A new tenant for the former JAM Paper & Envelope space on 3rd Avenue

After staying vacant for three years, a new tenant is in the works for 135 Third Ave. between 14th Street and 15th Street.

According to the @TradedNY account, a business called Third Avenue Discount signed a lease for the large space. No word on the moment what kind of discounted items that the shop will sell. Stay tuned. (H/T Upper West Sider!)

Longtime tenant JAM Paper & Envelope closed here in January 2018 after 25 years in business. The company closed its storefronts in a shift to e-commerce.

Meanwhile, next door at 133 Third Ave., the carcass of an in-progress 16-story residential building remains ... way back in December 2012, a construction mishap "sent wet concrete oozing through a wall and into an NYU dorm next door," as DNAinfo reported at the time. The owner of the building that NYU leases the dorm from subsequently sued to halt the project.

Long-stalled 16-story residential building still stalled on 3rd Avenue



Some residents who live near 133 Third Ave. just north of East 14th Street can't even recall the last that any work has been done on the long-stalled 16-floor residential building adjacent to the NYU dorm...



The carcass of the development looks the same as it did in our last post on the address in March 2014. Everything is the same, except the work permits and the rendering have disappeared from the plywood...

So what happened? In December 2012, a construction mishap "sent wet concrete oozing through a wall and into an NYU dorm next door," DNAinfo reported. The owner of the building that NYU leases the dorm from subsequently sued to halt the project.

According to DOB records, a Partial Stop Work Order exists on the property. (There are also active DOB violations.)

"In the interim, two-thirds of the sidewalk is impassable due to scaffolding," nearby resident Harry Weiner told us. "The remaining third of the sidewalk, directly in front of a bus stop, has broken pavement — which presents a dangerous tripping hazard to pedestrians walking down the street, as buses pull in and out of the bus stop."





Meanwhile, court records show that litigation continues...

133 Third Ave. lives on with 16 floors of glass and NYU dorm views



When we last checked in on the new building going up at 133 Third Ave. back in December 2012, a construction mishap (oopsies!) "sent wet concrete oozing through a wall and into an NYU dorm next door."

NYU The owner of the building that NYU leases the dorm from subsequently sued to halt the project here near East 14th Street, but the city apparently sided with the developers… the DOB ok'd permits for the 16-floor residential building as Curbed reported last March.

Anyway, we haven't seen much, if any, work here of late… but there is one new detail: A rendering on the plywood showing what's to come… (brace)



Those southern exposures are going to provide the best upclose views of an NYU dorm that money can buy!

Construction mishap turns NYU dorm into a concrete jungle

There's news to report about the incoming 16-story building coming to 133 Third Ave., just north of Third Avenue...



Some sort of construction mishap on Dec. 5 "accidentally sent wet concrete oozing through a wall and into an NYU dorm next door," according to a report yesterday on DNAinfo. The ooze reportedly damaged the rooms of three students on the dorm's fourth floor. NYU has repaired the rooms, though the students have decided to stay for the time in their alternative housing.

As a result, per DNA:

The owner of the building leased by NYU for use as the Coral Towers dorms is seeking $1 million in damages from developer McArthur Morgan, LLC and a permanent end to construction at 133 Third Ave.

Maybe we can bring back that addendum to Jam Envelope & Paper?

Another high rise rising on 14th Street and Third Avenue

Back in November 2008, workers demolished the addendum to Jam Envelope & Paper on Third Avenue just a few steps north of East 14th Street, as Jeremiah's Vanishing New York reported.

As he noted at the time, "You can bet some clever architect is somewhere licking his chops, delighting in a scheme to slip a sliver of glass into this narrow cleft of sky."

Indeed, the time has come for that...

We just noticed that work has started on the sliver...




The city previously approved plans for a "new mixed use 16-story building."

According to the DOB, they'll be commercial space on the ground floor ... and one unit on each of the subsequent floors — 15 "residential apartments" in total.

We didn't come across any renderings just yet. Regardless, the plans will be tall and skinny looking. Meanwhile, the construction has pushed the M103 stop to the south side of East 14th Street.
