More details about Friday afternoon's stairwell collapse at 86 E. Fourth St.

As we reported Friday afternoon, emergency crews responded to a report of an accident inside 86 E. Fourth St. at Second Avenue... According to witnesses, a woman was leaving the building, and the landing on the third-floor staircase collapsed and she fell through to the next floor.

EMTs took her to a hospital. We do not know her condition at the moment.

Meanwhile, Occupy East 4th Street has more details on the accident. Yesterday, the blog noted that the following flyer appeared (after the collapse).



The firefighters reportedly built a temporary landing before leaving. Occupy East 4th Street had this account from a witness at the scene Friday afternoon: "The thing about this is that there were tons of cops and firemen around, but none of them were asking questions of the construction crew, unless they were doing that inside. I didn't see any workers going in or out of the building, and I'm guessing they ran as soon as the accident occurred."

As we've been reporting, RURU & Associates purchased the building last fall ... residents have said that the new owner and management — ID'd by multiple readers and tipsters as the (Oheb)Shalom family — are declining to offer new leases as current tenant leases expire.

Reader report: Woman injured in fall on under-construction staircase at 86 E. Fourth St.

Late this afternoon, emergency crews responded to a report of an accident inside 86 E. Fourth St. at Second Avenue...





Per reader @kxd8053, who took these photos ... "woman fell through a marble staircase smashed by construction workers."

According to a notice that the DOB issued today:



"FDNY REPORTS 3RD FLOOR LANDING COLLAPSE WITH ONE INJURY."

We don't know the extent of the injuries yet... more information to follow as it becomes available.

As we've been reporting, RURU & Associates purchased the building last fall ... residents have said that the new owner and management — ID'd by multiple readers and tipsters as the (Oheb)Shalom family — are declining to offer new leases as current tenant leases expire.

Over at 86 E. Fourth St., workers are putting a shine on the building at Second Avenue that RURU & Associates recently purchased ... notes @bndo, who sent along the photo, "Guess they're not tearing that one down."

Sidewalk shed arrives at 86 E. Fourth St.

Usually not a newsy item to note. A sidewalk shed. Which workers put up on Friday. However, as we've reported, several current tenants have said that they are wary of the future after RURU & Associates bought the building here at Second Avenue.

Several current and former tenants have said that the new management is declining to offer new leases as current leases expire. (Read more on this here ... and here ... and here)

Nothing sinister via the DOB about the sidewalk shed, which the city OK'd on Thursday:

ALTERATION TYPE 3 - CONSTRUCTION EQUIPMENT - SIDEWALK-SHED
PROPOSED INSTALLATION OF HEAVY DUTY SIDEWALK SHED FILED FOR REMEDIAL REPAIRS AS
PER PLANS. NO CHANGE IN USE OCCUPANCY OR EGRESS UNDER THIS APPLICATION.


...and the sidewalk shed quickly offered some shelter...

'So the Shaloms have taken over your building. Now what?'


So as multiple people have noted, the (Oheb)Shalom family are the new owners of 86 E. Fourth St. EVFlip and several other readers/tipsters sent us the link to the Shalom Tenants Alliance ... per the Alliance website:

The Shalom Tenants Alliance is a coalition of residents of New York City apartment buildings owned and/or managed by the (Oheb)Shalom family, including Fred Shalom (Empire Management), Jon and Ben Shalom (Sky Management), Nader Ohebshalom (Gatsby Enterprises), David Ohebshalom (Big Apple Management, Perceptive Management), and Daniel Shalom (Keystone Properties, based in California). Operating under various corporate names, the Shaloms buy rent-stabilized buildings and then systematically dismantle required building services, forcing out legal residents through harassment, intimidation, negligence and deception.

Shenanigans begin at 86 E. Fourth St.


Last Monday, we told you about the new ownership of 86 E. Fourth St. at Second Avenue ... A resident there passes along the following:

Things shaking up after the sale ... tenants got notes under their doors saying the front door lock would be changed on [Nov. 14th] and that everyone had to come in to the realtor office to get new keys. However, when people started going in, the realtors were confused and said the lock wasn't being changed ... Beginning of resident harassment to chase us all out? Who can say. Lots of notes getting slipped under the door these days...

New owner for 86 E. Fourth St.; no new leases for current tenants


86 E. Fourth St. at Second Avenue has been on the block... listed at $8.95 million.

Roberto Ortiz, a principal at Eastern Consolidated, who represented the seller, told this to the Observer last week:

Mr. Ortiz suggests there is a huge upside for this particular property because no significant renovations have been done in a very long time, and a committed buyer with resources could significantly up the rents when the current leases expire.

“It’s all about renovations,” said Mr. Ortiz.

Indeed. A resident gave us the scoop:

I suspected by the comings and goings of various groups of engineer and banker sorts that the building was quietly being shopped around for sale earlier this year. My suspicions were recently confirmed when I, along with the rest of the building tenants, received building sale notification letters under our doors one evening.

In any event, I also suspected that a building sale would bring a gut renovation or demolition of the building, as well. This now also appears to be right on target. The new owner and management are declining to offer new leases as current tenant leases expire. Par for the course

None of this will happen without a fight, though. Oh, and RURU & Associates was the buyer.
