A look at the residences coming to Thirteen East + West on East 13th Street

Meanwhile, one block over from Douglas Steiner's new condo project... the broker bunting now adorns the sidewalk bridge at the incoming condos dubbed Thirteen East + West on East 13th Street (No. 436 and 442) between Avenue A and First Avenue.
There is now a teaser site up and running with some renderings of the residences that await.

And now the interiors... starting with the lobby... the rest of the renderings might be self-explanatory...
As previously noted, each building has 6 floor-through homes, all with private outdoor space. Pricing will start at $2.3 million; $3.4 million for the penthouses via broker Ryan Serhant. The penthouses at each building will have their own private garages and roof decks.

Demo time for East 13th Street garages that will yield to luxury condos
Construction of the incoming condos Thirteen East + West entered the next phase yesterday … as workers started to erect the sidewalk bridge at 436 and 442 E. 13th St. between Avenue A and First Avenue …
The two garages that were sold earlier this year on this block will be demolished to make way for six-story buildings that will house floor-though condos. The penthouses at each building will have their own private garages and roof decks. Pricing will start at $2.3 million; $3.4 million for the penthouses via celebrity broker Ryan Serhant.

Back in June, the developers unveiled the luxury condos with a street-art competition that saw murals go up on the soon-to-be-demolished structures. The mural theme: transience. According to the news release announcing the competition: "Buildings go up, buildings come down and art too is victim to the vicissitudes of time."

Maybe keep your windows closed over here for awhile

As you may know, the directionally named luxury condos Thirteen East + West are in the works at 436 and 442 E. 13th St. between Avenue A and First Avenue.
An EVG reader notes that there is activity of late at No. 442, where there's an Area 51-looking scene unfolding on the rooftop of the former mystery garage… turns out there are posted notices for asbestos removal here…
Per the reader: "Neighbors on East 13th as well as on East 12th are warned to perhaps keep their windows closed during this tear-down procedure."
No. 442 was previously home to the mysterious Electrical Motor Maintenance, which never seemed to be in operation. Still, for years, the rooftop boasted several venting units that were alway purring away, protected with an anti-crime lighting system. What were they protecting?

Temporary art and future condos on East 13th Street
On Thursday night, developers for the directionally named Thirteen East + West at 436 and 442 E. 13th St. between Avenue A and First Avenue unveiled the luxury condos with a street-art competition featuring ArtBattles, a nonprofit dedicated to "creating live art events and competitions to expose emerging artists to the public."

According to New York Business Journal, the two artists in the competition — "King of New York" Cernesto and El Niño de Las Pinturas — incorporated a "'transient theme' into their works, reflecting how their murals will only be temporary before demolished and made into luxury towers."

Broker Ryan Serhant, one of the real-estate agents featured on Bravo's "Million Dollar Listing New York," told New York Business Journal:
"We really wanted to highlight what the East Village is all about, which is stories and characters and art — and street art specifically. These two projects specifically are being done with the blood sweat and tears of the East Village, one thousand percent."
According to Serhant, each building has 6 floor-through homes, all with private outdoor space. The penthouses have their own private garages and roof decks. Pricing will start at $2.3 million; $3.4 million for the penthouses.
Meanwhile, back to the New York Business Journal:
David Amirian, principle of The Amirian Group, said the towers will fit into the neighborhood nicely.
"We think this will be a great addition to the neighborhood, you know we aren't building a 20-story glass structure where its going to be infill. We hope its going to be a very big part of the neighborhood in the future," Amirian said.

And tonight on East 13th Street … there's the unveiling of the directionally named Thirteen East + West at 436 and 442 E. 13th St. between Avenue A and First Avenue… here's the invite that several EVG readers received
There will be a street-art competition and other stuff. The broker is Ryan Serhant, one of the real-estate agents featured on Bravo's "Million Dollar Listing New York." One invitee told us that Bravo will be shooting scenes for the show tonight.

A look at the new luxury condos coming soon to East 13th Street
Work is underway at 436 and 442 E. 13th St., where two 6-story luxury developments will rise from the former garages...

And yesterday, developers Amirian Group and Bridgeton Holdings — who bought both properties for $9.5 million — posted the renderings for the new condos on Instagram …

Per the Instagram post:
"Each building has 6 floor-through homes, all with private outdoor space. The penthouses have their own private garages and incredible roof decks. Two and Three bedrooms. Pricing from $2.3M. Penthouses start at $3.4M."
And!
We are unveiling more renderings and floorplans this Thursday from 5 to 8 PM along with @artbattles and the kids of Walk of Art and EBC High School [in Brooklyn], who will be staging a street-art competition to kick-off the projects.
The buildings are dubbed Thirteen East + West, according to New York Yimby.
This will be a busy block here between Avenue A and First Avenue for construction. Across the street, workers continue to prep the former Peter Stuyvesant Post Office for demolition to make way for an 8-story retail-residential building.
Meanwhile, the residents of 444 E. 13th St. sued their landlord last week, accusing him of ongoing threats and harassment.

Tracking the coming changes to East 13th Street between Avenue A and 1st Avenue
For starters, workers have prepped the former Peter Stuyvesant Post Office for demolition, as we've been reporting.

As previously noted, an 8-story retail-residential building will eventually rise here. The residential entrance will be on the East 13th Street side. The project is awaiting city approval.

Across the street at 444 E. 13th St., the ground-floor space where that brick wall currently resides ...
is being marketed for use as retail or a restaurant…
According to the listing, the "Landlord will present as a restaurant ready space." The asking rent is $10,000 a month.
The city approved the work on the new storefront space on Tuesday, per DOB records.

And then we have the garages on the block. As The Commercial Observer reported last month, developers Amirian Group and Bridgeton Holdings bought both properties — No. 436 and 442 — for $9.5 million…

Coming soon: Two 6-story luxury condos (one residence on each floor). Each building will include garages, balconies, roof decks and fitness centers. (Bedford + Bowery, who first reported on these developments, has more details here.)
Perhaps the influx of new residences will put an end to revolving door of restaurants, at least at 432 E. 13th St.

Photo Tech Repair Service is moving away from its home on East 13th Street between Third Avenue and Fourth Avenue ... they'll be merging with their West 34th Street location... And the space is for lease.
Interesting to see what happens along here at the southeast corner of Fourth Avenue and East 13th Street where Brothers Deli and Dryden Gallery cleared out... Construction has picked up again...
Heard a few rumors of a restaurant for the corner spot... Anyway, the listing looked like this...

[Updated] Fire at East Yoga on East 13th Street and Avenue B
EVG reader @grahamashcraft reports that the FDNY has responded to a report of a fire on the southeast corner of Avenue B at East 13th Street...

Per the East Yoga website:
No one was in the studio and the surrounding businesses and people living in the building are all okay. So we are counting our blessings that the extent of the damage is limited to our physical space.
While the damage is extensive, we are hopeful that we will be up and running again in a few weeks time. We are so thankful for the outpouring of support that we have already received. It's been truly incredible how many hugs, phone calls, texts, offers we have had so far. This is when you really understand how powerful our community truly is.

A memorial at 236 E. 13th St.
Last Friday night, an EVG reader noted the presence of two fire trucks and two ambulances around midnight on East 13th Street between Second Avenue and Third Avenue. According to the reader, the NYPD "would only say mind your own business." Paramedics were working to revive a young man who "looked dead."
We never heard anything else about this until last night, when another reader said that the stoop at 236 E. 13th St. was covered in flowers and candles. The word among neighbors was that the young man had died.
We don't have any other information at this time.
