The Calyx has been branded on Avenue C



As we first reported back in June, the 10-story rental building at 189 Avenue C at East 12th Street that debuted in early 2011 would be converting to condos.

The building has been rebranded, and The Calyx — with the slogan "Choose what you C" — made its debut several weeks ago... with sales and marketing courtesy of Ryan Serhant and Nest Seekers International. (This is the sixth development in the East Village that Serhant's team is representing. His other projects include 100 Avenue A and Thirteen East + West.)

According to Streeteasy, the prices range from $675,000 for a studio to 1.45 million for a two-bedroom home. Of the nine listed at Streeteasy, seven of the homes are in contract.

There's also retail space available... per the listing, the asking rent is $15,000, with retail, restaurant or gym usage being offered up to potential tenants...

First condo units at 189 Avenue C are now for sale

Back in June, a resident at 189 Avenue C told us that the 10-story rental at East 12th Street was converting to condos.

The resident said that this is a non-eviction condominium offering plan — no non-purchasing tenant will be evicted by reason of conversion to condominium ownership.

In any event, the first of these condo units have arrived on the market. Here's the pitch via Douglas Elliman:

We spotted a handful of listings, priced from $795,000 (785 square feet) to $1.4 million (1,124 square feet).

The listings include several photos of a model unit... such as this one...



The building also just changed hands… the asking price had been $32.5 million. We didn't spot the sale yet in public records.

189 Avenue C is converting to condos



Residents who arrived home to 189 Avenue C Friday had the following notices awaiting them… the landlord is converting the 10-floor rental building at East 12th Street to condos…



"It was very shocking," a resident there told us via email. The above notice accompanied a 200-plus page offering plan documenting specifics. On the top of this packet, it states, "This is a non-eviction condominium offering plan. No non-purchasing tenant will be evicted by reason of conversion to condominium ownership."

And the pricing? Studios for non-tenants are starting in the $700,000 range. (Existing tenants will receive about a 10 percent discount.) In the tenant's estimation, the pricing "seems outrageous — not affordable for me."

Interestingly enough, there's a listing for the building at Cushman & Wakefield. Asking price (following a recent cut) for the building that includes a vacant retail space: $32.5 million.

Rentals at the building, which has 35 units, hit the market in March 2011. Of the 35 apartments, five are studios, 13 are 1-bedrooms, nine are 2-bedrooms and eight are 3-bedrooms. Building amenities including a gym and washer-dryers in each unit.

According to Streeteasy, the average rent here is $3,171.

189 Avenue C is for sale



Units at the new dormy rental building at 189 Avenue C hit the market just about three years ago…

Now the whole building can be yours. Per the new Massey Knakal listing:

The building consists of a 2,225 SF (approx.) commercial unit on the ground floor, a 627 SF (approx.) community facility unit on the ground floor towards the East 12th Street entrance and 35 luxury apartments on the upper floors consisting of 37,310 SF (approx). Of the 35 apartments, 5 are studios, 13 are 1-bedrooms, 9 are 2-bedrooms and 8 are 3-bedrooms of which 2 have terraces. The building benefits from 2 elevators, a usable rooftop for the tenants, a fully functioning gym, 24/7 security and washer/dryer units in each apartment.

The building has a temporary certificate of 421-a. Therefore the units are all Rent Stabilized and renting at less than 70% of market. The building’s gross annual income is approximately $1,580,000 with a Net Operating Income of approximately $1,285,000. Ownership is currently appealing the current taxes considering the NYC Department of Finance is billing based on the building being 55,000 SF. The department should provide clarity by late May.

Price: $33 million.

The commercial space is currently on the market.

Retail/medical space now on the market at 189 Avenue C

While residents starting moving into the then-new 189 Avenue C some three years ago … the retail space here between East 11th Street and East 12th Street has just hit the market…

First apartments for 189 Avenue C hit the market

Work on the new apartment building at 189 Avenue C at 12th Street has been creeping along... we noted that workers removed a lot of the plywood on the ground level about 13 months ago.

Now, though, five of the rentals have appeared on Streeteasy. They're available starting Tuesday, apparently. A two-bedroom apartment is priced at $3,400; a studio is listed at $2,400.
