Someone was Jonesing to pay $61 million for a newish apartment building on East Houston

The Real Deal reports that Gili Haberberg, a multifamily investor who runs Arkar Inc., is paying in the $61 million neighborhood for the newish, 13-floor rental at 331 East Houston St.

Haberberg is expected to close in June on the purchase, which comes out to roughly $900 per square foot, sources said.

The building between Attorney and Ridge hit the market in May 2016. Rentals at Jones LES began in December 2015. Prices ranges here from $2,700 per month for a studio to $9,990 per month for a three-bedroom penthouse, according to Streeteasy. (Of the 78 apartments, 80 percent are market rate and the rest are affordable.)

The parcel sat empty for years, the property of reclusive real-estate baron William Gottlieb.

If you're Jonesing to buy a new apartment building on East Houston

Jones LES is one of the newer residential complexes in the neighborhood, with rentals hitting the market back in December.

If you REALLY like the 13-story building at 331 E. Houston at Ridge Street, then maybe you can buy it. The place is for sale.

The listing arrived yesterday at Cushman & Wakefield:

The 13-story, 78-unit building features a hotel-style lobby attended 24-hours a day, library, fitness center, private garden, and landscaped roof deck. The unit mix consists of 24 studios, 40 1-bedrooms, 13 two-bedrooms, and a single three-bedroom unit featuring a balcony on the 13th floor. All residences feature oversized casement style windows with solar shades, oak flooring, custom Italian satin cabinetry, Ceasarstone countertops, stainless steel appliances, modern designed bathrooms, and washers and dryers. Of the 78 units, 62 can be rented at market rates and 16 are designated affordable. The property is located within short walking distance of the F train stop and East River Park. There is future upside as a potential condo conversion in an area that will be bolstered by Essex Crossing, a 1.9 million square foot development located only three blocks south.

No word on the asking price for the building. The rentals for the four active units on Streeteasy range in price from $3,900 (one bedroom) to $9,400 (three bedrooms).

If you're Jonesing for a new apartment on East Houston

Rentals are now on the market at Jones LES (website here), the new 13-floor residential building on East Houston at Ridge Street.

Per Buzz Buzz Home (h/t Curbed!), there are five units available at the moment, with leases ranging in price from $2,854 for a studio to $5,477 for two bedrooms.

The 78-unit building includes 16 affordable apartments.

The photos at Streeteasy look pretty nice, with items carefully and photogenically draped over things... just like a real apartment, except not on the floor...





As for the amenities! Per Streeteasy:

Residents have access to a unique mix of amenities, including a lobby lounge, library, fitness center, and a private garden with exclusive street access. Fourteen stories above jones hill, residents can enjoy a landscaped rooftop with remarkable 360-degree city views, complete with an outdoor screening area...

From the TV screen on the roof, you can apparently watch people in the lobby lounge...



As for the name, Jones LES, here's the explanation via the marketing copy:

In 1776, the home and gardens of judge thomas jones sat at the highest point on the lower east side. This location became known as jones hill. For manhattan at the time, jones hill afforded some of the most incredible vistas in lower manhattan. These view experiences can be relived today exclusively at jones l.e.s

We always read that this hill was roughly the area now of Grand and Pitt.

331 E. Houston St. now with a teaser site and name — Jones LES



As we've been reporting, there's a 13-floor residential building with 78 units going up at East Houston and Ridge Street.

There's rental information (from Douglas Elliman) now available online here via "VIP registration." There isn't any pricing listed. Leasing starts this summer, per the site.



And the banner on the west-facing top of the building reveals the name here — Jones LES (or jones l.e.s.).

We have no idea who or what Jones (jones) is. Perhaps it will play a role in the marketing: "You will be jonesing to live on East Houston and Ridge!"



The building includes 16 affordable apartments.

The construction netting is off the new 13-floor residential building with 78 units going up at East Houston and Ridge Street.

The website of project architect Stephen B. Jacobs offers a few more details on the building at 331 E. Houston St./163 Ridge St.

The ground floor includes the residential lobby, a lounge, and apartments in the rear of the building which have access to outdoor space. A large skylight brings natural light to the gym in the cellar, and stairs provide access to recreational outdoor space in the rear yard. A mix of studios, one, and two-bedroom apartments make up the bulk of the building. The top floor includes a three-bedroom apartment with a balcony. The rooftop is designed as an amenity space for the building, complete with deck seating, projector screen, bar, and outdoor shower.

The interior design was inspired by the raw nature of materials in the Lower East Side, such as exposed concrete and blackened steel, and includes touches of color such as the graffiti tiled accent wall in the lobby.



The building also includes 16 affordable housing units.

16 affordable apartments now available at the incoming 331 E. Houston St.



The Lo-Down points out that the city is now advertising the 16 affordable housing units available at 331 E. Houston St. at Ridge Street.

The building was constructed through the city’s inclusionary housing program — 20 percent of the apartments were set aside for applicants with household incomes ranging from about $30,000 to $50,000, as The Lo-Down reports.



The affordable studios are priced at $847 per month, 1-bedrooms at $909 and 2-bedrooms at $1,101. Half of the affordable units are earmarked for residents of Community District 3, which includes the East Village.

Applications must be postmarked or submitted online no later than June 29. For income guidelines and additional information, please go here.

Here's a look at the new 13-floor residential building with 78 units going up at East Houston and Ridge Street.

It just seems ... massive.

What 331 E. Houston St. will look like one day

Spotted some more information about the future of 331 E. Houston St. over at The Lo-Down this afternoon. (The Lo-Down was first to report on the sale of this long Mystery Lotish land in the summer of 2012.)

Preliminary construction for the 13-story building here at Ridge Street is underway.

And here's what it will look like...

Per the Commercial Observer:

The owners are working with the New York City Department of Housing Preservation and Development to ensure that their project meets all requirements for the city’s affordable housing program ... Upon completion, 80 percent of the units will be rented at market rate, while the other 20 percent will be based on New York City area incomes.

On East Houston, work begins on a new 13-floor residential building



Work has started on East Houston and Ridge Street (331 E Houston St. and 161 Ridge St. to be exact), where a demo crew took down the former one-level laundromat ... to make way for a 13-floor residential building with 78 units for this L-shaped parcel of land. The city OK'd plans for the new building on Sept. 17.


EVG Facebook friend Edward Arrocha shared these photos that he took of the property last week.











The site was active on Saturday... perhaps the crew will employ a flagger next time ...







Records show that Stephen B. Jacobs is the architect for the project. (His firm's East Village work includes the Copper Building on Avenue B and the Village Green on East 11th Street.) Jon Halpern of "East Houston Development LLC" is listed as the owner on the DOB permits. (Halpern is a partner and head of Real Estate Investments at Marathon Real Estate Mortgage Trust.)
