The 'commanding retail presence' of Extell's new 14th Street development



Here's how Extell's two, seven-story residential buildings going in on 14th Street from Avenue A to Avenue B look these days...



There's an updated retail listing now at RKF for the buildings noting "a commanding retail presence" here.

For starters, you probably know that Target is leasing 27,306 square feet in No. 500's corner space for a small-format store expected to open in the summer of 2018.

The other retail slot here features 14,500 square feet plus 1,500 square feet for a loading dock, which is on 13th Street. The price is not listed. The listing also says "Logical divisions considered" and "Space can be vented for cooking."

At No. 524, the retail space is 9,700 square feet with another 4,500 in the lower level.

Report: Target takes aim at Essex Crossing with a small-format store

As you may recall, Target is leasing 27,306 square feet in Extell's new development at 14th Street and Avenue A for a small-format store expected to open in the summer of 2018.

That store will have some competition with itself. The Wall Street Journal is reporting that Target will also lease space in the second floor of the tower under construction at 145 Clinton St. in the Essex Crossing complex. This space will also house a Trader Joe’s.

Some details via the Journal:

Essex Crossing, which extends roughly between Stanton and Grand streets to the north and south and Essex and Clinton streets to the west and east, will have 1,061 rental and condominium apartments and include a movie theater, a bowling alley, a three-block-long marketplace and a medical facility.

A majority of the retailers that have signed for space at Essex Crossing are expected to open in 2018, offering services in an area that has been underserved, said Andrew Katz, a principal of Prusik.

Target “sees tremendous potential” in New York City, where there is a dense population and plenty of tourists, making the area one of the company’s priority markets, the spokeswoman said.

Target is using the stores to support its online shoppers, offering them the ability to order online and pick up purchases in the store within an hour. The company plans in June to test same-day delivery service from its Tribeca location, offering store shoppers the option of having their purchases delivered within a certain time frame to locations in Manhattan and parts of Brooklyn and Queens, for a fee.

Extell's 14th Street developments are all grown up now

Let's check in on Extell's two, seven-story residential buildings going in on 14th Street from Avenue A to Avenue B... starting with a look on Avenue A toward the southeast corner...

Together, the buildings will yield 150 residential units (of those, 32 will reportedly be below-market rate). The buildings will include outdoor space for tenants, such as: "gardens, ornamental grasses, a full bocce court, pergola covered dining with an open air grill kitchen, and framed hedge walls," per marketing materials.

There will also be 56,610-square feet of retail space. As previously reported, Target is leasing 27,306 square feet in No. 500's corner space for a small-format store expected to open in the summer of 2018.


[Fast-forward to the summer of 2018]

There's still a persistent rumor that a Trader Joe's will take the remaining retail space at No. 500.

The excavating started on the property in June 2015.

Reader report: Construction truck takes out tree on 13th Street



An EVG reader passes along word that a construction truck working on the Extell development at 500 and 538 E. 14th St. between Avenue A and Avenue B "leveled this tree on 13th Street" yesterday afternoon. (The new building's loading docks are on the 13th Street side.)

Foundation looks set as 500 E. 14th St. finally shows some street-level progress



After some 13-months of post-demolition work at 500 E. 14th St., it appears as if the foundation is set here on the corner of Avenue A... as least that's what it looks like via the handy blogger portals in the plywood...





The pumps have been going 24/7 to dewater the property for Extell Development's two 7-floor retail-residential buildings. (A quick reminder: 500 E. 14th St. will have 106 residential units … while, further to the east, 524 E. 14th St. will house 44 residential units.)

As the developers at 432-438 E. 14th St. a block to the west have discovered, there are elevated groundwater levels and soft soil courtesy of an underground stream.

Anyway, Extell Lake seems to be a memory now at No. 500.

1st activity at 500 E. 14th St. since the demolition phase, and when the standing water froze



There's finally some activity to note at the southeast corner of 14th Street and Avenue A, home one day to a 7-floor retail-residential building from Extell Development.

Last week, workers erected some fencing and plywood …





Workers have put a temporary sidewalk in place on East 14th Street for pedestrian use once the construction begins...



Perhaps this is a sign that approved permits are on the way? The city has yet to OK the new building (the DOB disapproved the last round of plans back in November, according to city records). Meanwhile, the only thing happening here in previous months is the standing water on the lot freezing and thawing.

As a reminder of what the new development will look like… here's the conceptual rendering… 500 E. 14th St. will have 106 residential units.



And further to the east, 524 E. 14th St. will house 44 residential units…



The demolition of the one-level row of buildings along East 14th Street between Avenue A and Avenue B wrapped up last August.

This block of East 14th Street is about half of what it used to be (for now)

The demolition of the one-level row of buildings along East 14th Street between Avenue A and Avenue B is complete.


[From Friday]

From east to west, workers took out the former ABC Animal Hospital, Petland, Bargain Express, Rite Aid, Blarney Cove, Rainbow, the beauty shop, Jackson Hewitt, Pete's-a-Place and Stuyvesant Grocery.



No. 520 is all that remains between the pits. (The Dunkin Donuts is moving down the street, though.)

Anyway, you can go take a look yourself through a blogger portal. Don't cost nothing.



Many of the businesses here either relocated or closed to make way for two, 7-floor retail-residential buildings. Gary Barnett of Extell Development grabbed up eight parcels in a 99-year lease worth $35.14 million.

The building plans are still awaiting the city's approval.

Here lies the Blarney Cove



While we're on the topic of bars that we used to like … we were walking on East 14th Street just east of Avenue A on Friday … and noticed that the ongoing demolition here has now claimed the former Blarney Cove space.

The Blarney Cove closed for good in June 2013. But we got the sign.

Given the water on the site, perhaps we can call it The Blarney Cove. Or The Blarney Cove Cove.

As you know oh so well, many of the businesses on East 14th Street between Avenue A and Avenue B either relocated or closed to make way for two, 7-floor retail-residential buildings.

New 7-floor buildings for East 14th Street include 150 residential units

Developers pre-filed plans yesterday for the two new retail-residential buildings that will take up a good chunk of East 14th Street between Avenue A and Avenue B.

As previously reported, Gary Barnett of Extell Development purchased eight parcels — consisting of 222 Avenue A and 504 - 530 E. 14th St. (excluding No. 520) — in a 99-year lease worth $35.14 million. The renderings that accompanied the retail listings for the space look like …

We have not seen the final renderings just yet. Paperwork on file with the DOB lists Richard J. Metsky of Beyer Blinder Belle as the architect of record. (The firm's many high-profile projects include the restoration of the Beacon Theater, City Hall and the Chrysler Building, among others.)

Now here are details via the DOB about No. 500:

• 7 stories with 106 dwelling units. In total, the proposed building is 138,388 square feet — 100,349 for residential; 20,039 for retail.

And here are details about No. 538:

• 7 stories with 44 dwelling units. In total, the proposed building is 50,509 square feet — 40,397 for residential; 10,112 for retail.

So that's 150 residential units total in nearly 189,000 square feet of space. For comparison's sake … Douglas Steiner's new residential building waiting for city approval at the former Mary Help of Christians lot boasts 158 apartments in 118,321 square feet. The Steiner project will also contain 22 affordable units.
