What John Legend got for his home off the Bowery


Well, we might as well bring this story to some closure... brokers listed John Legend's condo at 52E4 — the 15 stories of condo on the Bowery and East Fourth Street — back in September 2011. The price for the Grammy winner's two-bedroom home started at $2.95 million — but two markdowns (5 percent total!) brought it to $2.795 million.

According to public records filed on Dec. 11, the final selling price was $2.675 million. (The buyer is apparently a CFO with a global innovation firm. Unless it's a different person with the same name as the buyer...)

Per the records, Legend paid $1.9 million for the place in November 2009. But! Per Curbed, he hired Winka Dubbeldam of Archi-Tectonics to make some adjustments to the place, fancy additions that apparently added some value. Legend has since moved his Grammys to Broome Street, where there isn't a 7-Eleven on the ground level.

10 months later, John Legend's Bowery condo finally in contract

Nearly 10 months to the date that Grammy-winner John Legend listed his condo at 52E4 — the 15 stories of condo on the Bowery and East Fourth Street — it entered into contract last week, according to Streeteasy.


Last September, the price started at $2.95 million — but two markdowns (5 percent total!) brought it to $2.795 million.

Despite the celebrity connection and model-in-panties-photoshoot cachet, the place seemed to be on the market a good long time. We always wondered if something was keeping away buyers ... like the 7-Eleven on the ground floor or fear of the French hotel coming (probably) some day to the corner of East Third Street ...

Or not. There aren't any current listings for the building...

John Legend's Bowery condo now $55,000 off asking price


Late last September, we learned that Grammy Award-winner John Legend was selling his two-bedroom condo at 52E4 — the 15 stories of condo on the Bowery and East Fourth Street — for $2.95 million.

Despite the celebrity connection and model-in-underwear-photoshoot cachet, the place is still on the market. But! Last week, the price dropped by $55,000 — or a whole 2 percent ... and it now sits at $2.895 million, according to Streeteasy.

Why just 2 percent? As Curbed pointed out in November, Legend's downstairs neighbor put nearly an identical unit on the market for $2.9 million — nearly $50k less, uh, duh. (The neighbor's unit appears to be off the market for now, though there isn't any sales info.)

Perhaps there's something else keeping away buyers ... like the 7-Eleven on the ground floor or fear of the French hotel coming (probably) some day to the corner of East Third Street ...

Last Thursday, Jennifer Gould Keil at the the Post reported that Grammy Award-winner John Legend was selling his two-bedroom condo at 52E4 — the 15 stories of condo on the Bowery and East Fourth Street — for $2.95 million.

The Bowery losing its Legend?

Looks like 52E4 — the 15 stories of condo on the Bowery and East Fourth Street — is losing a celebrity tenant.



According to Jennifer Gould Keil at the the Post today, nine-time Grammy Award-winner John Legend's two-bedroom condo is on the market for $2.95 million. (He paid $1.9 million for the place in 2009.) We didn't see the listing posted just yet...

The Post is quick to note that he "still loves the apartment but also loves looking at real estate and could be ready to upgrade."

What's not to love about the surrounding area with the 7-Eleven coming soon to the building's retail space on the Bowery and that godawful-looking hotel in the works for the former Salvation Army residence on the corner of East Third Street?


Anyway, you may remember seeing Legend's apartment via Esquire and the photo shoot with his girlfriend, Chrissy Teigen, the Sports Illustrated swimsuit model.

"Is that the Cooper Square Hotel or are you just happy to see me?"

Why John Legend may have problems getting the car out of the garage

The driveway here at the gated Bowery high-rise — 52E4 tower of condo — to John Legend and other fashionable people is tight to begin with... add a few humongo bags and trash and....





...passable, especially on two wheels...



Warning! While James Bond may be able to do this in "Diamonds Are Forever," please do not attempt this coming out of your own gated driveway.

The lights are on, but is anyone home at E2E4?

Just a few weeks ago we noticed that newspapers were being delivered to the gated driveway at E2E4, the 15-story tower of condo on the Bowery...now, as you can, see, some lights have appeared in a few of the units...




Perhaps these are just the units being used for the open houses, so you can get a feel for what the place will be like at night or check out the losers paying $475 a night at the Bowery Hotel.

The gated driveway is lit up as well...



We walked by the other day during open house hours. In five minutes, we saw seven people exit the gated driveway on East Fourth Street...including two men who I usually see hanging out in front of the former Kelley & Ping space around the corner. One of the men leaned toward me and said, with some enthusiasm, "There's only one apartment on each floor!"

And you can watch people while they shower. And vice versa.



According to the Core Group Web site, there are three available units. There are five units in contract... and three -- all priced at $2 million and above -- have "recently sold," including the one to John Legend...

Anyway, hard to believe that it was nearly two years ago when Jeremiah first wrote about what was coming here... and it was back in March 2006 when Curbed started getting some reader-submitted photos of the construction/destruction here.

First signs of life at E2E4: Newspapers in the driveway!

As you can barely see in the top photo, no one is living yet in the 15-story tower of condo on the Bowery...



Regardless, future tenants (Moby? John Legend?) are already having their newspapers delivered to E2E4's gated driveway....




...or maybe this is just a way for newspapers to pad their sluggish circulation figures...

And the video/keypad security thingee is now up and running...

Moby and John Legend now have something in common

Yeah, well, anyway they both have bought condos at 52E4....(Can't wait for the pool party invite from these guys!) As The Wall Street Journal Reports:

Singer John Legend has signed a contract for an apartment listed at $2.3 million, in New York’s East Village neighborhood.

“I didn’t want a cookie-cutter place,” says the 30-year-old singer, who decided to buy the one-bedroom, two-bath apartment before a tour that began in June. The floor-through Lower Manhattan apartment of more than 1,300 square feet, in a new glass-and-steel residential tower on the Bowery and East Fourth Street, has 14-foot-ceilings and views in every direction. The price Mr. Legend agreed to pay couldn’t be learned. A similarly sized unit in the building sold for $2.59 million last month and another for $2.5 million in June. The 15-story tower, completed this year, has a doorman, an outdoor pool and indoor parking.
