This nearly block-long parcel on 2nd Avenue is now for sale

The empty lot along the east side of Second Avenue between Second Street and Third Street, the site of an abandoned development project, is now on the market.

Avison Young has the listing for the lot — billed as a "redevelopment property" for "multifamily development." 

The Property currently exists as a vacant lot and owners have purchased offsite inclusionary air rights for the proposed construction of 136,199 gross square feet, including 13,750 square feet below grade. The Property features a curb cut on East 2nd Avenue for on-site parking. 
The resulting above-grade gross square footage reconciles to 122,449 square feet. The Property is planned to feature a rooftop deck and units with sweeping views of Manhattan and the Hudson River, ~10-foot ceilings throughout and abundant light and air on all four sides due to its corner location joined at the junction of East Second Street and Second Avenue. 
42 Second Avenue presents a true, expansive development opportunity with a prime NoHo / East Village address. The scale and location of the Property offer the blank canvas for a premier mixed-use, commercial or residential condo project.

As previously reported (first here), there were approved work permits for an 11-floor mixed-use building on the site of a former three-building parcel.

Gemini Rosemont Development was behind this 100,568-square-foot new building ... the development, using 42 E. Second St. for its address, included 88 residential units and 9,600 square feet for retail.

However, those plans are obviously officially dead as the city moved to revoke the permits. In August, The Real Deal took a deep dive into what happened:
All that stood in Gemini's way was a small-time landlord next door. Robert Proto, however, proved to be a big-time problem.

Proto made unceasing calls to officials for weeks, triggering an audit by the Department of Buildings that found code and zoning issues that had initially slipped past the agency.

In 2020, Gemini Rosemont spent more than $50 million to assemble the development ... buying the former La Salle annex at 38 Second Ave. and Second Street. The $14.5 million purchase of the four-story building was the third of three contiguous plots they acquired. The Los Angeles-based commercial real estate investment company closed on 42-44 Second Ave. and 46-48 Second Ave. (the former Church of the Nativity) in March 2020 for $40 million

The new owners may want to consult with Robert Proto on the project.

Sale of 109 E. 9th St. made official

The five-story building at 109 E. Ninth St. that housed the now-closed Central Bar recently changed hands — as of June 28 — for $3.35 million, according to the @TradedNY account.

No. 109 between Third Avenue and Fourth Avenue features 13 residential units and a retail space. 

The longtime owner was listed as a trust with a Los Angeles address. The name of the new owner has not hit public records just yet.

According to the New York Business Journal: "The property's current zoning allows for up to 15,000 buildable square feet and the possibility for future development or air rights sales."

The Central Bar, the bi-level sports bar-lounge, closed this past March. In a letter to patrons, the bar owners noted: "Our landlord has sold the building and the new owners will not be keeping us as tenants."

Some years back, the address was home to Pageant Book & Print Shop, and its storefront served as a location for Neil Simon's "Chapter Two" and Woody Allen's "Hannah and Her Sisters." 

You can now find Pageant Print Shop at 69 E. Fourth St. between Second Avenue and the Bowery.

Sales: 'Unique and endless' possibilities for this unique church on 4th Street

Through the years we've written about one of the most unique properties around — the San Isidoro y San Leandro Western Orthodox Church of Hispanic Mozarabic Rite at 345 E. Fourth St. between Avenue C and Avenue D.

Well, it's for sale ... again. Curbed first took notice of the new listing (and photos!). 

Per the listing at Leslie J. Garfield:
The possibilities are unique and endless at 345 East 4th Street. The property is currently configured as a former religious assembly space with 30' ceilings on the main floor, a mezzanine space, and an owner's apartment above. Delivered vacant and outside a historic district, with a total of 9,232 buildable SF, this property offers the opportunity to create a large community facility or a residential single-family home. The property presents a unique opportunity for a developer or an end user.
If you don't have the $5 million asking price, then it's also for lease

The property was originally listed in the fall of 2017 with a $6 million price tag. Per the listing at the time: "A new development (of 9,232 SF) could be residential single family/multi-family or Community Facility." There were air rights too.

According to public records, Patricio Cubillos Murillo (there are several variations of this name) is the building's owner, with a deed dating to September 1975. The document on file with the city shows that this building changed hands for $6,000 that year. His
 nephew is now said to be in charge of the property.

It was built in 1892 for the Church of St. Elizabeth of Hungary, which served the Slovak and Hungarian immigrant communities. In 1918, the building became a Russian Orthodox Church (the white-painted wrought iron entrance gate still has a crest with a double-headed eagle), and finally in 1975, a Western Orthodox Catholic Church that sought to practice Mozarabic liturgy, which was used by Christian communities living under Arab rule in early-Medieval Iberia (now Spain and Portugal). The Mozarabic Rite, also called the Hispanic Rite, is extremely uncommon outside of Spain.

The city declined to landmark the building a few years back.

There's hope that an arts organization might take it over... or the new owner could knock it down and build up using the 4,700 square feet in unused air rights.

The building to the east of the church recently sold. The former community center will be converted into residential use.

169 and 171 1st Ave. (home to Momofuku) are for sale

Several EVG tipsters have shared the brief details that 169 and 171 First Ave., located between 10th Street and 11th Street, are now on the sales market.

Here's part of the email that was in circulation late last week:

The listing doesn't appear to be online just yet. Streeteasy has one listing for a rental at No. 171, a floor-through loft-like space now asking $9,300 (and a recent $2k price chop).

48 Clinton St. for sale as development site

Yesterday I noted that 238-240 E. Third St. between Avenue B and Avenue C is available as either a development site or as its most recent use — a theater space.

This is one of two properties that founders of the Blue Man Group sold this past summer for $18.5 million.

The other site is 48 Clinton St. between Stanton and Rivington on the Lower East Side. That rather mysterious building (pictured top) is also for sale.

According to the listing at RKF:

The property can be redeveloped up to 10,000 SF for a mixed-use development as per R7A zoning.

New residential projects include the adjacent 50 Clinton and The Ludlow, which have introduced 280 high-end residential apartments, bringing many young, affluent New Yorkers to the neighborhood.

A PDF of the property — billed as a "redevelopment opportunity" — notes that the four-level space has served as a recording studio.



No. 48 was once home to LoHo Studios, which an array of artists such Joey Ramone, Willie Nelson, Phish, Patti Smith and Joan Jett have used.

There isn't a price listed for No. 48.

Public records show that an LLC affiliated with Blue Man Productions bought the building in 2008 for $5 million.

There's a sponsor unit for sale at 347 E. Fifth St., the walk-up building at First Avenue that also houses Three of Cups on the ground floor.

I don't recall coming across too many listings such as this one on Streeteasy:

An EVG reader shares this info about 432 E. 10th St. between Avenue C and Avenue D, where Chico's mural of Rex, the German Shepherd mix, guards the entry. The current tenant, Expert Finest Company, a carpentry shop, will be closing its doors.

Said the reader: "This ground-floor unit (which includes a basement and a spacious backyard) is uniquely suited for light manufacturing and it is now available. With small buildings constantly being demolished, it's a chance to anchor your business and to build equity instead of paying rent — doggone it."

New plans for a 6-story building at 253 E. 7th St.

A demolition crew reduced the former four-story residence at 253 E. Seventh St. between Avenue C and Avenue D into a lot of rubble late last year.

Meanwhile, plans for a 6-story building with six residences never met with city approval.

Now the developer, BSD Realty, has filed new plans for the property. As New York Yimby first reported yesterday, the developers filed new plans this week with Issac & Stern Architects designing the project — another 6-story, 6-residential building with a penthouse... "its units should average a spacious 1,498 square feet apiece, indicative of condominiums." (Ramy Issac of Issac and Stern is well-known for many East Village projects, including 100 Avenue A and 154 Second Ave... and various penthouses.)

As we noted in February, the address is for sale. The listing is still active at the E Property Group website. Among the options here, per the listing: "Your dream custom mansion townhouse." But it looks as if a residential building is the plan.

Condos hit the market at former East 13th Street dumping ground



The new residences at 536 E. 13th St. arrived on the market this week... the 6-floor building between Avenue A and Avenue B features 11 homes, which range in price from $1.3 to $1.6 million for around 830-860 feet and one bedroom, according to Streeteasy. (Three of the listed homes are already in contract.)

The condominium consists of 11 residences, with a full floor unit at the ground level and only two homes per floor on the upper five stories. At last look in November, the former four-story residence at 253 E. Seventh St. between Avenue C and Avenue D had been reduced to a pile of bricks.

An LLC with a Grand Street address bought the building in August 2014 for $4.3 million. The new owners had plans to put up a 6-story building with six residences on the property. However, the city has yet to approve those plans.

Now this empty property is for sale. It arrived on Streeteasy yesterday. Per the listing at the E Property Group:

We now know what building is for sale for $15 million on East Third Street (hint: buy an alleged illegal hotel and live next to the Hells Angels!)

Back in late October, we speculated about what home was for sale for nearly $16 million on East Third Street. (Read all about that right here.)

Now, thanks to a tip from a reader, we apparently have our answer: 73-75 E. Third St., directly to the west of the Hells Angels HQ. According to the listing, the 49 units in the buildings are going for $15.7 million...



75-75 E. Third St. is currently home to the Sanctuary Guest Streets, the vegan bed-and-breakfast with rooms going for $180 per night.



There are some Third Street residents who have alleged that this is an illegal hotel...(The DOB has received nearly a dozen complaints about the hotel in the last two years...)

And this was also the hotel with the guests who enjoyed relaxing on the bench in front of the Hells Angels HQ.



Perhaps, in the short term, the language should be changed to "not for hotel guests or potential new landlords..."

"Live the uber-bohemian lifestyle"



I've just become aware of a Web site called Cribs of the Crop. Per their bio: "We are a group of real estate investors with apartments for sale throughout NYC. Everything you see on this site is an apartment that we own and are selling directly — we are not brokers."

Here's a description for a studio for sale on East 14th Street:

Live the uber-bohemian lifestyle in this swanky lil' East Village pad. Unit features exposed brick, tasteful interior design (thanks, tenant!), and an ENORMOUS, beautiful, bucolic tree (outside the window, of course). There's also an entirely separate eat-in kitchen (how many studios have that?!), a walk-in closet (or that!?) and this really old, really cool looking woodsy-like floor material that was probably carried over from the old country on some poor shlub's back. Oh, and the apartment is on the third floor in a walk-up building, which is an ASSET: keep your body up to the standard of all the slinky lil' hipsters in the nabe by running up and down the stairs. Old-world wood flooring, new-world body-molding...an ideal combination of the contemporary and yesteryear.


Sort of makes UrbanDaddy sound like The Economist.

Yeah, well, all those buildings are now for sale.



Here's part of the description for 416-418 E. 13th St.:

Sure, it may just look like a hole in the ground now...

This abandoned hole-in-the-ground project at 427 E. 12th Street between Avenue A and First Avenue has been on the market...



At one point five residential floors were going to be added to the existing storefront. Dunno what happened to those plans. Here's the listing:
