183 Avenue B will be demolished for a new 8-story residential building



Reps for the owner of 183 Avenue B have filed plans for a new 8-floor residential building.

According to the permit filed with the city on Tuesday, the building will have 12 residential units with ground-floor retail.

New York Yimby, who first reported on the filing, note that the units will "most likely [be] rentals based on the average scope of 689 square feet."

First, however, the current four-story building must be demolished. Those demo permits were filed with the city in April.

In January 2017, we reported that Corcoran listed the property with a $4.75 million ask. The building — with air rights intact — sold for that exact amount in April 2017, per public records. The DOB permit lists Richard Pino via the Tompkins 183 LLC as the owner.

As previously reported, there were reports of damage to No. 183 in early 2013 during the never-ending construction next door at what became the luxury rentals known as The Hub.

I am somewhat shocked that a 4 story building can have air rights of twice its current size. It is also concerning that new buildings can cause so much damage to neighboring buildings and apparently have zero liability. This will be an unwelcome 8 story eyesore to Ave. B.

As owners tear apart the village, they will soon see that no one wants to live in a constant construction zone.

It would serve them right if while building this building they damaged The Hub beyond repair.

I've lived across the street at 192 Avenue B for 8 years. The construction of The Hub was a terrible multi-year experience. Might be time to leave.

When did 8 stories become OK in the neighborhood? wasnt the zoning always at 7?

@Mark White - Zoning on the side streets was always capped at 6 stories; city law prevented any building going higher unless an elevator was installed, and no one was going to pay to put elevators in tenements, the stairs were good enough for the huddled masses. I can't pinpoint exactly when things changed - I believe it was sometime during one of the Bloomturd administrations - but I think we all know why they did.
