Condos hit the market at former East 13th Street dumping ground



The new residences at 536 E. 13th St. arrived on the market this week... the 6-floor building between Avenue A and Avenue B features 11 homes, which range in price from $1.3 to $1.6 million for around 830-860 feet and one bedroom, according to Streeteasy. (Three of the listed homes are already in contract.)

Here's more on the units via Town:

The condominium consists of 11 residences, with a full floor unit at the ground level and only two homes per floor on the upper five stories. The ground floor residence offers 2 bedrooms, 2 bathrooms, plus home office, and a generous fully landscaped rear yard designed by Terrain Landscape Architects. Floors two through five consist of eight one bedroom residences with windowed home offices, and the sixth floor residences include two full bedrooms.

Each of the rear homes include balconies, while the fifth floor front and sixth floor units include spacious private roof terraces; all with quintessential New York City skyline views. Additionally, each residence includes a dedicated storage room in the basement.



As for the individual units, back to Town:

From the interiors, the beautiful windows allow natural light to wash the entirety of the clean and elegant living spaces within. Each light filled home is enhanced by the feeling of openness and clarity provided by wide plank oak floors, custom doorways and high ceilings of more than nine feet.

The kitchens and bathrooms offer subtle details, rich materials, and high quality fixtures and equipment. Each kitchen is punctuated by function.

A look at the recently revealed 536 E. 13th St.



The new building here just west of Avenue B is in full view (except for the backhoe in the way).

Approved plans — about six years in the making — call for six residential units. We haven't seen any listings yet for what will likely be condos.

Construction watch: 536 E. 13th St.



Just a quick check in at 536 E. 13th St. west of Avenue B, where work has passed the 5-floor mark… on the way to 6. Approved plans call for six residential units (presumably condos?).

The rendering looks like …



It hasn't always been easy at the site… development here stalled out in 2009 … DOB records showed that the construction then caused cracks in the foundation at the adjacent building.

A former next-door neighbor shared this with us back in December 2009:

I lived on the second floor of 530 East 13th until last January. Ours was the apartment with the terrace overlooking this "space". There were three huge trees which gave a beautiful dappled effect on a sunny day. Then in August '08 the so-called construction began. I came home from work one day to discover that all three trees had been felled. Work stalled almost immediately, but by then it was too late, and our apartment became infested with rodents almost overnight. I disposed of 11 mice between August and December (and those were just the ones I caught).

Construction watch: 536 E. 13th St. is finally happening



An update on the activity here on East 13th Street just west of Avenue B... where work recently started at this long-dormant development site.

Approved plans call for six units in the six-floor building. Perhaps it will one day look like the rendering up on the plywood...



As for the actual site, it looks like this...

Long-dormant East 13th Street lot is back in action; 6-floor new building next?



We haven't checked in on that long-dormant lot at 536 E. 13th St. near Avenue B in awhile ... the site became a dump (really, look) after construction on a new building here caused cracks in the foundation next door.

Now a resident on the block points out the arrival of a new fence ... and work permits at the site...



The new permits on file reads: "FOUNDATION, EXCAVATION & SHORING WORK IN CONJUNCTION WITH THE NEW BUILDING."

Approved plans for the six-floor building note proposed community facility/health care center use in the cellar with six total residences on the upper floors. David Howell of DHD Architecture and Design is listed as the architect of record. Ranga Krishna of East Village Realty is listed as the owner.

(Updated) 536 E. 13th Street is a real dump now

All work has stopped at 536 E. 13th St. near Avenue B at the site of a stalled six-story apartment/condo....

The construction here caused cracks in the foundation at the building next door...and now someone is using the site to dump garbage. Thanks, rampant development!
