Long-vacant 71 4th Ave. razed to make way for 10-story building
A demo crew made quick work of 71 Fourth Ave., the single-level structure at the southeast corner of 10th Street... as you can see from the handy Blogger Portals...
Workers will next turn their demolition attention to the neighboring townhouse at 82 E. 10th St.
All this is to make way for a 10-story retail-residential building. The approved permit shows retail on the ground floor and 12 dwelling units above. The residential portion encompasses more than 24,000 square feet, so those units will presumably be the crucially needed high-end condos. Floors 2-5 will each have two units while 6-8 will each have one unit while a two-level duplex to top things off.
As previously reported, development has been stalled here for years. The previous tenants, including the Green East deli and St. Marx Music (and previously the Atlas Barber School), were cleared out in early 2007. There were once plans to build a 13-story hotel, though the city surprisingly never OK'd that proposal.

2nd Avenue residential complex now complete with renderings on the plywood
As you may know, there are city-approved plans on file for a 10-story retail-residential complex at 24 Second Ave. and East First Street. (Former home of a gas station and pretty good coffee, truth be told.)
Last October, we spotted a rendering for the new project... though not at the website of the architect of record (RSVP Studio) but rather the website for mortgage lender Ladder Capital.
Now renderings grace the plywood surrounding the construction zone...
Turns out it is the same rendering we saw last fall... Hello!
As New York Yimby first noted last July when the developers filed the permits, apartments will begin on the second floor, with four to five units per floor through the sixth story. The seventh and eighth floors will host two duplexes, and the ninth and tenth floors will hold one penthouse duplex with a private roof deck. Amenities include a shared terrace and recreation space on the second floor, and a fitness room, storage and bike storage in the cellar.
Permits show some 45,000 square feet for the 31 residences (rentals? condos?) … and another 5,700 square feet for the commercial space.
Plywood aside, there hasn't been any new construction here to date, as a look through the handy blogger portal shows...
The BP — which was the second-to-last gas station left in the East Village — closed here in July 2014.

Long-dormant East 13th Street lot is back in action; 6-floor new building next?
We haven't checked in on that long-dormant lot at 536 E. 13th St. near Avenue B in awhile ... the site became a dump (really, look) after construction on a new building here caused cracks in the foundation next door.
Now a resident on the block points out the arrival of a new fence ... and work permits at the site...
The new permits on file reads: "FOUNDATION, EXCAVATION & SHORING WORK IN CONJUNCTION WITH THE NEW BUILDING."
Approved plans for the six-floor building note proposed community facility/health care center use in the cellar with six total residences on the upper floors. David Howell of DHD Architecture and Design is listed as the architect of record. Ranga Krishna of East Village Realty is listed as the owner.
