look at DOB records shows that most of the necessary permits have now been approved.

No hotel but 6 condos for dormant NoHo building

There's new condo life for that concrete and cinderblock tower on Great Jones and Lafayette. Once conceived as a hotel back in the heady years of 2007-2009, the building has sat dormant for years … while changing ownership and what not.

The Commercial Observer had an update yesterday on 22 Bond Street aka 25 Great Jones Street, noting that developers are transitioning the unfinished building into six condo units.

Here's a look at a rendering…

Speaking of history, here's what Great Jones and Lafayette looked like in 1935

Your chance to buy a boutique hotel on Great Jones

A rather fascinating new listing has appeared at the the Massey Knakal site involving the seemingly dormant hotel project at 25 Great Jones at Lafayette:

A 13-story boutique hotel development slated for 48 guestrooms. The project awaits a flag or boutique operator to customize. The ground floor could be occupied by a hotel lobby and a lounge. The cellar could include a boardroom, spa rooms and offices. The demolition, excavation, concrete super structure, and construction lift are fully complete; whereas the interior partition framing and electrical are partially complete. A liquor license has been submitted and conditionally approved. The hotel is located in one of the most desirable downtown locations. Nearby hotel suites can go for as high as $650/night, as seen at the Bowery and Cooper Square Hotels. The adjacent luxury Great Jones Spa has expressed strong interest in a joint venture to provide services and direct access for the hotel. 22 Bond Street, a 25’ wide contiguous one story building, is available separately by Massey Knakal; it could be combined to enlarge the food and beverage space of 25 Great Jones if needed. Hotel opportunities are exceedingly rare in this historic district enduring little or no future competition in this trendy downtown location.
