What it costs 'to own one of the few remaining totally raw lofts downtown'

5 E. Third St. just east of the Bowery is new to the market. Here's the listing via Brown Harris Stevens:

Amazing opportunity to own one of the few remaining totally raw lofts downtown. This is the one you've been waiting for. A modern key lock elevator opens into this top floor loft in the historic Wyoming Arts Condominium, a boutique CONDO building of eight full floor residential lofts.

This ninth floor loft has 16 windows and four exposures. The wall of south facing windows give great light and views of sky, iconic water towers and the Bowery Hotel across the street. The bones of this generous space are superb. There is a full bath and an additional water closet providing the plumbing and waste lines for two baths. Restore the original wood floors and expose as much of the brick walls as you choose.

Price: $2.6 million.

The viewings start tomorrow.

Speaking of views, here's a look out a window to the southwest...

There is a 13-story, 30,000 square-foot mixed-use residential development going in on the northeast corner of the Bowery and East Third Street that might spoil the view from a few of the west-facing windows.

An East 9th Street loft remains for sale, though now it's 'virtually staged'

Back in the summer, we looked at 735 E. Ninth St., a nice 3,300-square-foot loft space between Avenue C and Avenue D.

There's a new broker now for the space... as well as some new photos on Streeteasy ... and not just any photos:

This apartment has been virtually staged with a 3D animated video to show what this historic quintessential loft gem can be turned into. This the best deal in town! This unique downtown artist loft in an historic East Village building is finally available!

Oh! You don't always get to see a virtually staged loft around here...

Thoughts on what this can be turned into?

The price remains the same at $3.3 million.

Buy a loft building — with your very own billboard! — on the Bowery

Over on the Bowery near East Fourth Street, this five-story "loft building" is on the market for $6.5 million. Let's see what you get, via Massey Knakal:

[T]his 5 story plus lower level loft building is configured with floor through live-work lofts, ground floor retail, and a lower level bar. The building currently has signage which is leased out to Van Wagner for fifteen years fifteen years with 10% increases every 5 yrs. The retail and lower level are occupied by one tenant doing business under two names: Antik and King’s Cross, which are two of the trendiest Downtown bars and clubs. Their lease is a fraction of market at only $28/SF. Meanwhile, the average loft rents for $33/SF, which is half of market. The building is an excellent opportunity for an investor looking for long term upside in the below market rents.

First, are Antik and King’s Cross really "two of the trendiest Downtown bars and clubs"?

And! Billboard!

We always wanted to own a billboard.

Here's what's advertising up there now...photographed during The Storm of the Saturday®...

That is so true. No one is safe!

• Your kindly old landlord just sold your apartment building to a hotshot developer.
• You saw your new upstairs neighbors move in a drum kit and keyboards

Oh, sorry — we'll stop...

The law that reshapes NYC's loft landscape

A little late on this story from Tuesday... Here, via Crain's...

Just before midnight Monday, Gov. David Paterson signed legislation that vastly expands the law protecting residential loft tenants. A last-minute deal was worked out with the Bloomberg administration to exclude 13 of the city's 16 Industrial Business Zones from the law, which legalizes the residential use of buildings in industrial areas.

I asked Curt Hoppe, who has lived and worked in a loft at 98 Bowery since 1976, for his take on the legislation.

"This is really good for the city and its artists... and, in the end, good for everyone," Hoppe said. "I never heard of anyone coming to New York to see an investment bankers' neighborhood."

Legislation to protect loft tenants permanently passes Senate

Per the news release distributed late yesterday afternoon...

Legislation sponsored by Senator Martin Malavé Dilan (D-Brooklyn) passed in the Senate extending basic protections to those calling commercial loft space home.

S.7178A, amends the “Loft Law,” ensuring that residential lofts will be brought into compliance with laws regarding housing maintenance, health, safety and fire protection standards. This legislation marks the second time in 28 years that the legislature has extended loft tenant protections. Senator Dilan’s bill would make permanent loft tenant protections to buildings containing two or more units.

“Thousands of people living in the city call these lofts home. Many of these units have escaped most of the tenant protections offered to traditional rentals. This legislation will bring these properties up to code, protecting tenants and landlords’ investments,” said Senator Dilan.

The bill has passed both houses and awaits Gov. Paterson's approval.
