A record-setting sale at 221 First Avenue


Massey Knakal sent out a news release yesterday about the sale of 221 First Avenue between 13th Street and 14th Street for $4.4 million. The buyer and seller weren't named.

According to the release:

The four-story property is approximately 3,954 square feet and sits on a 22’ x 56’ lot. There are three fully renovated three-bedroom apartments that are free market. The 1,050 square foot retail unit on the ground floor is currently leased to SeƱor Pollo, a Latin American chicken and sandwich bistro. The 3 floor-through apartments which rent on average for $4,900 per month benefit from fireplaces, exposed brick, and either a private roof deck or large terrace. The property also benefits from its close proximity to transportation, shopping, dinning and parks. The sale price equates to $1,112.80 per square foot.

This sale represents the highest price per square foot ever paid for a mixed-use investment property in the East Village,” said Massey Knakal Vice Chairman John F. Ciraulo ...

First Avenue Rite Aid still hasn't shoveled their sidewalk

From the EV Grieve inbox...

I live on 1st Ave & work on 5th St between 1-2. The Rite Aid on the corner of 5th St & 1st, 81 First Ave, has not shoveled their sidewalk — this happens every single time it snows. I've called the store, called the district manager, tried to get a message higher up than that. I've asked the precinct to say something. I'm sick of this & it's obviously a danger.

Select Burger grounded; wither Hamburger Alley?


EV Grieve reader Joe sends along this photo... Select Burger on First Avenue near 14th Street has closed... The place was open for less than a year. Meanwhile, Permanent Brunch and Burger shuttered last year. Tallgrass Burger remains on this so-called Hamburger Alley.

Dash Snow tag discovered, covered

Roger's Garden on First Avenue between First Street and Second Street is now closed for renovations, as I pointed out last week...



The market was always open 24/7, which meant we never really saw the rolldown gate... But, with the closing, the gate was finally pulled down... where the Intern of EV Grieve (IOEVG) noted there is SACE art — the tag used by the late Dash Snow ... we went for a photo before the gate is painted over...




Meanwhile, workers have put up plywood around the store...


Another lost corner market?

Several readers sent along word that the Olympic on First Avenue at 13th Street abruptly closed ... it could simply be for renovations, though you think they'd leave a sign....



... plus, there aren't any work permits on file with the DOB...

Meanwhile, speaking of shuttered delis... The East Side Gourmet Deli closed last month on East Fourth Street and Avenue B.... word is another deli is taking over the space... EV Grieve contributor Bobby Williams took this shot yesterday....



The 13th Street and First Avenue location is particularly troublesome... There are four chains in close proximity — Dunkin Donuts, Subway, the Vitamin Shoppe and Papa "Is in the house!" John's.

Seems like the kind of set-up that 7-Eleven is getting a Slurpee Boner for.

Eleven now open on First and 11th

The former Village Fabrics Store is now a new/used vintage clothing shop, as we previously mentioned...





We hope that they will be able to make the rent here... We'll check back in a few weeks once they get a chance to get up and running a bit...

Anyway, as the newish awning shows, work continues to creep along here at the incoming King Gyro on First Avenue between Third Street and Fourth Street ... first noted the incoming eatery back in September.

Roger's Garden on First Avenue between First Street and Second Street is a handy stop for people waiting for the M15... Unfortunately, the market is closing for an unspecified amount of time for renovations....

More photos from tonight's First Avenue fire






Thanks to jdx for these photos. Witnesses said the fire started around 7:30-7:40... It was under control by 8... The fire was between Second Street and Third Street. Previously.

EV Grieve reader Anna sent along the above shot from tonight's fire on First Avenue... She saw a bus on the scene taking displaced residents to a shelter for the evening...

Breaking: Fire on First Avenue










Dozens of fire trucks are on First Avenue between Second and Third Street. The fire seems to be under control. A paramedic on the scene didn't think there were any injuries. One witness said the fire started on the roof. More soon.

Shockers: Former Village Fabrics has a new tenant, and it isn't an upscale eatery or bank branch

High rents apparently doomed Village Fabrics, which closed on First Avenue and 11th Street back at the end of the summer... We all figured something Momofukuey would take over the corner spot... Well! EV Grieve First Avenue correspondent Blue Glass brings us the news of the new tenant:




A consignment shop called Eleven... with the tagline "where style is only the beginning." I'll take it.

Empire Pizza opens on First Avenue



At the former Village Restaurant and Pizza joint on First Avenue near Second Street. It's now the second outpost of Empire Pizza, whose other shop is at 314 Fifth Ave. at 32nd Street.
