Buy a condo on East 4th Street, get a photo of graffiti art



As we've been reporting, there's a gut rehab (new building really) happening at 324 E. Fourth St. between Avenue C and Avenue D… The condoplex is called Altes House.



The above photos show how the address — with three new floors — is looking these days… before eventually looking like…

In December 2013 and January 2014, the then-empty building served as a makeshift gallery for a group of 40-plus artists, as was widely reported.

We'll get back to that in a moment. Yesterday, The New York Times had an update on what's going on at the Altes House.

First, the pricing for the units, which will sport lacquered cabinets and Carrara marble counters in the kitchens, with walnut vanities and heated towel racks in the bathrooms.

Altes House’s apartments, which are expected to open this winter, range from one-bedrooms with about 600 square feet to a three-bedroom penthouse with about 1,600 square feet. Prices average about $1,300 a square foot, or starting at $749,000 for a one-bedroom. The Miller Samuel appraisal company estimates that apartments typically sell for about $1,100 a foot in the neighborhood. Sales are to start this month through the Harkov Lewis Team of Halstead Property Development Marketing.

And then there's the memento that Altes House buyers will receive upon signing up...

Provocative artwork, some depicting Cubist nudes, children’s toys and explosives, that was splashed across walls in the empty building ... and discovered by Mortar Architecture and Development, the developer, has been professionally photographed for posterity. And buyers in the 11-unit, seven-story project ... will receive these framed photos as gifts, to preserve the building’s legacy.

“There were things that were broken, there was this graffiti everywhere, but once you started to get into it, and look at it, you started to become amazed by each piece,” said Anthony Morena, the principal of Mortar, about that morning in January 2014 when he entered the abandoned building and discovered the striking street art. To others, the scene inside might have appeared to be major vandalism. Cupboards were smashed, a stove was painted black and Budweiser bottles styled like Molotov cocktails were stenciled onto a cupboard.

Teaser site arrives for the Altes House, 11 boutique condos for East 4th Street



Checking in on 324 E. Fourth St. between Avenue C and Avenue D, which is getting gutted as well as a three-level extension for luxury condos.

The sales signage arrived at the beginning of the month for the incoming 11 boutique condos...



There is a teaser site for the property, which for now just lists the contact info for the brokers.

Eventually, the building, now dubbed Altes House (?????), will look like…

324 E. 4th St. getting the 2 building look (but just 1 rooftop terrace)

324 E. Fourth St. between Avenue C and Avenue D has been gutted ahead of a three-level extension.



And now we've seen all sorts of building add-ons around the neighborhood/city… often the extra floors actually blend into the existing building … not here, though …



It looks like someone dropped another 3-level home on top of what is being called Aisling House Altes Houses.

Anyway. According to New York Yimby, who first revealed the building's new look, the 11 residences will "be spread over nearly 9,000 square feet of space ... with a full-floor duplex penthouse on top and two apartments per floor above the ground level."

And here is what Mortar Architecture + Development has to say about it on the firm's website:

A renewal project for a building on East 4th Street in Alphabet City, Aisling House combines the restoration of a 100 year old brick townhouse and a refined three story addition. The eleven unit building is created using led lighting, locally sourced materials including zero voc paints and lighting by Apparatus. The building lobby and each kitchen is finished with reclaimed wood from the original townhouse, walnut cabinetry and Calcutta Gold Marble countertops. The rooftop lounge will include a green roof, and the rooftop terrace is finished with a custom cypress wood trellis.

As for that 100-year-old statement, NY Yimby writes, "Its Greek Revival features mark it as well over 150 years old."

And as previously reported, Hanksy hosted sorta secret art shows here back in December 2013 and January 2014 when the building with the colorful façade was abandoned.



Wonder if Mortar kept any of this locally sourced material for the gut-renovated building…

A glimpse of the recent past on East 4th Street

Earlier in the week we noted that workers had demolished the cool façade at 324 E. 4th St. ...

Yesterday, EVG Facebook friend Gyda Gash caught a glimpse of a mural leftover from Hanky's "Surplus Candy" art show here from January...

As for No. 324, plans call for an additional three floors here for apartments between Avenue C and Avenue D.

The unique façade of 324 E. 4th St. is gone

Gut renovations continue at 324 E. Fourth St. between Avenue C and Avenue D … what was one of the last unique-looking buildings left in the neighborhood.

No more, though, as workers have gutted the space to add three new floors to the existing building.



Actually, only a shell remains… you can look right through and see the trees behind what's left of the address…

Gut renovations underway at 324 E. 4th St., most recently the makeshift gallery for Hanksy and Co.



The gut renovations recently started at 324 E. Fourth St., where there are approved plans to add three new floors to the existing building here between Avenue C and Avenue D.

DOB plans documents show that No. 324 will eventually be home to 11 apartments.



In December and January, the empty tenement served as a makeshift gallery for Hanksy and a group of 40-plus artists.





There was talk that Hanksy would return here for one last show before the renovations started. However, as far as we know, that never happened.

Video: Hanksy & friends transform this East Village tenement into 'Surplus Candy'



As we first pointed out last month, 324 E. Fourth St. between Avenue C and Avenue D is being fitted for two new floors, not to mention a head-to-toe renovation for 11 residential units. The plans are currently awaiting approval by the city.

The empty tenement was also home to two recent, not-so-secret art shows by Hanksy.

Yesterday, Gothamist posted a video of the Jan. 10 "Surplus Candy" show coming together…

2 new floors, gut renovation in store for empty tenement that last housed a Hanksy art show



324 E. Fourth St. between Avenue C and Avenue D is one of the last unique-looking buildings left in the area... not for long, though. There are plans on file with the city to gut-renovate the empty tenement and add two floors. Under this proposal, the number of apartments would increase from four to 11.

We're unsure how long the building has been vacant. At least one person had keys. The street artist Hanksy hosted a kinda secret show here called "Surplus Candy" on Jan. 10...









Hanksy also hosted another event here here in December. Hanksy probably has time to do a few more here before the permits are OK'd and the renovations begin.

The renovated building may match up nicely with the neutered 326-328 E. Fourth St. ... the former artists' collective and burial society called the Uranian Phalanstery and First New York Gnostic Lyceum Temple that Icon Realty turned into expensive dorms.
