A last (maybe) look at 100 Avenue A

Construction wrapped up in recent weeks at 100 Avenue A, Ben Shaoul's condoplex between Sixth Street and Seventh Street. The entrance (above) was ready for entry action the week of Thanksgiving.

To date, we haven't actually seen anyone moving into the 32-unit building... this past weekend, someone left all the lights on...



As previously noted, residences at the 6-story 8-story building started at $1.3 million. The website for broker Nestseekers shows that just two units are currently available. (Hey, nudity sells!)

The Blink Fitness Center in the retail space opened on Oct. 25, and it appears to be doing decent business. And if you're looking for an investment, the retail portion of the building is for sale for just a little less than $24 million.

Shaoul bought the former theater-turned market at 100 Avenue A in the spring of 2013 for $15.5 million. The demolition started in November 2013.

According to the guy at the sales office anyway. The gym is at 98 Avenue A between Sixth Street and Seventh Street in the base of Ben Shaoul's 6-story 8-story condoplex.

Blink Fitness is opening at 100 Avenue A this fall... ahead of that, the gym unveiled a temporary sales office yesterday nearby at 115 Avenue A ... The Blink website for this location shows a rate of $20 a month for an all-access membership ... and $15 a month for access to just the Avenue A gym.

The No. 115 space previously served as a sales office for Ben Shaoul's condoplex at 100 Avenue A.

On Saturday, workers removed the rest of the sidewalk bridge in front of 100 Avenue A... showing off the retail space here between Sixth Street and Seventh Street...



...that will house a Blink Fitness Center later this year.

And at 26 Avenue B, the plywood came down in front of the new residential building between Second Street and Third Street...



We weren't sure if No. 26 was going to have a retail component — looks as if it's just an entrance for the five homes here... thanks to a commenter. The work permits show a 1,600-square foot commercial space on the ground floor for an eating/drinking establishment....

On Monday afternoon, workers started removing the construction netting and scaffolding from 100 Avenue A ... eventually offering a full reveal of developer Ben Shaoul's condoplex between Sixth Street and Seventh Street...

And by late yesterday afternoon...



Per the marketing copy, "100 Avenue A is a vibrant new style of premium condominium living not yet seen on Tompkins Square Park."

As previously noted, residences (32 in all) at the 6-story 8-story building start at $1.3 million. (A construction worker told EVG correspondent Steven that new residents could likely start moving in as early as next month.) A Blink Fitness Center, with prices starting at $25 a month, will occupy the retail space.

Anyway, the 7-days-a-week work paid off... this is 100 Avenue A in July 2015...

The coming soon signage for Blink Fitness arrived last week at 98-100 Avenue A.

The 12,000-square-foot facility, expected to be open this fall between Sixth Street and Seventh Street, has advertised fees "as low as $15 a month." Blinkers can pay $10 extra a month for a premium membership that includes access to any location. (Updated: This Blink location will be $25 a month, per a rep.)

After our post last week we heard from several readers who say they'll sign up for Blink, the low-budget sibling in the Equinox family ... mostly because of the price and also due to a lack other neighborhood gym options. (This is not taking into account more specialized places, such as Mile High Run Club on Fourth Street between the Bowery and Lafayette, CrossFit East River on Ninth Street near Avenue C or Nimble Fitness on St. Mark's Place. And SoulCycle on Lafayette and FlyWheel Sports in the Death Star.)

The Dolphin locations abruptly closed on both East Fourth Street and, several years earlier, on Avenue B.

One reader expressed frustration with the summer hours recently posted at the basement-level Iron and Silk on Third Street near Avenue A...



They are only open for four hours on Saturdays and closed on Sundays, two key days for people who work during the week...



There's the Synergy Fitness Club on 14th Street between Second Avenue and Third Avenue that, despite the sign saying they are open 24 hours, isn't open 24 hours...



Several members have described this gym to us as "sketchy" with random opening hours... then there was this flyer campaign that someone recently launched nearby... claiming "Synergy Fitness will send your account to Collection without ANY NOTICE"...



There's also the newish New York Sports Club on Avenue A between Second Street and Third Street. (Their website advertises a $39.99 single-club rate with multi-club access rates of $64.99 and $74.99.) Meanwhile, the 14th Street Y has multiple membership packages, though the prices aren't listed online.

Of course there's East River Park and the jungle gym at Tompkins Square Park. You can also get creative and take advantage of a stationary Citi Bike.

Blink Fitness signage arrives at 100 Avenue A

The Blink signage arrived yesterday (photos courtesy of an EVG reader) on the sidewalk bridge at 100 Avenue A, the incoming condoplex from developer Ben Shaoul.

As previously reported, a Blink Fitness gym is opening a 12,000-square-foot facility in the retail space here between Sixth Street and Seventh Street...



The signs point to a fall opening. (The East Village location has a holding place on the Blink website.) The site advertises rates "as low as $15" a month. (Updated: This Blink will cost $25 a month, per a rep.)

In other Ben Shaoul development news, New York Yimby got the first look yesterday of some interior renderings for 196 Orchard St., the 11-stories of condos going up adjacent to Katz's. The residential building, as noted before, includes a three-level Equinox gym, Blink's upscale relative.

As for the homes at No. 196, studios start at $1.075 million.

You'll be able to rent an apartment at 100 Avenue A

While Ben Shaoul's 100 Avenue A is being sold as condos, one real-estate family plans to make money on the units by offering them as rentals.

According to an article (subscription required) in The Wall Street Journal yesterday, investors John Spahi and his son Omar are trying to make a mark in New York real estate with 100 Avenue A between East Sixth Street and East Seventh Street.

Earlier this year, Omar Spahi spent $5.4 million on three of 100 Avenue A's units.

To the Journal:

Mr. Spahi said he plans to rent out the one-bedroom units for about $5,500 a month and the two-bedroom unit for $7,500. That is high for the neighborhood, where the average one bedroom with a doorman rents for $4,525 a month and a two-bedroom fetches an average of $6,100 a month, according to MNS Capital Real Estate Impact, a residential brokerage.

“The East Village is becoming gentrified but still has a cool vibe,” said Corlie Ohl, a Citi Habitats broker that has lived in the neighborhood for 12 years. Ms. Ohl adds that while the rents Mr. Spahi is considering may sound high, they are still less than similar buildings in more established residential enclaves.

Back in November, we told you that the vacant storefront at 115 Avenue A near East Seventh Street will serve as a sales office for Ben Shaoul's 100 Avenue A.

On Wednesday, the familiar marketing motif of the graffitied naked people arrived on the door...



Yesterday morning, the banner attracted the attention of two men who had been camped by the chess tables across the street in Tompkins Square Park...



As previously noted, the residences between East Sixth Street and East Seventh Street at the new 6-story 8-story building will start at $1.3 million.

An EVG reader notes that last night, someone (vandal? folk hero?) tossed a few black paint bombs at the naked-women-clad plywood at 100 Avenue A between East Sixth Street and East Seventh Street...



... where developer Ben Shaoul is putting in a 6 8-floor condoplex where prices will range from the high $1,000s per square foot to north of $2,000 per square foot.

Perhaps these real paint bombs are fitting to the whole marketing concept. Broker Ryan Servant recently explained the campaign this way on Instagram:

According to a tipster (and confirmed with the contractor), the space will house the sales office for developer Ben Shaoul's condos going up nearby at 100 Avenue A.

The retail space at developer Ben Shaoul's in-progress new building is now on the market.

Cushman & Wakefield has the listing:

A retail interest at the base of a newly developed eight-story, luxury condo building designed by Issac & Stern located on the east side of Avenue A between East 6th and East 7th Streets. The retail is long term leased to Blink Fitness for 15 years with two (2) five (5) year options. Blink Fitness has over 38 locations in the NYC Metro area and is an affiliate of Equinox Holdings, who’s long term debt is rated B2 by Moody’s. Per Curbed, who noted the Instagram on Wednesday:

What does a naked, painted woman have to do with multimillion dollar condos? How does this, the image or the condo, speak for "everyone who has been bullied, talked about, made fun of, and pointed at," as Serhant's text suggests? Reminder: this is a development bringing expensive apartments to a neighborhood its developer has had a hand (an arm, really) in bringing into its current state.
