Rite Aid signage arrives at the Niko East Village on Avenue D
The Rite Aid signage arrived back on Friday in the retail space of Niko East Village, the 12-story retail-residential complex via L+M Development Partners on Avenue D between Sixth Street and Seventh Street...
To recap: The lots previously along here housed one-level storefronts that included a Rite Aid, which relocated one block north to the ground floor of Arabella 101. Rite Aid had signed a lease to return to the retail space in this building.

As for Niko, the rentals are underway. Rents start at $2,800 a month and go up to nearly $6,000.

Rentals underway at The Niko on Avenue D

The rental period (h/t Curbed!) has kicked off over at The Niko, the 12-story retail-residential building via L+M Development Partners on Avenue D between Sixth Street and Seventh Street. (The previous businesses here were part of the 79-89 Avenue D parcel, though the Niko is using 751 E. Sixth St.)

NIKO East Village debuts on Avenue D and 6th Street
The construction phase is winding down at 79-89 Avenue D, the site of a 12-story retail-residential building via L+M Development Partners.
The banner announcing the building's name here between Seventh Street and Sixth Street was recently unveiled — say hi to NIKO East Village (H/T Dave on 7th!) ...
Not sure exactly what NIKO stands for in this usage. There's a teaser website where potential renters can request more info on the units.
In April, the affordable housing lottery launched for the building. NIKO includes 28 permanently affordable units (out of 110 total). Residents who qualify for the housing have until June 26 to apply for one of the units. Find the details here.
Amenities at the address — officially 751 E. Sixth St. — will include a fitness center, landscaped roof deck and an outdoor terrace.

Affordable housing lottery underway at 79-89 Avenue D
The affordable housing lottery is now open for 79-89 Avenue D (aka 751 E. Sixth St.).
The 12-story retail-residential building via L+M Development Partners here between Seventh Street and Sixth Street features 28 permanently affordable units (out of 110 total).
The mixed-income units are available to those earning 40, 60 and 130 percent of the area median income. These units range from $596 a month for studios to $2,519 a month for two bedrooms.
Amenities here will include a fitness center, landscaped roof deck and an outdoor terrace.
The address was previously one-level storefronts that included a Rite Aid, which relocated one block north to the ground floor of the Arabella 101 building. Rite Aid signed a lease to return to the retail space at No. 79.
Residents who qualify for the housing have until June 26 to apply for one of the units. Find the details here.
The other units in the building have not yet hit the rental market.

Construction watch: 79-89 Avenue D
Checking in on 79-89 Avenue D, the 12-story retail-residential building nearing completion here between Seventh Street and Sixth Street.
As previously reported, the project by L+M Development Partners will include 110 apartment units (rentals!), 22 of which will be permanently affordable. Amenities will include a fitness center, landscaped roof deck and an outdoor terrace.

Construction watch: 79 Avenue D
The first floors of the all-new 79 Avenue D are now visible above the plywood here between Sixth Street and Seventh Street.

As previously reported, L+M Development Partners are putting up a 12-story retail-residential building that will include 110 apartment units, 22 of which will be permanently affordable. Amenities will include a fitness center, landscaped roof deck and an outdoor terrace.
Gone are the one-level storefronts including Rite Aid, which relocated one block north to the ground floor of the Arabella 101 building. Rite Aid signed a lease to return to the retail space at No. 79.
The project is expected to be completed in 2018. It will look something like the rendering on the plywood...

7th Street residents angered after developer cuts down the wrong tree

Over at 79-89 Avenue D, L&M Development Partners have been prepping for a 12-story retail-residential building with 110 dwelling units here between Sixth Street and Seventh Street.
On Wednesday, residents at 274 E. Seventh St. said they were angered to discover that workers "mistakenly cut down a six-story tree" in the backyard of their co-op building.
A resident with knowledge of the situation said that L&M had a work order to remove one tree — from 278 E. Seventh St. However, the crew cut down that tree as well as the one behind No. 274.

The residents contacted the Department of Buildings via 311, and were told that it wasn't a DOB matter. The 311 rep suggested calling the police.
As for the loss of the tree, the resident said that an L&M rep confirmed they made a mistake and are prepared to do something for the co-op "within reason."
"What could possibly make whole the loss of the sole grace note of our backyard, shading our apartments in the summer, announcing the arrival of spring when it's buds peeped out, the golden light that filtered through its changing leaves in the fall and the shelter it provided squirrels, blue jays, sparrows and rare hawk visits?"

Former Avenue D Rite Aid has been demolished to make way for a 12-story building
Workers have wrapped up the demolition of several one-level storefronts, including Rite Aid (and Shady's pizza!), on Avenue D between Sixth Street and Seventh Street...
In January, the Rite Aid relocated one block north to the vacant retail space in the Arabella 101 building.
As for 79-89 Avenue D, the approved permits on file with the city show a building with a total of 96,038 square feet (7,868 of them for the retail component). There are 110 dwelling units listed.
L&M Development Partners, one of the groups involved in the Essex Crossing development at the former Seward Park urban renewal site, bought the three parcels of 79-89 Avenue D in 2014 for $12.5 million.
We have not seen any renderings for the new building just yet. GF55 Partners, whose area work includes Jupiter 21 and 48 Bond, are the architects of record.

Demolition permits filed to level the former Rite Aid and 2 other empty storefronts on Avenue D

On Monday, we reported that the Rite Aid on Avenue D has relocated one block to the north.
DNAinfo pointed out yesterday that there are now permits on file with the city to demolish the one-story storefronts at 79-89 Avenue D between East Sixth Street and East Seventh Street.
As previously noted, a 12-story building with a total of 96,038 square feet (7,868 of them for the retail component) will rise here. There are 108 dwelling units in the works. A spokesperson for L+M Development Partners confirmed to DNAinfo that the building will also feature some inclusionary housing.

The plans show a building with a total of 96,038 square feet (7,868 of them for the retail component). In total, the plans show 108 dwelling units.
The Real Deal reported last May that the developers could build to 96,400 square feet with an inclusionary housing bonus. So given the dimensions, we're assuming that some of the units will be set aside for that.
In a previous post about 79-89 Avenue D, a commenter said that the Rite-Aid would temporarily move to the still-empty retail space the next block up at Arabella 101 … then return once the new building is complete. (We haven't heard anything official about this.)

1st sign of future development at 79-89 Avenue D

Workers were on the scene yesterday at 79-89 Avenue D taking soil samples.
As previously reported, plans call for a 12-story, mixed-use building here on the west side of Avenue D between East Seventh Street and East Sixth Street. The space is currently home to Rite Aid and two long-empty storefronts.
The Real Deal reported in May that "the existing single-story structure contains 72,300 square feet of floor area, which can be expanded to 96,400 square feet with an inclusionary housing bonus."
L&M Development Partners, one of the groups involved in the Essex Crossing development at the former Seward Park urban renewal site, acquired 79-89 Avenue D for $12.5 million.
There aren't any construction plans on file yet with the DOB.

Just about a year ago news broke that 79-89 Avenue D — three single-level buildings — was for sale. Aside from two vacant storefronts, the address here between East Seventh Street and East Sixth Street includes the Rite Aid.
The space is now ready for new development. The Real Deal reported last evening that L&M Development Partners bought the parcel for $12.5 million. (The asking price had been $22.5 million.)
Plans call for a 12-story, mixed-use building here on the west side of Avenue D. And as The Real Deal notes, "The existing single-story structure contains 72,300 square feet of floor area, which can be expanded to 96,400 square feet with an inclusionary housing bonus."
Meanwhile, we have heard rumors that this Rite Aid will be closing in the coming weeks. However, there hasn't been any official announcement. This would make the second Rite Aid in the East Village to close to make way for new development.

Report: Space that houses Rite Aid on Avenue D hits market for $22.5 million

That above stretch of retail that includes a Rite Aid on Avenue D between Seventh Street and Sixth Street hit the market today for $22.5 million, The Real Deal reported. The site is earmarked for a residential development that "could potentially rise 12 stories" — particularly with "the creation or preservation of affordable housing."
In a news release announcing the sale, Eastern Consolidated's Alan Miller said, "The residential portion of the building will, no doubt, provide spectacular views of Manhattan as well as views of the East River and beyond."
