35 Cooper Square — loving it!

We continue to take in what has become of the former 35 Cooper Square at East Sixth Street... where the historic, circa-1825 building was quickly demolished here 17 months ago.

While a few residents have grumbled about the muddy, rat-infested eyesore, others see the quiet beauty of the colorful graffiti that continues to arrive here ...




Either way, enjoy it while you can... plans for a 9-story dorm are on file with the DOB as of August...

Here's what's coming to 35 Cooper Square: 9-story dormitory


After months of waiting, we finally know what's coming to the former 35 Cooper Square — dorms. Today, reps for developer Arun Bhatia pre-filed paperwork with the DOB for 200 E. Sixth St.

Here's what we learned from the pre-filing.


The proposed plans call for a 9-story dormitory with 43 rooms ... plus retail on the ground floor. In total, the building will be nearly 35,000 square feet (at a height of 117 feet). The paperwork lists Debra Kossar of Kossar & Garry Architects as the architect of record.

No indication just yet who the dorms are for — NYU and Cooper Union would have to top the list of guesses, of course.

The closing of the Asian Pub in January 2011 at 35 Cooper Square set in motion a sequence of events that led to the demolition of the 185-year-old, Federal-style house.

The Arun Bhatia Development Organization has developed dorms for the New School and Marymount Manhattan College, among others, through the years.

35 Cooper Square is looking pretty awesome

We were, of course, saddened to see the demolition of the historic, circa-1825 building at 35 Cooper Square in May 2011...

At the same time, we are enjoying what has taken its place — an empty lot that continues to attract an array of graffiti. And some new work went up in the last few days...




Perhaps this can become our own 5Pointz ...

Mystery digging at 35 Cooper Square

Yesterday, Curbed noted that the backhoe was back at the year-long vacant lot at 35 Cooper Square... We checked it out ourselves... the worker(s) had left for the day...

...there's now just a shallow grave hole of sorts in the southeast corner near the Standard East Village... There aren't any work permits posted or on file with the DOB, so we don't have any idea what is going on here...



Any guesses?

Exterminators return to 35 Cooper Squuare

On March 23, exterminators baited the empty lot at 35 Cooper Square after a complaint of a rat infestation...

The exterminator returned on Friday to refill the rat traps, per the sheet left on the gate...


...and there's now a new note left for the public...


It reads, "A rodent program was set up at the above address to prevent rodent infestations. As per the violation dated 3/14/2012."

Vacant 35 Cooper Square now attracting graffiti, rats

While we wait to hear what the Arun Bhatia Development Organization is going to do with the former 35 Cooper Square address, the space here at East Sixth Street next to the Standard East Village is presently home to more graffiti ...



... and, as seen attached to the front gate, there's now a notice about rats ...

... perhaps they entered to prop up this chair. Rather like the look of this now. Still life. Or target practice.

One year ago: Asian Pub closes

It was one year ago that the Asian Pub closed at 35 Cooper Square, as BoweryBoogie first reported. The loss of another bar serving Jello shots is fairly unremarkable... But the closure set in motion a sequence of events that led to the demolition of the 185-year-old, Federal-style house ... Another ugly chapter in the city's inaction toward local preservation.

Despite an outpouring of support for 35 Cooper Square, developer Arun Bhatia had the historic structure demolished.

And the lot as seen on Saturday... awaiting its fate as luxury something.

'Don't you think that André Balazs knows what's going in at the empty lot next door?'


Well you probably know that André Balazs bought the Cooper Square Hotel and is turning the joint into The Standard East Village.

So we were having an email exchange with an EV Grieve regular who was trying to sound upbeat about the sale. Maybe it won't be so bad, he or she tried. They said it will be "a more mellow alternative" to the bumping-and-grinding off the High Line, right?

Of course, you have to say those kinds of things now to appease the Community Board, neighbors, etc.

Then the reader said, or wrote: Don't you think that André Balazs knows what's going in at the empty lot next door?

Now that's an interesting question. Earlier this year, despite an outpouring of support for 35 Cooper Square, developer Arun Bhatia had the historic structure demolished to make way for whatever he has planned for the lot adjacent to the hotel off Sixth Street.

Bhatia hasn't said what's coming to the space. Most people assume it will be some condo/hotel/dorm complex with chain-store retail on the ground-floor and some nonprofit or community facility for good (tax) measure.

Anyway, as The Wall Street Journal reported earlier in the fall, Balazs bought the Cooper Square Hotel for $90 million.

If you're putting out that much for the property, then you'll gonna want to know what your new neighbor will be.... some day.

Meanwhile, if André, "Stan" or anyone wants to send us a note to the tipline with any renderings or plans for the empty lot...

Speaking of 35 Cooper Square... Bobby Williams notes that a work crew returned to the scene yesterday... the first activity spotted here in nearly three weeks...

Mysteries: Why was there a Sizzler balloon outside 35 Cooper Square?


So we spotted this yesterday wedged under the fence at the former 35 Cooper Square — a balloon for Sizzler! The nearest Sizzler is in Forest Hills.

Perhaps developer Arun Bhatia had Sizzler officials here to sell them on anchoring the ground-floor space of whatever goes up here. Or! More seriously! It's just a random balloon that ended up here. Still.

Claim: No construction until next year at 35 Cooper Square; empty lot all ours for remainder of 2011

In case that you missed this Friday afternoon... Goggla told us that the boards and sidewalk shed were coming down at 35 Cooper Square.

And here's what the lot looks like now...



Also, a worker told her that new construction is not set to happen until next year.

Breaking: Workers remove the plywood and sidewalk shed at 35 Cooper Square

The boards and sidewalk shed are are down at 35 Cooper Square. Thanks to Goggla for the photo and intel. Per Goggla: "Behold the beautiful whitewashed vacant lot at 35 Cooper Square."


She notes that a friendly worker told her that new construction is not set to happen until next year.

Meanwhile, a shot that I took two nights ago... see how that historic building has just faded into the ugly hotel now...
