You HAD your chance to buy the 7-Eleven retail space on the Bowery

Back on Nov. 26, we noted an investment opportunity for you involving the retail condo at 351 and 353 Bowery between Third Street and Fourth Street... home of the 7-Eleven.

The single-tenant retail condominium was going for $6,915,032. (I had the .032!)

Anyway, YOU ARE TOO LATE. Commercial Property Executive reported last week that the 2,156-square-foot retail space sold for $6.9 million to a "private investor."

Public records show that the building last traded in 2019, when the seller acquired it from HK Organization for $4.6 million.

This 7-Eleven opened in December 2011. The 7-Eleven recently extended their lease through December 2034, with contract terms featuring a 10 percent rent increase every five years.

Fast-casual bowl alert: Sweetgreen opens today on the Bowery

That new outpost of Sweetgreen that we mentioned a few times (here and here) opens today (Jan. 14) at 347 Bowery.

Sweetgreen has opened nearby outposts on Astor Place and University Place in recent years.

The fast-casual restaurant is the first retail tenant in the ground floor of No. 347, the Annabelle Selldorf-designed 13-story luxury building that features five stacked town homes here at Third Street.

Update: Sweetgreen does accept cash.

Sweetgreen status check on the Bowery



As we first noted on Aug. 12, Sweetgreen is setting up in the retail base of the 347 Bowery condoplex.

This is the first business for this corner space at Third Street ... and as these photos from Friday via EVG regular Lola Saénz show, this outpost is a ways off from opening...



The California-based chain recently boosted its valuation to $1.6 billion.

Fast-casual chain Sweetgreen bringing the salads and bowls to the Bowery



The ever-expanding Sweetgreen chain is opening a location at 347 Bowery. Signage for the line-inducing fast-casual restaurant is now up in the windows here at Third Street...



This marks the first retail tenant in the ground floor of No. 347, the Annabelle Selldorf-designed 13-story luxury building that features five stacked town homes. In early 2018, signage arrived for Pilotworks, which was planning a "culinary incubator" for its food businesses to sell products. Those plans never materialized as Pilotworks tanked in the fall of 2018.

Sweetgreen has opened nearby outposts on Astor Place and University Place in recent years.

Looking at two dormant Bowery storefronts



In June 2017, there was news that The New Stand — a hipsterized convenience store — was opening a retail outlet at 306 Bowery, Patricia Field's former storefront.

Fifteen months later, the space between East Houston and Bleecker sits very empty... without any signs of activity...or any signs at all...



The New Stand didn't respond to an email query about the address. The company, with several NYC locations, is reportedly expanding elsewhere in the country.

Meanwhile at 347 Bowery at Third Street...



The ground-floor retail is still vacant. Early this year, signage arrived for Pilotworks, which was planning a "culinary incubator" for its food businesses to sell products.

The market was set to be open by now. The Pilotworks signage is gone... and the space sits empty...



A rep who gave me the information in February is no longer working with Pilotworks. The new contacts did not respond to questions on the status of the project.

Also, the COOL tag that arrived on or about Aug. 12 remains on the side of the retail-residential complex, where the penthouse fetched $17 million...

More about the new venture from Pilotworks on the Bowery



Two weeks ago I mentioned that Pilotworks was the new commercial tenant at 347 Bowery. (Just the ground-floor space.) That was after spotting signage touting Pilotworks — which offers co-working space for food professionals — arrived on the corner here.





A rep for Pilotworks shared more about what they will be doing with the space. (Basically businesses who are part of Pilotworks will be selling their stuff here.)

Retail space at 347 Bowery sells for $20 million



A transaction from last week to note... in which developer Urban Muse sold the 8,400-square-foot commercial space at the base of 347 Bowery for $20.3 million, according to The Real Deal.

This is the two-level, bank-branch looking storefront at Third Street...



No word on a tenant (or tenants!) for the space. And no mention of the rent at RKF.

The listing notes:
"With a mix of luxury contemporary fashion labels, high-end dining options and influential neighbors, the area is a perfectly curated mix of downtown cool and cultured sophistication."



The listing does not divulge that this retail opportunity is directly next door to a 7-Eleven.

Full FULL reveal at 347 Bowery



Workers this week removed the last of the scaffolding and sidewalk bridge surrounding 347 Bowery.

The Annabelle Selldorf-designed 13-story luxury building at Third Street features five stacked town homes.

This angle also allows for a view of the now-demolished former 3 E. Third St. Brooklyn-based Barrett Design is dropping in a seven-story mixed-use condoplex on that lot...



As for No. 347, the homes will sit atop the two-story commercial base... which looks pretty bank-branch drab compared to the residential portion of the condoplex...



...drab like the former Chase branch on Second Avenue and St. Mark's Place.

Full views of the zinc-clad 347 Bowery



Workers have removed the construction netting from the Annabelle Selldorf-designed 347 Bowery ... allowing for full views of the 13-story luxury building with the zinc panels at Third Street ...







As previously noted, the building will feature five stacked town homes: "The four duplex units and penthouse triplex each have a central spiraling staircase and suspended catwalk which overlooks the main living space and provides a separation between the master and secondary bedrooms."

According to Streeteasy, two of the units are in contract with three left for sale.

The homes will sit atop a two-story commercial base.

No. 347 was previously the Salvation Army's East Village Residence.

347 Bowery getting its zinc supplements



Just taking a look at the schmancy, Annabelle Selldorf-designed 347 Bowery ... where the zinc panels started arriving at the 13-story luxury building at Third Street late last week...







And eventually one day, No. 347 will look like...

And here's more about the five homes that will reside here:

The four duplex units and penthouse triplex each have a central spiraling staircase and suspended catwalk which overlooks the main living space and provides a separation between the master and secondary bedrooms.

According to Streeteasy, only one of the units is currently on the market — a three bedroomer for $7.5 million. As previously noted, the $17-million penthouse (a record $$$$ for the Bowery) is already in contract after just three days on the market.

The homes will sit atop a two-story commercial base, which will be — FYI — "clad in light gray Kolumba brick complementing the zinc panels of the tower."

The penthouse at 347 Bowery sells for $17 million (or somewhere in that $$$ ballpark)



It doesn't look like much now behind the construction netting, but 347 Bowery likely just set a price record for the Bowery.

The three-floor penthouse at the 13-story condoplex is in contract after three days on the market, Curbed first noted. The asking price had been $17 million. (That's just an estimated monthly moetgage payment of $80,673, per Streeteasy.)



The transaction hasn't hit public records yet, so it's unclear what the buyer actually paid for the penthouse. According to Curbed, the Bowery condo record was previously held by a penthouse at 250 Bowery, which closed for a paltry $5.5 million last year.

The stacked townhomes of 347 Bowery are now available for purchase



Yesterday marked the first day of sales for 347 Bowery, the 13-story condoplex that replaced the Salvation Army's East Village Residence at East Third Street.

As Curbed noted, only one of the five residences is now available — a $7.5 million three-bedroom, three-bathroom unit.

Some details per Curbed:

The building will be home to just five expensive condos (four duplexes and the penthouse), starting at $6.5 million for the cheapest and going up to $17 million for the three-floor, tower-topping penthouse. True to form, each apartment will also have ultra-luxury finishes, including cabinetry designed by Selldorf Architects and "disappearing kitchens" outfitted in white oak and soapstone.

There will also be a private entry on 3rd Street through a "landscaped mews" lined with seasonal greenery, including magnolias and evergreen shrubs.

Disappearing kitchens! (I'd be happy with disappearing dirty dishes.)



The building will also feature several retail spaces.

Branded sidewalk bridge arrives at 347 Bowery along with prices for the million-dollar condos



There are finally more details to note about 347 Bowery, the 13-story, 30,000 square-foot mixed-use residential development rising at East Third Street.

All we heard before was that the project will feature five 3-bedroom homes ranging from 2,100 to 4,000 square feet, two 2,000-square-foot commercial units and one 6,800-square-foot retail unit.

First! The 347 Bowery branding went up on the sidewalk bridge over the weekend...





Meanwhile, Curbed reported yesterday that units at the former home of the Salvation Army's East Village Residence will start at $6.5 million. (Curbed has some interior renderings too.)

Here's more:

[C]eilings in the living areas will reach nearly 20 feet, and each apartment will have a handcrafted staircase of plaster and white oak. On the upper floors, the master bedroom will be separated from secondary bedrooms by way of a catwalk. All condos in the building will have a terrace.

And per the marketing materials: "The building's transformation, from a former Salvation Army shelter to an upscale condo, is a testament to the neighborhood's changing demographics."



Sales are expected to start later this month.

Reaching the top at 347 Bowery



Looks as if workers have reached the top at 347 Bowery. (We've been waiting for some kind of ceremonial flag atop the structure at East Third Street.)

By our count, that's 13 floors... (these photos are from Sunday...)





And the recap: Workers demolished the Salvation Army's former East Village Residence that was on this corner … to make way for a 13-story, 30,000 square-foot mixed-use residential development.

Per developer Urban Muse, the project will feature five 3-bedroom homes ranging from 2,100 to 4,000 square feet, two 2,000-square-foot commercial units and one 6,800-square-foot retail unit.

Annabelle Selldorf, who designed the nearby 10 Bond Street, is listed as the architect of record.

Let's take a look at 347 Bowery, now and in the future



At last look in early September, the first floor was just visible at 347 Bowery, where a view-blocking (if you live right next door at 52E4), 13-story, 30,000 square-foot mixed-use residential development is rising.

Now it looks to be past the halfway mark at 7 (or 8?) floors here at East Third Street ...



Developer Urban Muse has designs on five 3-bedroom homes ranging from 2,100 to 4,000 square feet, two 2,000-square-foot commercial units and one 6,800-square-foot retail unit.

Annabelle Selldorf, who designed the swanko 10 Bond Street, is listed as the architect of record. Here's a rendering for the building that we spotted on her firm's website (when you click on the image for more info there, you get a "page not found" message)...



Oh, balconies! Anyway, thoughts on the new building?

Expect something else new right here some day. As previously noted, the lot adjacent to 347 Bowery at 1-3 E. Third St. is also for sale as a development site.
