Sales underway at the 'bespoke' La Botanica on 6th Street

Sales have commenced at La Botanica at 619 E. Sixth St., described online as "five bespoke residences overlooking a botanical garden." 

The new building, six-plus years in the making, is across from the 6BC Botanical Garden between Avenue B and Avenue C ... which was apparently the inspiration for the name. 

We first heard about this project in January 2016. The end result is five units, priced from $2.95 million to the two-level penthouse, which has a $6.995 million ask.

Per the Streeteasy description: "La Botanica's biophilic design philosophy brings the outdoors inside while maximizing light, fresh air, and intimate streetscape views."

The penthouse soaks in the East Village streetscape through its two-story-high, 23-foot-wide, black steel-framed glass wall that opens to a pair of Juliet balconies. The soaring, double-height living room overlooks the garden across the street. Looking south, this glorious vista includes the stepping roof gable and ivy-covered brick and terracotta facades of the Calvert Vaux-designed former school building across the street.

The previous one-story structure (housing a furniture designer) at 619 E. Sixth St. hit the market for $5.4 million in November 2013 before selling for $4.3 million.

There's finally some noticeable progress at 619 E. Sixth St., where a 6-story residential building is rising...

I first heard about this project in January 2016. It has seemingly taken a long time to knock down the previous one-level structure and get to this point.

At that time, an EVG reader who lived nearby wrote in to say:

Any inside info into the hole in the ground at 619 E. 6th St., whose progress seems to be quite stalled? Needless to say we could all do without the permanent obstruction there, including the daily dumps taken inside the walkaround created by the plastic dividers. What a (literal) shitshow.

Way back in November 2013 we posted about the one-story structure at 619 E. Sixth St. between Avenue B and Avenue C hitting the market for $5.4 million.

The listing mentioned that air rights for the property were available.

Indeed, the new owner is taking advantage of that wasted air. There are now (as of December) approved permits on file with the city for a 6-story residential building here.

The work order shows a 9,235-square-foot building with five residences, likely condos. Amenities include bike storage and a two-car garage ... and the 2-floor duplex at the top includes a private rooftop terrace.

The LLC listed as the owner shares the address with Mermelstein Development. DXA Studio Architecture is listed as the architect of record.

To the architect-ese:

This ground-up building faces an inner-block garden on 6th Street in the East Village. A desire for full expanses of glass to view the garden and the skyline beyond presented a challenge with the heat gain associated with direct southern exposure. The design includes flexible, folding wood slat screens within steel frames that provide solar shading when needed, but that allow unencumbered views when repositioned to the sides of the facade.

The space apparently had been home to a Japanese furniture designer. Public records show that the property went for $135,000 in 1993. The selling price last year was $4.7 million.

Single-level garage/workshop asks for $5.4 million on East 6th Street

One-story structures seem to be a rarity/luxury in the East Village these days. Build! Build! On that blanket statement, the single-level building at 619 E. Sixth St. between Avenue A B and Avenue B C is now on the market.

There's not a whole lot of info on the listing at Citi Habitats:

Currently set up as one story garage/workshop. Tenant will vacate with 90 days notice. Lot size 25.67x90.83 Max FAR 4 FAR as is .95. As of now Max buildable sf 9,464.

So you have some air rights there.
